Conroe is located in Montgomery County just north of Houston. Since Interstate 45 travels through Conroe and leads into Houston’s business district, residents prefer living in this suburban neighborhood and commuting to work.
It’s no secret that the cost of living in Conroe is lower than Houston. The city is attractive to many renters because of the reasonable commute times, and it’s only a seven-mile drive to Lake Conroe, a popular outdoor recreational area.
There’s a lot going on in the city – you just have to know where to look. Locals enjoy exploring the Sam Houston National Forest, which covers 163,000 acres of land and is the perfect place for camping or a scenic hike. After a lovely dinner at Red Brick Tavern, locals look forward to a musical at the Crighton Theatre on North Main Street. The Heritage Museum of Montgomery County is a great place to go and learn about the city’s evolution through the decades – and it is right next to Candy Cane Park.

Property Ratings at The Village at Caney Mills
Please avoid at all cost this has been the worst experience that I have ever had leasing a home from any organization. I'm sure that after this is brought to their attention by these public means they will follow-up with another post expressing concern about the matter when it shouldn't have even come to this. This community is conducting in fraudulent bait and switch practices of false advertising showing a decent home then giving a fraudulent story about the property you viewed only to be upsold on a non renovated down grade that smells like raw sewage and infested with spiders and other critters.
Nice property, peaceful, safe, and well thought out. I like the city experience in the middle of the country. Makes for a pleasant experience.
Village at Caney Mills is a great community for you family. Nice and quiet.
Quiet and peaceful place to live. I hope that doesn't change because it's getting harder and harder find a decent place to live that is worth the money you pay.
The community is a great place for children to be kids, play outside, ride bikes & enjoy being a kid.

Awww, thanks friend! We really appreciate your kind words about Village at Caney Mills! Thanks for taking the time to leave a review. The Village at Caney Mills Team
I have been a resident of The Village at Caney Mills for 9 months now, and have had nothing but unresolved issues each week since moving in. I was drawn in by the idea of living in an HOA controlled community where I could feel safe and at peace in my home and neighborhood. However, none of the rules are actually upheld, and the police visit frequently because you are living around neighbors, both young and grown who treat it as their personal playground. I have had neighbors shoot fireworks at my house and damage my garage door, causing it to need repainting. Children play on/around my vehicles in my driveway, using weapons against each other in the street, and adults on off road dirt bikes will speed up and down the street at whatever day or time of night they please. Multiple dogs not on leashes have also roamed free on my rental property and defecated on my front lawn left for me to pick up. I’ve had to call the police on my neighbors for harassment, property damage, and needed to purchase a security camera after only 4 weeks of living here. Shortly after buying one, it picked up some suspicious activity of a neighbor running up the driveway of my next door neighbors house, and sprinting back after a few minutes to quickly close their garage door that they opened and ran out of. After we saw police outside, we shared the video with my neighbor, and they claimed that they had broken into their house and filed a police report. Both neighbors ended up quickly moving out after that incident, and the community tried to pass off the two houses as “brand new” again to rent to new tenants. I have a list of emails, videos, and police reports that have all been shared with the office of this community, dating back to the first month I moved in and nothing has changed. I was assured that I would see “big changes” but at most a few emails have been sent out to remind the residents that this behavior is not allowed according to the HOA guidelines. However, they just get laughed at and disregarded by the residents as behavior is repeated while the same email gets forwarded and ignored. And if you are not playing along or okay with these activities, you will be called out and insulted by neighbors every time you walk outside. I have lived in multiple places, and nothing comes close to the disappointment I when coming home to a place like Caney Mills. I would HIGHLY suggest looking elsewhere.
