Property Ratings at The Village Apartments
Limited characters here so I'll be quick. I lived here for 2.5 years out of convenience not choice. I never had cold water, when someone in my building had clogged toilet it would clogg mine, when someone would plunge their toilet it would plunge mine. Maintenance cannot fix anything. Everything I made work orders for ended up breaking soon after. Leaks, closet door, and toilet. They took my toilet out 3 times to fix my clogged toilet which never worked. They told me the clogging and not cold water was because their system was old and needed to replace it. They instead got new door locks and a big beautiful new clubhouse. My bathtub would spew out sewage on occasion. They tried to fine me for other people's dog waste. I called them about other people's dogs pooping infront of my apartment and they did nothing. I didn't even own a dog. They were awful too talk to over the phone and they were not professional about serious questions. I understand it's the cheapest in that area but it's so not worth it.

We are truly sorry to read of your distressing experience at our property. Our priority is tenant satisfaction, so it is absolutely disheartening to learn that we were unable to meet your expectations. Please know we take maintenance issues very seriously and your feedback is valuable. We sincerely regret your negative experiences with us and hope that in the future, if given the opportunity, we can make amends.
We have had such an issue once we moved into our 2 bedroom. So many earwigs crawling around and constantly having to kill them, mind you we have an INFANT!! When we first told them about our problem, the people who work in the office said that there were more important things to be taken care of than our bug problem. They don’t care about you, whatsoever and just want your money.

We're truly sorry to hear about your unfortunate experience. It's certainly not the standard we strive for and can assure you that your concerns are of utmost importance to us. Please don't hesitate to reach out directly so we can address this issue immediately and get your experience back on track.
Should not be priced anywhere near what there asking for. Refrigerator that looks like it was made in the 90's, with parts that are stained yellow from age. No dishwasher, thin walls, cheap bathroom sink that started falling apart within 1 year. Bad quality kitchen and bathroom counter tops made out of cheap wood that will swell up from water and the caulk used around the edges will surely peel. Old toilets that were literally made in the 90's that have stains that cannot be removed, same with the bathtub. Shower walls that crack and peel from the bad build material used. Will not be renewing my lease, just check out the amount of available apartments, there are a lot available for a reason. Nothing about these apartments make it worth anywhere close to what there asking for.

The units from Beck Road and past the office are the oldest units built. Sometime around the 1970's. The garish fake gold and brass accents on a type of brown that doesn't exist outside of the Brady Bunch home is a testament to that. Now one would think the 40+ year old closet doors, oven vents and cabinets would be one of the first things The Village would want to address. Instead, they focus on new roadsigns and flower beds. Because it's The Village. So, of course they would. Years upon years of heavy rain dripping into the now decayed window seals can be fixed *(by The Village standards) with the cheapest gutters money can buy. Yes, sir! That pesky mold in between the panes of glass, the black mold and damp in and on the walls and the sill's so rotten that only the power of prayer is keeping the windows from falling out of the frame? Not a problem anymore! Because we have gutters! One of the smooth brains in management decided we needed new furnaces (despite the furnace being the only reliable thing in my unit). And so, they got to work! After knicking several areas of my walls and moving the temperature guage to make yet another hole they could sloppily add spackle to, I'm now the proud owner of a furnace that...works just as well as my old one! Joy of joys! Oh, and a wall full of spackle that hasn't been sanded and repainted after four+ months of the job being done. All part of the magic here at The Village! Ah, yes. The paint. See, The Village spares no expense when it comes to roadsigns and flower beds, so we get paint that stains when you look at it sideways. "No problem!" you say. "That's what those wall eraser's are for!" Oh, how wrong you are, my friend! The Village somehow managed to make paint made purely out of the cheapest whiteboards know to man. Once stained, they're stained for life! But The Village is always on step ahead. After all, why take care of it properly when you can just paint right over it! 15 coats and counting! But wait! There's more! I'm on my third air conditioner in my third year of living here. Why's that? Because The Village doesn't believe in the words "new" (unless it has to do with roadsigns and flower beds) and so we get 20+ year hand-me-downs that are programmed to die the instant we get a heat wave. Will you get heat stroke in your own apartment? Well, come to The Village and test your luck, friend! The Village. Where the lunatics really are in charge of the asylum.

The staff is friendly and my apartment is generally in working order. However the neighbor (who doesn't work)moved their TV into their bedroom which is right next to mine and plays it constantly. I have complained dozens of times over months. I have suggested Bluetooth earbuds but the neighbor is uncooperative. Management tells me that I must deal "with a certain amount" of noise. The 1 BDR apartments are only 2 rooms and I can't get to sleep on time at night or rest during the day in the bedroom. So no, I can't really deal with it. Time to hit the want ads.

