Property Ratings at The Village at Eastpointe Apartments
I have lived here almost 3 years and when I first moved in it was another company and they were fabulous about taking care of issues. This new company that has been here for about two and a half years is absolutely horrific and does not care about their tenants. In the last two and a half years I have put in a maintenance ticket about my AC at least 27 times and it still doesn't work properly so they finally agreed to replace it but they told me I have to wait like a week until they get the new AC because they have to get corporates approval and then order it and then wait for it to get here and then have somebody put it in. On top of the fact that for dishwashers later and I still don't have a proper working dishwasher. I've had them come do my kitchen light a few times it still does not work properly. The office staff is also talks down to you and is not nice.
Nothing good to say about this place Poor management and maintenance.
Ac always breaking abd they dont change it. Paying absurdly for electricity because my ac is always running. Rat infested. Homeless people roaming around sitti g on stairs and under stairs. Car theft.
These are trashy apartments. You never receive a washer or dryer and yet they still charge you for them. The leasing agents are extremely rude. The AC breaks at least once a month and doesn’t get fixed until 3 weeks out.
Worst place to live. Literally if you enjoy fighting with your leasing office stay. Or maybe if you enjoy mold in your apartment this place is for you! Oh an don’t get me started about the construction that starts at 9am everyday while they redo other apartments and charge me the same price for an Unrenovated apartment. Someone should call better business bureau Cuz this place is a joke. If you’re looking at this place because it’s the cheapest thing around well that’s what your gonna get do not move in here. Wish I could put 0 stars tbh.

I’ve been living here for 5 months with nothing but disappointment. The leasing office are the worst people to deal with, they never have an answer , they constantly lie about work orders and timelines , they do not care for residents, they NEVER answer the phone, they just blatantly do not care. -The work orders take forever to complete -the parking lot is extremely small -they tow vehicles and even if they are wrongly towed the front office will do absolutely nothing -there is dog poop everywhere -they try to charge me because they had to change my lock because they didn’t have they’re copy of the key. -there is no functional living space/storage in the apartments (No room for towels ,dishes, utensils,) -There is one light in the Entire apartment If you plan on moving here bring a lamp for every room -the outlets are not new AT ALL and are terribly loose Please stay away for your sanity . The updated apartments are very pretty but that is the only thing good about it here
LIVE HERE IF YOU - love to live with MOLE - love to wash the dishes with your hands not dishwashing machine - love to see dripping water from ceiling - love to see TRASH everywhere - love nasty dirty laundry room - love to swim in the pool that never been clean. - love to be charged twice for TRASH - love to live in the DARK (no light in your APT you need to have floor lamp or table lamp) DARK HALL WAY
If I can rate this zero stars I would. Management is extremely rude and unmerciful when its about payment. I was charged a 120 nsf fee because their payment processing system had charged me twice and all they could say is we can't do anything and you have to deal with it. I would not recommend this place to anyone I regret living here also the parking lot is very small so your car will get hit just a warning for anyone looking to live here.
I would not recommend this apartment to anyone. It is very expensive only because it is near the beach and square footage is very little. Maintenance here is terrible and they never come when you put in a work order. and the manager of this property is no where to be found so your a basically screwed.
I've only been in my apartment for 4 days and I am very unhappy. For the amount of rent I am paying monthly things should be perfect and I should not have to get attitudes from Leasing office about things that should have been done prior to move in. As a professional I expect the same level of professionalism from others, if you don't want to do your job and provide residents with respect then QUIT!!! FYI::::: Ms. Ramos in the Leasing Office is amazing and very helpful.
I’ve lived here for 5 years plus and it has been the worst experience living in this apartment. Work orders not being completed and keep getting the run around. Nothing being done under new management and they don’t care about the residence needs to live comfortably. I wouldn’t recommend this place to anyone, thinking about breaking my lease. Not happy at all!!!
Everything about this place is bad, they show you a sample apartment that looks wonderful, then the apartment you move into is totally different, maintenance is horrible, nothing gets fixed, there is no assigned parking as advertised, all those pictures that are listed are doctored, don’t believe nothing this place advertise, they changed their name from green tree apartments to east pointe village, this entire place is a dump, the place is old, do not move here, the new management has recently tried to double charge all the tenants for the past 3 previous utilities bills, you need to show proof of payment which is ridiculous, it’s apart of your rent, so if your rent is paid, why wouldn’t the utilities paid, why do residents need to prove this, when it’s on file, & like a previous reviewer posted, there is mold in these apartments, the laundry facilities don’t work, it’s just horrible, this place needs to be demolished.
I’ve been a resident for 4yrs and I DONT recommend at all. There’s always an issue. We pay for the valet trash service but they don’t come on the scheduled days and then the leasing office threatens the residents with a fee if the trash is left in the designated bins. Parking sucks and if there’s no parking available they have vehicles towed. The maintenance persons are never available after hours for emergencies. The water is always being shut off for a “water main break or a valve break”, with no real notice. This week alone it’s been shut off twice. There have been little issues throughout the years but since the new management company took over it’s been ridiculous. Don’t call corporate because they’re no help.
Green Tree Apartments is not a trust place to live, when I have first moved into this place I tought it will would be a good place to be. My Apt it was infested with roaches, it took me and husband to get rid of the roaches about 8 weeks after we moved in. There's a hidden fees over the Utilities Bill's, like Valet Trash and Administration fees for using the Utility's . The Parking lot always is flooded when it rains, you have to wait 3 hours to get into your car. I do not recommend this place to no one, after living here for 2 years we have enough. Try to find another place to live because they steal your money, also if the lease expires 2 days before the end of the month? They will charge you prorated rent . This place is a Scammers ??

