After over a year of constant change of personnel in the management office we finally have a Manager who is competent and cares about more than the numbers. Anthony has been here since February and since his arrival there has been a definite shift in the attitude of myself and other residents. Paired with the hard work of Mario hopefully we have a team that will be here a long time.

While the building was going thru renovations last year the lack of oversight and sloppy repais were loud and disruptive for residents. All these events culminated to pipes bursting Christmas day in Building 2. Half of the resident have left and Greybar is having a tough time filling residents. Bewared. Building 2, where I'm living, has weak heat and the walls are so thin I'm able to hear my neighbors conversation.I'm not going to renew my lease.

Greystar bought the Village 7/1/21 - 20 months ago. Yet it still has not figured out how to make the TVs work on the exercise equipment - which face away from the gym on the wall. The promised gym “remodeling” still just a dream for tenants for tenants. Some day. Until then, prepare to hold your book while running on the treadmills which increasingly seem like props to lure tenants at the highest tenant-turnover property in Westchester.

It is always a good idea to speak to existing tenants before signing a lease but particularly with this property. These apartments are overpriced, physically neglected, and mismanaged by constantly changing staff. The families that remain here do so simply because their kids are in school locally. There is open conversation on the elevator about trying to leave. This property was not built well and eighteen months of under-maintenance means more and more facility problems. So, underpaid contractors in the hallway are a constant. Ask current tenants tough questions and explore all of your options.

The most poorly managed building property in Westchester County. Greystar staff come and go like the seasons of the year. No communication between Greystar Management and the residents. Not a luxury property at all.

Just moved in to this so-called luxury building and I regret it 100%. Lots of promises and nothing gets done. Goldman Sachs, the owner, is not taking a proactive approach to their investment. Resident floor not fully painted and no one knows when it will be completed; residents lounge is a mess, not completed; Greystar property manager resigned and I understand this has happened a few times before I moved in so their is no one in charge; no package room and no concierge, no nothing. To live in this place and pay the sky-high rents, I must have been completely nuts. Steer far away from this property and look elsewhere. I was attracted to the property because of its location but once you start living here, you realize it was a big mistake. Everyone at Greystar employed at this location QUITS after a few months, I mean everyone.

No actual tenant gives this facility a good review. This web site should try to verify any favorable review. There have been 7 building managers in the 15 months that Greystar has owned it. The leasing manager quits every two months. There have been 4 new maintenance guys. Greystar cut the maintenance staff in half and eliminated building improvements. The "contractors" are slow and incompetent - so 4 apartments were flooded on Xmas day, the garage ceiling is falling on cars, the common areas are neglected, exterior doors are kept unlocked, and the owner is unreachable. The location is the only reason that tenants are here.

The community team works with its residents to be as helpful as possible. Their awareness and understanding of the building, its processes, and the neighborhood have added to our day to day. The team (particularly Justina, Dasha, Bree, and Mario) greet you with a smile and are so wonderfully helpful and courteous. I do recognize and appreciate how patient the team is with residents, including if we have repeat requests or follow ups. Especially, considering that they appear to be a small team supporting a large building with many resident requests, in addition to a building wide upgrade and installation of EV stations projects. I hope that the property owners and Greystar continue to do a nice job supporting their (and adding more) staff for maintenance and community management as the building takes on more projects/initiatives.
Many thanks to Greystar’s management team, Justine and Sasha for their leadership, interpersonal skills and attention to detail. Presently, the building is undergoing a complete renovation, painting, new hallway rugs, redesign of the sitting area among other improvements. For the electric car enthusiasts, there are plenty of charging posts throughout the garage. The apartments when compared to new construction buildings are quite large with central air conditioning and heating and a well appointed kitchen, laundry room, and bathrooms. Should something break or need to be replaced, maintenance is on the job and the issue is quickly resolved. The residents are all professionals, doctors, lawyers, financiers, and industry people, making the building quite pleasant. Over the past year, we seen many families with children move to the property taking advantage of the location to the Bronxville School and St. Josephs Catholic School. If you work in Manhattan, your in luck! Just cross the street and in 24 minutes MetroNorth will take you into Grand Central. The Village at Bronxville is a great place to live, within steps to restaurants, hair salons, banks, grocery store, CVS, and many specialty stores. No need for car to go shopping in town. And lastly, the building is quite secure and very apartments has smoke detectors and sprinklers. So as you can tell, I am very happy to be The Village at Bronxville and renewed my lease for another year, I would have preferred 2 years but maybe that is something that will happen in the future. Well done Greystar, I see many positive changes, so thank you.

Greystar pays its staff nothing so every month someone quits. It similarly neglects its buildings. Building manager is powerless and disinterested. Tenants are simply here overpaying because of local school.

Greystar bought this property in July 1st, 2021. Since then rents have been increased 25% while services have been cut by more than half. We have had 4 different leasing agents, three different property managers, and the maintenance staff was cut in half - and has since turned over three times. The carpets are duty, the common areas are full of mildew, the fire alarms go over regularly at odd hours, and tenants without kids in the local schools are all leaving. Unless you too cannot leave the schools, you would be wise to consider other local options. If you visit The Village property, I encourage you to ask tenants what they think of it - and how it continues to decline.

Hi there, I would like to get some more details about your experience with us. We are in the process of adding a beautiful package room and remodeling our community.
My Friends, I write this review with sincerity to make you aware of this property before you sign a lease. The Village at Bronxville is owned by Goldman Sachs, a global broker dealer. Since the takeover and sale from Avalon Properties, Goldman has done nothing to improve the property. Meanwhile existing residents rent increases are in the 20% range, in dollars from a low of $12,000 a high of $20,000 increase in one year depending upon the apartment. And when your lease is up, call your bank for a line of credit because you are in for a BIG $$ SURPRISE. Many residents have left to rent at other properties in Bronxville due to the rent increase. It has been just about one year and there has been little improvements, certainly NOT A LUXURY APARTMENT like in Manhattan. So, if you are interested in paying between $50,000 to $100,000 in rent, plus incidentals (parking, electric, water, pet and gym fees) to live across the street from Metro North, than by all means become a resident. The entire building needs a workover-i.e. water heaters, appliances, and windows due to drafts in the winter. When you are paying this kind of money, you deserve the best and NOW, not later. By no means is The Village at Bronxville a LUXURY property.

Although The Village at Bronxville (formally The Avalon) is centrally located; and the residents are all professional with busy careers- doctors, lawyers, and finance professional, there are MANY PROBLEMS that its owner, Goldman Sachs Asset Management has ignored and failed to communicate to the residents. Why? We are all lost for words with the lack of communication. There is much unflattering chatter among the residents how this property has deteriorated since the acquisition from Avalon Properties and how we can collectively use our influence to force change. The residents were promised a Concierge, there is no concierge; the residents were promised a package room, there is no package room, forcing residents to search high and low for their packages every day; the garage door frequently is jammed open since no one can figure out how to fix it leaving expensive cars unprotected from outsiders; the access garage door has been broken for two months, never fixed and remains open for anyone to walk in to our property; hallway carpets are stained, worn, and old; hallways need to be repainted; door locks to the individual apartments are breaking down and need to be replaced. These problems are just a small list of what needs to be done. So when you take all of these issues into consideration, please tell all us where is the value added? There is no value added. Many of us know, the Greystar staff on location have their hands tied and cannot correct any of these problems unless Goldman Sachs Asset Management, the owner, authorizes fixing these issues. So far, the residents are not impressed and there needs to be written communication from Goldman that these items will be addressed. That certainly would end the chatter among residents and would warrant the skyrocketing rents being applied to the existing residents.
