Property Ratings at The Village at Irvine Spectrum
This has been a disgusting and horrible experience. I have been a resident of the Village since January of 2019 and have paid rent on time or early since. For the last year or so I have been month to month and June of this year I have had cockroaches (flying too) coming out of the drains and into my apartment. They would fly and crawl around the bathroom, shower, and roam around the living room and kitchen and I finally ended up vacating after they started going in my room out of my walls. After 4 pest control visits in less than a month, all of the pest control vendors articulating the same thing - spraying the unit and drains and baseboards will not do anything. This is a larger Irvine Company drainage issue as there is likely a leak in the piping which they need to fix. I articulated this multiple times to Irvine Company and even asked for a unit change. They either ignored my calls and e-mails or said "they are working on it" with no response or action from them. It got so bad with the cockroaches to where they figured out how to get in my room and ended up coming out of my walls. I woke up in the middle of the night to cockroaches on my wall and ended up leaving my place at 2:30 AM that night and staying somewhere else. The next day I signed a new lease and vacated my apartment couple days after. I have been living in a new and renovated unit top floor as well, and have kept everything clean and spotless as reference. I have been month to month, and when I requested my prorated rent for July back credited back for the days I did not occupy the premises due to the unfit and uninhabitable conditions and laid everything out, the community manager, started raising her voice telling me what I did was illegal and that I owe another full month of rent. Now instead of crediting me back, they are trying to charge me another full month of rent claiming I am rent responsible and didn't put in my 30 day notice - completely disregarding the infestation of flying cockroaches over the last month. I would advise anyone who is looking to rent from Irvine Company specifically at the Village to stay away. I have personally seen rats and cockroaches in the hallways and roaming around. I have been a doubter of all of the yelp and googles until now but can confirm first hand that all of the reviews are beyond true.
we stayed there for 2 years . One time I had someone drunk walk into my apartment at 4 am in the morning with my whole family in the house because of lack of security , another I had my downstairs neighbor threaten me by coming to my apartment because of what he assumed was noise (incident documented by email), another a stolen Car from Vegas was parked in our parking spot (again documented by email) and when we decided to leave we were charged with a huge bill for carpet replacement for a stain that could have been easily cleaned , asked us to throw away the keys when we left then billed us 130 dollars for keys replacement ( again email documented), the pools are always beyond disgusting and have mainly people who don’t even live in the village . The residents guest services are beyond rude (they never reply to complaint emails again I have multiple emails documenting complaints with no replies) , zero safety and by zero I mean there is literally a visitor garage that has direct access to an elevator to all apartments , over priced rent and zero respect to addressing residents . Rent anywhere else but Irvine company and specially the village .
The only place I have every lived that was worse was infested with cockroaches. But hey, at least our unit was only infested in ants when we moved in. It has been only SIX DAYS and there is a list of negatives. If you think this is a luxury complex with a caring staff... I did too, but it's not. Cons - - Our AC "had no freon" so we dealt with a broken AC until the "fixed it", yet I still sweat in my bed at night with the AC set to 68 and can't use my blanket. - Two names on the lease but they send everything to one person even when the other person initiates a request. Working? Who cares. They'll send the pest control work order at 9 am the day of and three hours later cancel the service because you didn't respond while at work. -Reported problems with the unit through email upon moving in? They won't acknowledge them because it wasn't through the "proper form". - Need your place sprayed for the infested bugs? You'll be required to remove EVERYTHING from your cabinets, drawers, closets and move all of your furniture so they can spray for ants. On top of that there is a 5 hour window for the service so your pet has to be out of the apartment for 5 hours or they will not service the unit. What do they expect, for you to take a day off of work and take your pets somewhere else? No weekend servicing? - Kids run WILD. I counted 28 kids at the basketball court area when I went to shoot around. It is impossible to enjoy the amenities when they kids are unsupervised, and they are quite rude. Had to call security because a large group were holding a boxing match and was told that security can't do anything so to call the police station instead. - Walls extremely thin. Pros - - Good landscaping. - Nice location. - Big pools. All in all, for the price, look anywhere else. It's unfortunate that Irvine Company Apartments is one of the only decent options in the area. I wish I could break my lease.
This complex has got to be the worst managed complex throughout all of irvine company. The gyms and pools are always closed because of rats and rodents getting into them. They do not have security and if they do send someone out, it literally looks as if someone threw on a security jacket and came out of their own apartment. Insane, how they don’t care about a single thing other than an appliance being down. There’s been a ring of thefts that have been happening in the parking structures, multiple occasions where thousands of dollars have been taken from cars, the cameras in the structures are set to literally only capture who is going up the elevators, and we could see how much that helped with last years hostage fiasco. This apartment complex is ridiculous and unsafe. Look elsewhere
Recently moved to the village apt , had a few issues Management step in to quickly responded to help accomadate my living situation as to minimize any Inconvience possible , I requested them for repair small issues as they acted w a timely manner , Bev was amazing in her customer service , Claude In management listen to all my needs and took pride in resolving the issues, Liz the coordinated was very professional and understanding my needs and request. Even through there are issues that this property has. The management is very well versed and caring to help alleviate many issues that most properties have

