Property Ratings at The Village at Fountain Lake
They have Rats and roaches and they're very unprofessional!
If I could give this apartment complex a -5 star rating, I would because one star is too high!! If I could give anyone reading this review one piece of advice, it would be to RUN AS FAST AND FAR AS YOU CAN AWAY FROM THIS PLACE!!!! All of the negative reviews are posted for a reason; do not be like me and ignore them; I DEEPLY regret my decision!! This apartment complex has been hell on wheels since I moved in; if anything breaks in your unit or you need maintenance for any reason, you WILL have to deal with it until your lease ends!! I have written numerous emails to the front office and regional staff with no response; nobody is held accountable for anything here, the only thing that you will be told is that they're "truly sorry". My air has been having problems every single month since February 2024, and maintenance has only provided temporary fixes. I returned home from work to find that my apartment was 90 degrees in the Louisiana summer heat, and when I called the emergency maintenance number, I was told that no one was on call and that I would have to "deal with it" until the next morning because the new property manager, Latoya, had only been with the complex for two weeks. In which, I understand that she only accepted the role two weeks ago, but unfortunately when you accept a new position, you additionally accept everything that the previous person may not have completely resolved. It also doesn't help the situation to have an attitude with tenants who are experiencing the problems. Let's now discuss how the front gate barely works, or how the front office staff NEVER answers the phone unless you call about 5-6 times, or how the pool has been closed due to the lights not being installed; when we asked when the lights would be installed, we were told "we're not sure". Let’s also discuss how your electricity bill will be $150 or more if you live here, or how pest control has only been provided ONCE since I moved here in July 2023, despite the fact that it is written in the lease that they will provide it on a regular basis. Oh! Before I end this review, I'd want to advise anyone who is still considering renting here: when it gets cold outside, please prepare your home to be a shelter for any rodents that may be outside and cold, and DO NOT even THINK calling the front office about it!! You WILL have to deal with it or buy your own repellants. All in all, I wouldn't even recommend this complex to my worst enemy! This place is HORRIBLE!!!
I have live here for 5 years. Over these years we have had hurricane Ida, COVID 19 and local emergencies and everyone has been stellar at pulling together as a community which is very rare in these days. Sadly due to illness I have to move away. This is a very safe and quiet place to live.
The new office staff is excellent. Very helpful and friendly. Wanda and Jenny are both wonderful.
The management team are not honest. The quality of the units is very poor, and they won’t tell you until you move in and start to suffer. According to them, you cannot complain about your neighbors’ misbehavior before 10:00 PM (that sounds a bitter joke, isn’t it?). Because of this non-sense rule, neighbors with kids do not care about others. The units are also loaded with roaches of different sizes! No calm and peace at all!

I thought this would be the best apt to live in while our homes was being built. Our vehicle was stolen, a/c needed repaired constantly, very outdated for the price. Did not feel safe at all. I would have been safer living in south Baton Rouge or a trailer park. Worse experience ever
My husband and I moved into these apartments a little over a month ago. The process of applying and being approved for the apartment was very difficult and unclear. We started the process several weeks before our move in date and did not receive final approval until the very last minute. Upon arrival on our move in date we were first given the wrong keys. When we were finally able to get in our apartment we saw that the carpet was not finished, the edges were not stapled down and there were large pieces of carpet padding missing. The baseboards obviously needed painting, the shower door was in very poor shape and there were marks on our walls. The apartment did not look anywhere close to being ready for new renters. Upon further inspection we discovered that we had been given a handicap apartment which meant our kitchen cabinets were extremely (and inconveniently low) the kitchen counter heights were varied and there were an abundance of extra handrails in the master bathroom along with a big clunky seat in the shower. The assistant manager came by to look at the carpet and assured me that the handrails and seat in the shower could be removed. Fast forward to several days later when we were finally able to speak with the manager. We informed her of the problems with our apartment and expressed our frustration about being not receiving any kind of information prior to moving in that we would be given a handicap apartment. While the manager was very polite she said basically all they could do was fix the problems with the apartment (finish the carpet, paint the baseboards, etc) but that they would not be removing any of the handicap stuff from the bathrooms like we had been told they would do. She also said they would not give us any monetary compensation for the difficulties we had experienced. Over all we regret leasing this apartment and wish we had taken our business somewhere where the customer experience was held as a high priority.
The Village of Fountain Lake apartments with amazing landscape, The landscaping was beautiful, the pool was nice, a beautiful lake and a jogging path around the big lake, awesome serenity. I love the place. The office staff are very nice and courteous, the maintenance guys were very friendly . Parking was full right in front of our apartment, . The apartment was clean upon arrival. The landscaping was beautiful, the pool was nice... The apartment was amazing.
