Property Ratings at The Village Apartments
On move in day we found mildew, roaches, black mold and bed bugs on top of tons of other bugs (watched a spider crawl out of the socket). The support beams for the porch above us were unattached entirely, we had cracked cinder blocks for stairs out back, didn't clean ANYTHING, water damage all the way into the living room, a moldy and broken down dishwasher, painting over mold in the kitchen, etc. Made us pause our movers for 2 hours that we now have a pending $500 fee over and 4 days later we STILL haven't heard a peep from the manager because she's "off until Tuesday" For some reason a maintence guy came back just to shrug at the bugs and say he couldn't do anything about them; this man was driving through the field out back instead of on the road for some reason and almost hit my bf with his truck as well as REEKING of booze and slurring all his words. We have contacted an attorney and will be going into legal battle with these ppl- THEY DON'T CARE. IT'S NOT WORTH IT.
Lived here for 3 years finally moving out soon. I had enough of things not being fixed. You constantly have to put in request after request and we only have 1 Maintenance worker. The neighbors above are trashy and constantly drinks alcohol and leaves their beer bottles and trash in my area. This whole apartment complex is invested with MICE AND ROACHES!!!!
Don't do it...big mistake..rude and nasty and way over priced to live in trash
THEY HAVE MICE AND ROACHES. THEY SPRAY ONCE A MONTH LIKE THAT HELPS.. THEYRE TERRIBLE RENTERS PEROID. MAINTENANCE IS POOR ONLY ONE GUY COMES OUT BLESS HIS HEART..
i came to look at the apartments to see how they are what the people had to offer. I was trying to over look all the horrible reviews because they're pretty cheap! They had me sign an "application" and see if I was approved. And stuff so after I checked them out. Keep in mind these are models. The closet Handel's fell off! Spiders and roached everywhere. Seemed to be a gas leak and people were sitting drinking around kids on the property. I decided to drive by at night and there was no parking what so ever! Heard loud music and it smelled like weed from where I was. It's just not safe to live here. Please don't do it. It's not worth the money!
Problem after problem with our unit since the day we moved in. Takes them forever to have something fixed cause they have only one maintenance guy. Our place flooded and the next day the carpet guys came ripped up the carpet and cleaned the water but didnt put the carpet back down like it was. They let trashy people move in to our building and they have get togethers every so often to where the people that the ppl that live here dnt have a place to park until late that night. Neighbors above us are constantly smoking weed and the whole building smells like pot at least twice a week. Our lease is up in January and we r never renting from here again and will only have bad things to say about this so called complex that nickel and dimes you.
Have lived here for 9months. While the maintnance is not the fastest when i have had an emergency the amount of time they make it is reasonable. They are very good priced to be in overland park. My budget was low and i called so many places they were.one if the cheapest but also older properties. They have great specials not many amenities but i guess for the price its fair enough. I have not had personally any bug issues although i do see the pest company out here every week so theres must be some somewhere buy hey im not getting charges for it so thats fine by me. Other than not being the most updated property i think the prices and the special i received were great. Havent had any issues like i see most on here. Maybe ive been lucky.
This place is the worst for 6 months we have been asking to get the toilet fixed and for 6 months they have been saying we will send someone right away it was not until I threatened legal action that they sent people in to fix then the bugs are everywhere I've had to buy my own poison to just repel them from my apartments. Also the dryers on sight do not work worst staff ever.
Have contacted multiple times for maintenance requests and they cannot even do the thing you call them for. Windows broken and they have yet to replace and fix! My safety is at risk and they act as if it is not a big deal!! They do not even mow the grass!! I HAVE TO WALK THROUGH A JUNGLE!!! WORSE PLACE!! The office staff are rude and can not even communicate and tell you the some thing different or know what is going on! Do yourself a favor and save your money and do not rent here! They are not well insulated and air is always coming in or going out so the bill is high to even be comfortable. In the lease they even say they will not tell you a time they are scheduling for maintenance. JUST BEWARE!!!
DO NOT RENT FROM HERE! It is a very misrepresented complex. The Management is VERY unprofessional and RUDE. They have no sense of urgency to fix anything wrong in your home. They definitely do not allow you to practice your tenants rights. They cant even prove paperwork or give you copies of your initial lease. This place is a SCAM!