If you want to live in black mold, take cold showers, deal with the worst management, have the black mold give you a chronic illness, move into dirty conditions, have a pool that the government literally shut down because it's so dirty, have no where to park, then this is the place for you. You'll see furniture out on the curb and by the dumpsters everyday because people are moving out. They even give you an option to pay twice the rent to get out of the agreement because they know they're awful. There's never anywhere to park and loud pool parties at night. Worst living experience of my lifetime.

Not sure where all of our expensive rent goes. The grounds are always dirty, the grass is dead, the landscaping is never cut or well kept, people don’t curb their animals but it’s not like they could (there are no waste receptacles anywhere), and half of the machines in the laundry steal your money (when the card machine is actually functional.) And there’s never any parking! Save yourself the headache and live elsewhere. Edit: December 2018 My dishwasher has been broken about five times. I call for maintenance and they bandaid the malfunction and nothing else. My air conditioner has also been broken three or four times. I called for maintenance, they bandaid the problem with actually fixing anything. The plumbing in my tub had backed up twice, bringing brown water into the tub. That then caused my toilet to back up twice leaking onto the carpet. The mailboxes are in disrepair and the keys hardly work to open them. My front door lock is the same way. The laundry machines are broken and steal your money. They allow bulk garbage to be dumped into the dumpsters, and leave the dumpster area full, so the garbage is in the roadway. They contracted with a towing company to tow residents’ cars for expired decals or parking in backwards. You would think they would focus on the actual problems in the community or not want residents to waste money on tow companies in order to make rent. DO NOT RENT FROM THIS COMPANY.