Excessive amounts of black mold and they do nothing about it . Save your health they should be sued

Please contact us at feedback@edwardrose.com so we may patiently listen and address this matter with you directly. We appreciate your time.
I work overnights, and need to be asleep during the day. I was forced awake my workers pounding on walls right next to my room, and very loud power tools. I spoke with a person on the phone, and they did absolutely nothing to make them stop. It’s absolutely unfair that I pay good money to live here, and yet can’t sleep, or even focus for that matter, with power tools and hammers being slammed directly next to my window. I need to be asleep during the day, and now have to go to work feeling like a zombie. This has been going on for over a week, and there’s nothing I can seem to do to be able to sleep for even an hour let alone 6. If you prefer peace and quiet on your off days, or if you work overnights, DO NOT COME TO THIS COMPLEX. They don’t care about you in the slightest. It’s a shame I just signed a lease to live here for the next year. Buyer beware of terrible living conditions in the rooms!!!
It’s been good - it being our first place we’ve enjoyed our stay and we have n really complaints. Happy with the rent.

This place isn’t even worth one star. The apartments are so dumpy. They are always filled with all kinds of bugs. The smell. Maintenance is the absolute worst. They are always several months behind and never fix what you need them to in the first place. Management is horrible. You have to yell and scream to finally get anything you need from them. TRUST me. Stay as far away as you can. No price is worth this awful place.

I am having an absolutely pathetic experience with the management of this apartment. My lease is getting expired in a couple of days for which I have been following for a renewal since last 3 weeks, however they have not provided me the updated six months lease yet. I have been following them almost everyday and left countless voicemails by sacrificing my work time; however, the management has completely ignored the my request for such a long period of time and this disgraceful service from this staff has given an extreme mental and emotional trauma to me. I have never come across such an unprofessional and careless attitude anywhere yet and I am immensely disappointed with this experience.
Property Manager at The Village Apartments, Responded To This Review
Thank you so much for sharing your feedback. We’re so sorry to hear that your time here at The Village in Wixom hasn’t been positive; that’s not at all what we hope to hear! Our team works hard to try and make sure each resident can happily call The Village in Wixom their home, but is always open to hearing more about how we can improve. If possible, would you be able to stop by the office to discuss with our team in person? Or, perhaps calling our office to directly talk with management? We’d love the opportunity to think through some solutions with you!
I have been a resident here for over four years. Three weeks ago I mailed my rent check, but the post office ignored the zip 4 code and tried mailing it to the wrong city. My fault, I wrote "West Bloomfield" instead of "Bloomfield Hills". Unfortunately, the landlord (Edward C. Rose Properties) has a rather unforgiving policy regarding late rent. Five days late, and it's $25. Another five days results in an additional $50 charge. Five days after that, they threaten you with legal action. Other than the late rent policy, I have no complaints regarding the apartment or the grounds, other than the lack of sidewalks, but it's either sidewalks or trees, and I'd rather have the trees. Most of the residents actually get the trash in or near the dumpsters, so the grounds remain generally clean. Also, their built-in sprinklers are actually directed towards the lawns and not the sidewalks. To my knowledge the sprinklers don't operate when it is raining outside, which is a novelty in an urban area nowadays. Make sure to get the pre-addressed envelopes in the office, and have auto-pay set up as a contingency plan.
I would like to give review about the leasing application system which has been recently developed. My experience is pathetic. Now, with the new application system, you can only apply when the apartment becomes available on the website; otherwise, you have to wait for like forever and check the website like every hour (as if you have no other work to do) Now coming to my experience, I managed to find an apartment on the website yesterday after waiting for almost a week and I immediately applied for it. My application went through successfully and I was hoping to get a call for further details. But here is the catch, after calling them I got to know that someone already took the apartment and I have to monitor the website for next available apartment. I was like, my application was already being submitted successfully in first place and I can also see the leasing info and move-in charges which I have to pay for this apartment, how come I did not get the apartment? If these is an issue from you end, why as a customer I should suffer after fulfilling all the requirements? is that how the best customer service experience you are striving for? I was under the impression that I have received the apartment. Why would I spend my energy and time to keep on looking for new apartments when my application is already being submitted and approved for that apartment and is present in the database. If it is your fault, you should fix it and allocate me the apartment. This is really frustrating!!!

We're unsure as to why you feel this way about our community as you were able to move in to the apartment you selected. If you still have issues with our community, please contact our office.
I’ve lived at the Village Apartments for 5 months so far and I have to say I have had no problems. It’s a great starter apartment, especially for the young. Apartment size is small but if you are just one person, it’s enough space to be solo. Neighborhood is great, stores right around the corner, and in every direction. I was hesitant at first because of some of the reviews I read on here and elsewhere, but it’s honestly an experience you have to do for yourself I guess, because mine have been good so far. The walls are thin, sometimes I find myself tip toeing because you can hear so clear at times but you get what you pay. Plus they are a bit older apartments so I don’t expect hardwood, sound proof floors anyway. Here and there you may hear loud music outside or through someone apartment, but that’s all apartments in general. Overall, I’d give it an A.