I regret going against the overwhelming amount of negative reviews for this place and moving here anyways. The buildings are terrible. The basement has cracks in the foundations, and one wall is literally leaning inwards. This building is one phone call away from being condemned. My apartment stinks despite the fact that I am a neat freak and clean constantly. The cabinets are literally falling off the walls. The front door has an inch and a half gap under it for bugs to freely wander in, and cool air to escape from. The management is dishonest and will say anything to placate the tenets. Do yourself a favor and find a different place to live. This place is a nightmare.
I moved in June 2014. The apartments are older, but very spacious. The area has lots of shopping areas not too far away and there is easy access to I-35. The neighborhood is fairly quiet but there are occasional problems (car break-ins, UPS packages getting stollen, fights...) Unfortunately I have had constant problems throughout my entire lease. I had a UPS package stollen and someone attempted to break into my apartment with no success. My air conditioner was broken when I moved in and it took a week for it to get repaired. When the weather got colder my heater did not work and it took over a week for it to get repaired. When the weather changed again my air conditioner did not work. They replaced the unit but installed it incorrectly so that it couldn't drain. It would fill up with condensation and would stop working. This went on for over a month and they finally put a new unit it to fix the problem. Now the unit is leaking water all over the closet but I am moving out so I haven't bothered calling about it. There have been so many bugs! The laundry facility is in the basement and does not drain properly and is always dirty. The office staff are not helpful. I'm not sure they log all complaints because I informed them the hall light in my building was burnt out and it took a month to get it replaced. Needless to say, I am happy to move out. I would not recommend this complex to anyone because of all of the problems I had.
I moved into The Village apartments, managed by NFI Property Management, in December 2014. They never showed up to do the initial walk through of the apartment. I informed them that the apartment was missing a smoke detector, plate covers on the outlets and there were numerous holes in the walls and windows, these concerns were never acknowledged by the complex office. In April I went home from work because I was dizzy and throwing up, I discovered I had a slow gas leak. The gas company had to come out and shut off the gas. I had to BEG management to fix it so I could have heat and hot water again. In May the floor started leaking water when it rained, at this time I requested a move to an apartment on a higher floor. I had to all multiple times over several weeks (while the water and mold issues got significantly worse) and finally I was told my request was approved and they would call me with a move in date, I am still waiting for that call and it’s the end of July. After a few weeks it got so bad we had to move my bed into the dining room. After a few more weeks it got so bad I could no longer live there (the mold was making me sick), so I am currently paying rent on an apartment I cannot live in and for a hotel. The manager of the complex will not even talk to me face to face, and NFI does not return calls. I have put in my notice to move out but I do not want anyone else to go through this headache.
I live on the third floor, which is absolutely perfect for me since I don't have to listen to people above me. Off my deck is a straight forward look right down to the pool, which I love because I can see if the pool is busy or not. The workers there are always willing to help me whenever they can.
I've been here for 3 months now. Ever since I've been here I've experienced the following: 3 months of roaches all over my apt. Did not get access to mail box for 2 months No working laundry facilities Sink leaks Back patio door fell off Blinds do not work Drain does not work in bathroom
no laundry facilities...they say there is however they are not kept up and the office refuses to have anything to do with it, expect to pay at least 80.00 a month for water or sewer, office refuses to provide corporate number and the two swimming pools is a joke only one is ever open, high office turn over so don't expect much help from office staff
They do not have working laundry here, you will have to go either to a laundry mat or friends house if you want clean clothes, there are no paid utilities expect to pay about 80 dollars for water/sewer bill and electric will be really high because of poor construction and office staff unwilling to fix also huge roach problem
I lived there for around 4 yrs and my last yr was the worst since the new Manager took over, im not the only one that feels this way my neighbors are getting ready to move out bc instead of living peacefully in this place its completely the opposite.. i had several issues with roaches, water leaking, bad insulation,toilet backing up etc and i called the office several times and they did nothing to fix things. the manager keep ignoring all the requests. i asked to speak to corporate woulnt even give me the number or even tell me the name of the corporation. This place used to be a nice place to live but not anymore.