Hello, We are sorry to see your expectations are not being met. We take pride in ensuring our community is well maintained and residents are our top priority. We would like to speak with you in detail about your experience. Please contact the office at 954-772-6901. Thank you
Nasty rude management. Shoddy maintenance. Broken down dirty washers and dryers in a fifthy laundry room. Landscaping is an eye sore. Pool care not up to par. Old appliances. spray painted bathtubs. High rent and expect an increase of 60 to 100 dollars every year. Allocated water bills-no separate meters. So you know you are paying more then what you are actually using. Took away the protective panel against the elements from the patio, so therefore when it rains your patio gets all the dirt and water coming in. Always filthy. Must pay pest fee every month but will not spray unless a request is put in. Roaches galore. Was tired of them competing with me for my food. Should I say more? Yes but I won’t. I don’t have the strength. Don’t rent here . You will regret it.
Bad customer service maintenance takes forever no on ever answers phone police are always here
I presently reside here. My fair and honest assessment of this place is it is not entirely the worst place to live, but if you can afford it there are far better options out there. Management is mostly late for work but they will surely leave early. When you call the office they will sit right inside and let the phone ring to voice-mail, then it will be a day or two before you get a reply. You pay for everything here nothing is included in your rent. They have a ridiculous way of splitting up the water bill because it's just one meter, and the property is the one that bills you for the water and determines how much you should pay.. water bill is extremely high here sometimes even more than what you would pay for your lights. The property has an 8 unit grouping per apartment building. They divide your water bill by the amount of rented units on your building and then send you a bill for water, trash (which you have to take to the dumpster yourself) pest fee (the apartments are filled with little bugs and ants) administrative fee and service fee. Where it's located is directly across from the freight train tracks, so you would need to get used to hearing those pass by quite often. The kitchen is terribly small it is impossible to open the refrigerator and the stove oven at the same time. It's just a little cubicle. The room space is decent so is your other living areas. It is quite expensive for a single unit. The sewer system may need cleaning as the bathroom gets clogged frequently. The residents so far have been pretty quiet and the grounds fairly kept clean. The laundry machines break down often and will steal your money. The property manager will not reimburse you as the machines are serviced through a different company. All in all its an ok starter apartment while you seek somewhere else that is more affordable for your money.
I moved into these apartments with only an air mattress and a suitcase and had bedbugs and was told i brought them in!!!! Roaches in the cabinets Mold in the refrigerator. i pay for my own exterminator because even though the complex charges for extermination, I have never seen pest control on site.

Thank you for sharing your concerns. Please know the office is always available to take your call and it is our duty to work with you to resolve any issues you may have. We have recently changed the pest control service we provide weekly. I would welcome the opportunity to speak to you about the items in your review. We want all residents to enjoy living here at Greentree. Please contact me at abuck@northland.com - Ashley - Community Manager.
Awesome, quite green gardens. Perfect for pet owners. Nice to walk the puppies. Very quite complex. Spacious rooms and bathrooms
its a very quite and peaceful complex. its pet friendly and has nice grounds for the doggies.
When driving by this apartment looks really nice, but please look better. The yards are not kept up. Management drives over sprinkler heads breaking them. Water then shoot all over causing mud everywhere. Maintence staff try their best but are given little funds to fix things properly. The rent is really high for what you get. Apartments are very small. The management is not capable of running a complex. They do not answer the phone durring business hours and do not call you back for days they open late and close early I have rushed home to speak with someone to find that the office is closed at 5:15 when they are supposed to be open till 5:30. The pools are always dirty. You can not use the club house because it closes when the office closes. There are so many electrical issues. I can not touch my stove and toaster at the same time or I get a shock. When I requested it to be fixed on a Friday afternoon they told me to turn off the beaker and they would come fix it in Monday. That would mean no refrigerator and my food would spoil. The only good thing I can comment on is the balcony is nice and big.
I lived here in 1985 & 1986. Had some great times here. Perfect location, about 3 miles from the beach and pier.
When you move in they put everything to you in a very nice way, all is amazing. Once you live there for a year you will start seeing everything fall apart. They will increase your rent, deny you maintenance that you are entitled, even if its on your lease they will try to find their way out of it to not have to spend a dime. The gym, laundry and green areas are disgusting, trash and dirt all over the place.Advice: Look for another place and don't fall for the same things as we the people that lived here have experienced first hand.
Pros: 1. The manager and staff is accommodating and quick to make sure things get fixed. 2. There is a nice and well kept Publix shopping center literally just around the corner (less than 100 yards away) with several other stores. Cons: 1. As with most apartments and apartment living, the noise when someone plays their music to loud can be a nuisance sometimes because the walls between the attached units are not concrete. 2. Also, on the EAST side of Dixie highway is the train tracks...so freight trains pass at various times of the day AND night (sometime VERY late at night,) and due to the tracks crossing intersections, they have to blow their air horns. I have become used to them and have learned to sleep right through them. Overall I have been happy living here (going on three years). Its close to work and my unit overlooks the one of the two pools.
I'm relocating from Pittsburgh and the staff has been very helpful with my move!! A++++
