Property Ratings at The Village at Haddonfield
CONS: Parking is ridiculous, if it rains, the property floods, people come from the surronding neighborhoods to use the dumpsters, which means they then get extremely crowded. Rent goes up alot every year, and you get nothing for that increase, heat is controlled by them so a space heater will be needed. Its a dated property on the inside, and problems are addressed by temp fixes and not permanent ones. PROS: no pet rent just an upfront fee, maintenance people are nice, the location is amazing and it sits back amongst nothing, except extreme wealth. They take care of the lawns and such. Maybe they do that to often but at least they are cognizant.
My wife and I have lived in this place for 4 years, so here are the pros and cons of this place. Pros: Nice, quiet neighborhood near Kings highway and downtown Haddonfield and if you need to use 295 to commute you are very close! Also, if you get a dog, it’s a onetime fee. Unfortunately, that’s where this list ends. Cons: There have been two people who have run the front office and honestly both have been bad. This office keeps really bad hours making it impossible to go and see in person if you work, and they have no Saturday hours, so if you need to see them, then you need to take some time off. Also ran into many issues with this place like not having heat for most of the winter during 2020-2021 and each time we called, we were told that “they were working on it” and nothing really happened during that time. The rent is constantly rising in this place, and you do not see where this money is going into. The money is not going into better staff or anything, it probably went into this new blue siding that they did. So don’t be fooled by the outside, the inside is an ugly yellow color with 20 layers of paint, that doesn’t allow you to close your doors. The maintenance staff, while they are very nice, they are unfortunately incompetent and/or lazy. If you try to get something fixed expect it to break again in a couple months. We have run into an issue where the faucet in our bathtub would leak a lot of water. Someone would come in fix it and then 2 to 3 months later it would break again. We were told by one guy that they put the O-ring in too tight breaking it and then the heat from the water breaks it down, so they just kept installing it wrong. We had another case where the faucet in our kitchen was leaking and when the maintenance guy came in, he told me they would have to replace the whole sink and they won’t have a replacement for a while. I told him I think the O-ring needs to be fixed, and when he replaces it, the sink stopped leaking and he was surprised by that. Don’t you think he should have thought about that in the first place? Another issue was our roof was leaking and every time there was a down pour, we would see our ceiling bubbling. When we called them about it the maintenance staff came in and said “Yeah the guy who lived here before you complained about the same thing” so he replaced the drywall and that’s it. The only reason our roof got fixed was a tree fell and hit our building, so they had an emergency roof repair.
Would not recommend living here. Terrible property management and terrible maintenance crew that never respond to you. Gets too hot in the Winter because they don’t have good heating and you have no control over it. In unit air is awful. Barely any parking already and they decided to give the maintenance crew extra parking spots all over. Wasted money redoing the siding to some ugly blue colors just for curb appeal instead of doing things to actually contribute to the the apartment units itself. Will rip you off on your security deposit with really stupid reasons.
It's a good place to live, safe, the leasing office is nice enough. But the parking situation is absolutely garbage and is the reason I will not be renewing this lease. It's like 5000 people live here with 3000 spots(even with the parking on the street!)
Can't say enough. Was offered gray carpet and walls instead of yellow. Looks SO much better than the model unit!!!
Only lived here for a little over 6 months, but we absolutely love it! Lovely neighborhood, reasonable price, pet friendly, and great two bedrooms with washer and dryer in the unit! Maintenance is good when responding to any issues. Kristen, who works in the office, has been helpful and so accommodating! Truly no complaints, were so happy to be here!
Lived here in a 1-bedroom carpeted unit for 3 years before getting priced out. Liked the apartment, was small but clean and cozy. Nice kitchen and bathroom and laundry machines in apartment worked great. Great area and conveniently located. Staff was friendly, apartments are old so needed maintenance to come out every winter to fix the heat but they were always fast. People complained about parking but they have addressed that with assigned spots. I could often hear my neighbors and their dog through the walls, if I didn't have the TV on or something to drown it out. My biggest complaint is 1) they kept jacking up the price every year and 2) like 3 times a year they had inspections (fire code/building inspections) where someone would need to go into your apartment in the middle of the day, they never gave you notice until the week of and then they gave like a 3 day window when they might be coming and sometimes they didn't even come during that window, if someone is going to be going into my apartment it would be nice to get more notice and be told a specific time to expect them. Was a great deal when I first moved in, but no so much after all the price increases.

Thank you for taking the time to post your honest review. Many mutifamily communities have to increase the rent at renewal as the market rate has increased, as well as to mildly help offset the property's ever increasing costs. Regarding the inspections, unfortunately, the borough requires an annual apartment inspection. We have no choice in the matter and have to pay every year for this mandatory inconvenience. The inspector does several apartments in one day so we unfortunately are not able to give a specific time, but try our best to give as much notice as possible as we are notified which buildings will be inspected and when. It is not something we are excited about either. Thank you again and we wish you the best of luck in your new home!
The apartments are nice, although between tenants they just paint over everything and go a bit overboard. there are several doors I can't close in my apartment because of that. The parking is severely inadequate. It is very difficult to find parking after 6pm and this has caused me a lot of stress and I've had to drastically change my schedule. The parking is a HUGE inconvenience. The heat is centrally controlled. awful.