First off, I don't understand how this apartment has a 4.9 rating when 8 of the 15 reviews gave a 1 star rating? The fire alarm goes off all the time (not the smoke detector), people just ignore it now. Constant construction (don't underweight this), if you work from home this is a terrible place for you, plus the visitor parking lot is always packed as people seem to just dump their cars here without moving them for days at a time. One of the gates in the Serena parking lot has been broken for over month, and still hasn't been repaired. Most of the staff in the residential service office has no idea what is going on. Overall, this property charges too much for what it is. Yes there are a few amenities that are available if they aren't being worked on, and it is across the street from the Spectrum, but the "market price" that is given is out of control. And since the Irvine Center Company owns nearly every property in Irvine, they kind of set the market price themselves. I suggest you ask the residential services office what goes into the MP, they always have the BEST answer.

This apartment complex is a joke. The resident services office does not return voicemails, or emails. The only way to get ahold of someone is to show up physically, and speak to someone. After you speak with someone, they usually don't even document what was discussed, and forget to communicate to their service technicians, so you need to continue hounding their office for basic requests. There is no accountability in this apartment complex, and everyone in the resident services office passes the buck. Avoid living here at all costs.

I have a couple of complaints. The elevator to my apartment has been out of service for two weeks. When I asked for an update the apartment management told me that they have no idea when it will be fixed. After two weeks they should be able to tell me when the repair technician came out what they found if they had to order any parts, if they are stocked out of those parts Or what is taking so long. Basically they told me I should just have Infinite patience. The way the apartment is structured it takes me literally 15 minutes to get to my Parked car from my apartment Without the elevator. My second complaint is the way they handle community improvements. They are currently in the process of remodeling a gym, remodeling several of the common areas, One of the pools among many other things. Remodeling one of the common areas is probably a couple weeks of work if you take it kind of slow. rather than close the common area spend two weeks remodeling it and then opening it, they close down all the common areas, the pool, the gym and all the other areas they’re doing construction at the same time and then do no work on any of it for 4-5 months and so basically the entire community is shut down for six months at a given time when not a single one of those areas is justified to be closed for more than a few weeks. A lot of the residents are very upset about this but management and the resident services offices has a very just deal with that you already sign your lease type of attitude. I don’t write many reviews Ever but I’m tired of spending an extra 20 minutes daily traveling from my apartment to my car and being told that they have no information at all about the elevator that has been out of service for two weeks. I went into the management services office once and asked a question. The lady who was helping me just sat at her computer chatting on the internet with someone for literally 10 minutes while I sat their silently. when I asked her what was going on she literally didn’t respond she just kept chatting on her computer. Clean house Irvine company!

DO NOT LIVE HERE WHATEVER YOU DO!!! This is the absolute worst apartment complex and customer service in the world. I have lived here for 3 months and literally the entire time there has been THE most disruptive renovations going on. There has been non-stop hammering in my apartment all day every day for the entire time I've been here. I work from home and now am unable to continue doing so. When you go to resident services they are UNBELIEVABLY unhelpful and refuse to do anything for you whatsoever, even apologize. Even to transfer to a new unit there is an exorbitant fee. Oh wait, the resident services people did do something - told me that these renovations would be going on for THE NEXT TWO YEARS at a minimum. Absolutely disgusting. SHADY, SHADY company - the fact that they don't even verbally tell you this pre-move in is frankly disgusting and all I can say is they clearly don't care about their residents. My apartment isn't even renovated and I will never benefit from it these COMPLETELY unnecessary renovations. Also I've seen the finished product and they're not even that nice to be completely honest. SUCH A WASTE OF MONEY Save your money and your sanity and live elsewhere. Even a tent next to the freeway would be preferable to this.
ROACH MOTEL. I’ll start off by saying that everyone in the leasing office is gracious during the tours and lease signing. Unfortunately, as soon as you sign the lease and have to start dealing with the people and the resident services office, it’s a completely different vibe. When you walk in, you’re lucky to get anyone to greet you or even make eye contact. The roach problem is no joke. I’ve had over four rounds of extermination treatments in my apartment and they are still crawling around the patio and walkways as of this morning. The internal Irvine Company emails state that the village is the most roach-infested property they manage in California. Sadly this complex has way bigger issues than the roaches. My entire apartment has filled up with sewage on multiple occasions..completely uninhabitable for days due to the toxic fumes and smell. Their gracious way of compensating me was to credit me one day of pro-rated rent. My entire apartment flooded earlier this month because of drunk upstairs neighbors leaving their bathtub running. My two young children and i were without a home for 14 days. That’s okay though, because the Irvine company credited my 10 pro-rated days of rent..not a dime towards the alternate housing i had to pay for while they restored my apartment. There are car thefts, women being assaulted in our parking structures, late night parties that go until 4-5 AM. The Irvine company does a great job of covering it up with great landscaping and a Starbucks. Don’t be fooled. I wouldn’t recommend the village or any Irvine Company run apartments to my worst enemy.