This place is a good starter apartment however I’ve been trying to get in contact with the leasing agent for a couple days now sending them emails with no response to any of them. I work during they’re hours of operation so I am unable to go into to the leasing office!

This place is awful- Don't count on gettting anything fixed in a reasonable amount of time. During the winter they don't plow and when they do they will plow right into your car. I've had to miss work from not being able to get my car out of the parking lot. The rent may look like a good thing but you get what you pay for. My car has been broken in to twice and I've had things stolen from my apartment when they were doing "repair work" while I wasn't home. Save yourself the headache and pay more for a better place. Can't wait till my lease is up and I can run and never look back

They promised me an apartment in Dec.2016 that I was to get in Jan 2017 which didn't come through. I have been a resident here for almost 3 years, just wanted to upgrade to 2 bedroom. I applied, paid the $50 application fees, they Called a couple of times "promising" to get me an apartment, but they never did. I was shocked last week when I checked online my application has been cancelled, I know applications "expire" after 6 months, it is not 6 months since I applied for mine. Away I don't need the apartment now, all I need is someone to apply my $50 towards my next month's rent.

Unfortunately, from your review alone, we do not have enough information to reach out to you. Please reach out to us at the Leasing Office so that we can have this addressed and resolved. Nice price for a starter, but tight space, thin wall, poor service sometimes. Thing to warn: the apartment has a very very poor way treat its residents on a couple of things. It often get worse if you travel often or long. 1. For any late payment, you never get any text/email/phone notice, you may directly receive a high penalty/court hearing notice in you mail. 2. You car might be towed without any text/email/phone notice during your long travel, 20 days put to sale. Rude attitude very often, sometime they give you a number to call to discuss, but the number often cost you hours to reach the right people, mostly busy and forward to automatic voice box. Don't save those 200-300 bucks if you want to live a better place and be treated decently. You lost even more if the above 2 things happened.
Property Manager at The Village Apartments, Responded To This Review
Thank you for your review and I am sorry to hear that you have had some frustrations here. Regarding late payments, we do have an online payment system that allows you to make automatic payments. This helps so that a resident never forgets to pay, and it occurs automatically even if the resident is away or out of town. Occasionally, immobilized or unlicensed vehicles within the community are towed. Prior to any towing, we notify residents 72-hours in advance by putting a sticker on the car. If a resident is to be traveling or away for an extended period of time, it is important to make the office staff aware of this for this reason, as it states in the lease agreement. This will ensure that your car can be accounted for. If you have any additional questions or concerns, we welcome the opportunity to speak with you. Please give us a call at (248) 624-6464. –Manager, The Village Apartments
the walls are paper thin, the parking is a nightmare, the low rent attracts people of a shady nature. I have watched people climb the balcony's and Jimmy the door wall open while waiting for police to arrive. when someone gets evicted they throw all their stuff out on the lawn which looks horrible. the rent is low but remember you get what you pay for. it is no wonder the police call this place little Pontiac.
Property Manager at The Village Apartments, Responded To This Review
Thank you for your review. We are sorry to hear of any negative experiences here. This apartment is great for the price! Quiet, friendly neighborhood, nice size pool and convienent access to laundry, friendly staff. Minutes from the freeway and 12 oaks mall. I recommend this place to everyone! It's everything plus more I was looking for.

This is a great apartment for starters. Very inexpensive rent in an awesome location, however because the rent is cheap the quality of the apartment is as well. Very small with hardly any storage space, outdated appliances and the walls are paper thin!!!! So if you're looking for an affordable place in a safe and nice city this is it! Just don't expect any luxuries or privacy!
I lived at Stone Ridge for two years, moved to another apartment complex, and recently move back to Stone Ridge. The office staff, maintenance, and grounds keepers are very professional, friendly, and work hard at keeping Stone Ridge a great place to live. I like Stone Ridge Apartments because the staff is respectful of tenants concerns and will set appointments for routine and special maintenance needs. The apartments have a great layout and are close to malls, I -96, and the growing town of Wixom! Thank you,
My apartment is on the third floor, and is one bedroom, one bathroom, and has an sliding class door that leads to a balcony, witch I like to sit out on. It fit's well into my budget. This place is affordable to all renters. It's like being at a resort it has a huge pool, witch is a short walk from my place. It well maintained, and is keep very clean, as is the place all over. The staff are very friendly and very helpful. This location is convenient to all the local shops, and all the major stores. I am now one of the village people. all the best Thomas, at Wixom
My apartment rent is cheap.the maintenance team are very good and they are always ready to fix problems in our apartments
This apartment is great for anyone looking for their first. It is small, but not too small for two people. I like to cook and the kitchen is pretty small, but I make do with what I get. The air conditioner is pretty good but only a unit in the wall so only the room it is in gets cold. overall, with all utilities included except electricity, this apartment is good for the price.
The only discrepency about my apartment is that we are not allowed to barbecue any where on the properties in Wixom and that the sports bar across the street is closed due to a fire. I hope that they open that place back up!
