Property Ratings at The Village at Horsepen
Damp units, pest, toxic chemicals such as lead, doors easily breached, chipping paint, & outdated utilities. Save yourself the headache
Disappointing. Apartments are very small. Electricity is very outdated. I had to purchase 3 prong adapters just to use my electronic devices. As a result, the power is weak. Also, cockroaches! I’ve had to have them come with pest control several times and I still have roaches! They are not from me - I’ve been here a month and the only thing that I have seen them do is they put down some of those sticky traps - I currently have 3 dead roaches in one of the traps. I came home today, found 3 live roaches in one of my bowls and another 2 in my refrigerator.

I’m counting down the time until my lease is up. I’m very disappointed

I'm a huge fan of this property. I lived here for just under 2 years, and my situation changed and necessitated a move--otherwise, I would have stayed longer. I've lived in a LOT of apartments both Museum District and West End, and the value of these cozy townhouses was on point. You get the easy access to The Village/LibbieGrove/Willow Lawn/Reynolds Crossing, you're still close to the city, etc... but paying a lot less than you would closer into the city while still getting all the amenities (in-unit laundry, dishwasher, pool, easy parking). The units are cozy (625 sq ft) but well laid out, and while older, mine at least had been updated in recent years with newer kitchen cabinets and laminate (this varies by unit, I believe). They also replaced the bathroom vanity as a lease renewal gift. The storage is great--decent closets in both bedrooms, hall linen closet, and closet under the stairs (could fit my bike!). Regarding neighbor noise, while I've heard noise is an issue for some, I honestly had minimal sound from either side... and both my neighbors were apparently active musicians. In my location, street parking was plentiful and I lived across from the park which was pleasant. Beyond the actual unit, I'm a raving fan of the property management. The 3 ladies in the leasing office are fantastic--unlike most properties, their friendliness and helpfulness doesn't end when you sign a lease! I always found them to be extremely nice and courteous. On-site maintenance is also efficient--any issue I had was dealt with day-of. At least for me, everything about this rental experience was great. The location, unit, staff, and price was a fantastic package.
I am a business student at VCU, and I couldn't stand the high volume of noise living across the street from the campus. My parents found this great website (apartments.com), and we were able to find the perfect place for me! Im in a beautiful apartment with an upstairs!! The living area, kitchen, and half bath are downstairs, while the bedroom, washer and dryer, full bathroom, and 2 walk in closets!! are upstairs. It is only 15 minutes to campus, close to stores, and shops, and the best part is that its quiet with a park around the corner. It has terrific amenities, and beautiful , safe walking areas. Because my parents are helping me out with rent, I am so fortunate to live in a quiet, safe, people friendly complex thanks to Apartments.com for having an amazing site thats fun and easy to navigate.
The Village at Horsepen offers great, cozy apartments. Having lived here for four months now, I have no complaints. Offering a tidy and peaceful neighborhood, a pool, a park, and a dog park, all amenities are taken care of. The apartments themselves are spacious and quiet, which is always important to me. They come with a washer and dryer system, as well as air and heat. I really enjoy my neighbors, and my cat and dog really enjoy the apartment. Being 26, my wife and I were looking for a place that offers a great, quiet, responsible community, and this place is perfect. Being less than a few minutes away from major grocery stores, the interstate, and Broad Street, and being only a few miles away from the inner city and Cary Town, there's always a lot to do. We have a one bedroom apartment, but the Village also offers studios and two bedroom apartments, and for a great price. The property owners are very kind, generous, and enjoy bringing the community together for pizza parties, barbecues, and such. We recently moved to Richmond and upon viewing numerous other apartments, chose this one. Everyone that I've met here has been very friendly and welcoming. I really couldn't have asked for a better place to live in Richmond!
The apartments at The Villages at Horsepen are sweet, cozy homes. With a welcoming porch and enormous yards with many places to take your dog, these apartments are splendid. The landlords at The Villages are very kind, and with a help line that is open 24 hours a day, any issue of yours can be settled quite quickly! Rent is mild, and the neighbors are nice and quiet. I enjoy this apartment immensely, because the exterior is pristine and the interior is the perfect size. You can paint your walls, if you'd like- that freedom is always nice. We live in a one bedroom apartment, and I have never felt that it was too small or cramped at all. The way the floor plan is, everything flows very well. The Villages also offers two bedroom, or studio apartments, as well as has a swimming pool, a park, and two volleyball courts! The apartments include a washer and dryer, dishwasher, and cooling and heating. All of the amenities I wished for are included! The Villages aren't in the middle of the city, so you feel at peace in the quiet of the suburban country.