Honest review- I never review apartments but this place really runs you up the wall. Not only do they charge you for everything (to me, that's a given) but they further charge you for their own shortcomings during construction. Unit 4206 has numerous design defects (built above gym, unstable rattling, shaking at night) afflicting the drainage pipes. They failed to disclose this to us before we signed a lease and only after us reporting it 10 times for repairs they finally offered to CHARGE US $450 TO TRANSFER UNITS?!?!

This place is all about getting your money and sign the lease so they can charge you over and over, we have moved but they lied to us and the apartment yet has no gas so we can not coock, or take a showers because there is no hot water for shower, they are very irresponsible about the things after you signed the paper. Veryy bad experience....

- Unless You Want No Air Conditioning and to be told A/C is a Luxury that Irvine Company doesn't support, yet the AC Bill is outrageous. - Unless You Want To Live in a place louder than a Fraternity House until all hours of the night....The Walls/Floors are paper thin so expect to be living with your neighbors below and above you. - Unless you want Marijauna smoke to seep into your apartment at 2am because there is no policy that you can't party all night in the sitting areas around the community - Unless You Want an Office Manager that doesn't care to help their tenants. - Unless You Want to be Stuck in Your Lease and never be allowed out of it even in bad circumstances - Unless you want old/broken appliances or glass shower doors that will just shatter and cut you if you touch it. - Unless you want your packages to be delivered to the office and to never be notified of their receipt - sit in a room with tons of packages, and then just sent back to the sender. - Unless you want Pools that look nice but are bitter cold and not nice to swim in or Dirty Jacuzzi's. - Unless you want a CockRoach infestation

I lived in the Park and Village for almost 6 yrs. For the last 2 1/2 yrs the property standards have gone downhill. It's a shame. Your property managers somehow had the ability to turn a Crown Jewel into a slump of drug addicts, prostitution, and mentally unstable individual. In addition, now we have gangs of kids between the ages of 11 to 17 not only degrading the property but as well stilling goods from the local market and Starbucks. In the past 2 yrs we had 1 death by drug overdose, 5 motorbikes stolen, several drug and alcohol overdoses; 3 Mercedes have got vandalized (their wheels were stolen) while parked behind gates (you may want to check with your so-called "Security" how these individuals got access). People vomited in the hallways, and it took over 2 weeks for someone to come to clean. The Village market used to be to be the place for the residents to hang out on Fridays night at Wine Tasting; that was one of the Crown moments of the Market; due to your management refusal for the market to promote their events with the residents; the place is like a "morgue" now. Congrats to the Irvine Co., to Michelle and Christine for their achievement. And you guys wonder why the rental ration id down.
For the sake of your sanity and wallet, DO NOT live here. I don't recommend this apartment complex to anyone. Way too much miscommunication internally causing infinite loops of confusion and they're only interested in profits not the people or the property
Because of the people that live here smoking whenever and wherever they want, the fire alarms go off literally daily. 5 times in one day. And the next day. And the next day. 3am, 3:30am, afternoon, 8pm. It's all the time. They can't be turned off till the fire dept comes to check for an emergency. So it's 20-30 min of 100db alarms. It keeps happening. Residents aren't told why, aren't told what will be done to resolve it and the ones here causing the alarms to go off continue to do whatever they want because they can. There's a complete and total lack of any courtesy by certain residents and they get continue to get worse because they live in a rule free environment
THIS A PERFECT PLACE IF YOUR LOOKING FOR A GREAT COMMUNITY WITH AWESOME AMMENITIES. THE IRVINE SPECTRUM MALL IS DOWN THE STREET. ALSO YOU HAVE RESTAURANTS, THE BEACH IS ONLY 15 MINUTES AWAY. THIS COMPLEX HAS 4 POOLS, 4 GYMS, A STARBUCKS, MARKET, DRY CLEANERS AND MORE. A GREAT COMMUNITY FOR FAMILY'S OR YOUNG PROFESSIONALS.
This the flagship of the Irvine Company apartments. We love it here for so many reasons. It is walking distance to the Irvine Spectrum Mall. The Village itself has 4 gyms , 4 pools, basketball courts and we are very happy here.
The Village Del Rey is more than an apartment, it's a home that has every amenity and convenience you could want! Literally steps from shopping, restaurants, entertainment, the community is awesome. Security, beautiful grounds, pet friendly, amazing staff. If I could buy my unit, I would! Come and be my neighbor!

I have recently moved in here and have been living here for about a month so far. It has been absolutely fantastic. The pools are very nice, the community has been friendly and awesome, there are tons of amenities, and its close to the Spectrum. Definitely recommend it so far!