Thank you for your honest review and we are sorry to hear you were not satisfied with your stay. We tell everyone before they move in that the heat is included with the rent, however it is a boiler system and resident cannot control it. Many residents are happy to not have to pay for a warm place in the winter months. Regarding your doors and paint, we wish this had been brought to our attention so that we could have had the opportunity to address it. Regarding the parking- yes, if you come home later in the evening, finding a spot is difficult. We have made some changes by issuing parking permits to leaseholders only and towing any vehicles parked in resident spots. Adding more parking spaces and lots is also something we have been looking into but so far is proving difficult with all the open grassy having utility lines and poles on them. Friendly community with wide range of demographics: young professionals, families, retired folks. The management and staff continuously strive to meet or exceed expectations. Grounds are beautiful and meticulously maintained. Lots of open green space and sidewalks
I've lived here for about 2 years. The maintenance staff are always kind and courteous and are quick to respond to a call or service request no matter what time of day you need them. Kristen in the office is always so helpful with any questions or in case any issue comes up, on the rare chance it does. I would highly recommend living here if you are looking for a modern, reasonably priced apartment in the Haddonfield area.
I love living here! It's an amazing place to live and the staff is always amazing between Kristen and the maintenance I couldn't ask for a better place to live! Highly recommend if looking for a beautiful apartment with an amazing team running it!
This complex is comfortable, quiet, an has a small town feel. Overall maintenance is pleasant and helpful. When I moved in there was brand new carpet and they were quick to help with anything I needed. Electricity bill is pretty low and they keep the heat up in the wintertime, but I can't complain, I'm not paying for it.
Affordable. Modern. New appliances. Some utilities included. You can’t go wrong with the village at Haddonfield. Also no pet rent, just a one time fee. If you’re looking to live in Haddonfield or just close to the philly area, don’t skip this place for a tour. You won’t be disappointed.
I've lived here several years and love it, especially with the new Property Manager Kristen. Before I probably wouldn't have said the same. She is serious about my needs as a resident and has always followed through on anything I needed. My neighbors in the building are friendly and respectful. I'm very satisfied with the quality of the property and the prompt and thorough service I receive.

This is a great place to live if you are not looking for any special amenities that a lot of other apartments offer and charge you for. After looking at so many other apartments in area, I found this one to be the most cost effective. Most apartments charge hundreds dollars more per month for an older style unit that includes no utilities. I like that my apartment had all updated appliances and I didn't have to pay extra for the upgraded version. Most of the apartments in the area charge ridiculous pet fees and this one wasn't so bad. Also no pet rent for my 2 dogs.
We have been living here for two months, and unfortunately have had some serious problems. The apartment itself is very nice, but once you sign the lease, you are on your own with maintenance. Our first problem (that still hasn't been resolved) is our brown water coming from the shower. We have contacted the landlord, Betsy, numerous times about the problem and even at one point took a sample of the water to the office. Our washer and dryer was broken (even had the word "junk" written on the side), which also took weeks of phone calls, emails, and office visits to be replaced. Our recent issue has been the leak from the upstairs apartment (that maintenance caused from trying to unclog the drain), that flooded our entire kitchen with brown water. Ruined our groceries, dampened the cabinets (hopefully no mold), and stained our floor. We called the emergency maintenance line numerous times, of course, no response. What would be considered more of an emergency than having water dripping from your ceiling light? The next day, the office claimed maintenance was there to clean it up, but no one showed up. I had to take a day off of work the following day to babysit Betsy and maintenance to make sure they would fix our floor before the weekend. Maintenance came, fixed the tiles, but left us a huge mess of remodeling materials for us to clean up over the weekend. I can't imagine what the next 10 months will be like. The amount of time and money wasted should be compensated. The landlord asked us, "What do you expect, you live in an apartment?" We expect damages that were not caused by us to be fixed, in a timely manner.

I couldn't have picked a better location & apartment as a single female who was on the hunt for her first apartment. I've been here for almost 3 years. It's safe, clean, and the perfect amount of space for me. Yes, the walls are thin, maintenance isn't always timely, but I still really enjoy living here.
I've been here about 2 months. The rent for a two bedroom is about almost 1000 a month and living paycheck to paycheck isn't fun. They have Squirls in the walls and my front door lock is busted along with my mailbox lock. The nabours are nice tho.
My husband and are have been apartment hunting for months for a dog friendly environment. We've looked everywhere and I'm pretty sure we found what we are looking for. Can't wait to move in.
If you enjoy living at a place with walls so thin that you can hear your neighbor sneeze then move here. If you enjoy dealing with roads and parking lots that are never plowed when it snows then move here. If you enjoy rude and unhelpful staff then this is your place. If you enjoy living with bugs then you will be in love with these apartments.
