Property Ratings at The Village at Stetson Square
I don't like to write bad reviews, but at this point I have no choice. Stetson has always had poor reviews on most platforms. The reason this is not always visible is that. The company that runs Stetson gives away free stuff to residents (more raffle style) if they review Stetson highly and talk positively about it on social media. If you are thinking about living here, ask yourself, why would they do that if the place was good? If you want to read an honest review, keep reading. This is the experience you would hear of if you asked anyone here what they actually think about living here. I considered not writing this review, because the people that work here are generally nice, but this doesn't change the utter incompetence and lack of responsibility that this place holds. There is often no follow up on work orders, they will leave things broken for months until you beg to fix them, the appliances are garbage ("new renovated" appliances break at an alarming rate, they don't work particularly well), the place always has weird noises and residents being loud outside, and did I mention everything is always broken? I routinely have to wait weeks to get something fixed, often with the staff gaslighting me and saying that it is not even an issue. The staff takes no responsibility for when things go wrong, often not even apoligizing for mistakes they have made, and forcing you to pick up after them. Enjoy sending in your application 5 different times because they can't find the last four you sent! But this incompetence is not an exception, this is the rule. I've lived here for years, and the gate for our "gated" driveway has been down the vast majority of the time. I know residents who have had things stolen from the garage during this time. So much for a safe "gated" garage with cameras. This also is not even mentioning how half of the ceiling on the fourth floor collapsed last year and could have killed residents if they were in the rooms! This place is a whitewashed tomb. Don't be deceived by the marketing. If you want to spend a lot of money, go get yourself a nice place. Don't waste your hard-earned money here, trust me. Oh, also your rent will go up by at least 200 dollars a month each year (if you are lucky). 0/10 would not recommend.
My wife and I have lived here in Stetson Square for the last 4 years (moving 2/2 new jobs in Maryland). If there's any opening in this building, take it. The many reasons include: -excellent location close to UC Medical Center -short walk over to Short Vine and Clifton -Constantly updating common spaces including frequent replacement of common hallway carpets, flooring, etc. -frequent monthly resident events with tons of prize raffles and free food/drinks (we've won reds tickets, graeter's gift certificates, rhinegeist merch packs w/ glasses/growlers/shirts, manicure/pedicures) -amazing office staff (even provided us w/ flowers/balloons/gift card as baby gift for our recent newborn) -secure, garaged parking -clean fitness center -pool, beautiful pool -reasonably priced -excellent maintenance team (same day fixes every time we've called which truly in the 4 years has only been 3-4 times at most) -business center -package hold -movie theater available to reserve The list goes on. It's an apartment building for everyone and thus brings a wonderful melting pot mix of different people from various stages of life (undergrads/med students/residents) to families and international short-term visitors going to Children's. Have we seen superb neighbors and "not so superb" neighbors? yes, of course. that's to be expected anywhere (umm you're renting...did you forget?). Still, management and security have always been quick to respond to any issue. For the last four years, this was our first home as a married couple, and we'll never forget it. Unfortunately, as we're leaving the common lounge/bar space is being redone and we'll miss out on the beautiful new space plus a game room to boot. We wish all the employees of stetson square well and hope to have a management and maintenance team half as invested in our happiness at our next location.

I recently moved into Stetson and had a wonderful experience with the staff, specifically Heather, the Property Manager. When I first came to look at the apartments, she took a lot of time to discuss my desires and match me with the right apartment. She has been very responsive and friendly. I am happy with the apartment and service, not to mention the location is AMAZING!

I lost lots of baggage in the office. I asked the staff who work in office and she told me that they do not care about that and asked me why i am not send my baggage to the post office??? I mean are u kidding me??? So whats the duty of the office???

I have lived at Stetson Square now for almost a year. My current lease will be expiring soon and I will NOT be renewing it. From the outside, the apartment buildings are very attractive but on the inside it is a whole other story. Let's begin with management, or the lack there of. The walls of the apartment buildings are thin. On more than a dozen occasions I have made complaints to management about noisy neighbors. The entire floor did receive a notice about being courteous and the "quiet time" hours, noting that you can be kicked out for violating the noise rules. This I do not believe. I say this because I have made several complaints since this notice and I am still being woken up in the middle of the night by children running rampant through the halls and families screaming at one another next door. NOTHING has been done to resolve this issue. Management will also post notices on your apartment doors the day before or day of water being turned off for maintenance and etc.. The last minute notice is an extreme inconvenience for the residents. The hallways get cleaned on a semi regular schedule, which is nice, but the stairwells are ignored! One of my formerly used stairwells has had beer cans/bottles, splattered pudding, and other unidentifiable substances splattered all over the stairs and walls. Secondly, there are times I simply do not feel safe. I pay for underground parking here at Stetson. There have multiple occasions where another resident was parked in my assigned spot. I went to management about it and they said they would have the car towed and to park on another level in the meantime. The parking garage lights are constantly going out and in an underground lot, that is a scary sight...or no sight. In addition to the poorly maintained garage lights, there have been two occasions where non residents have gotten into the locked apartment building and went apartment to apartment asking for money. Unacceptable. Especially when the building you live in is listed as a "luxary" apartment. During my first visit to the apartments I was impressed. The apartments are nicely located near the downtown area and across the street from the city's major hospitals. I felt like I was being welcomed into a family. A family that loses interest in you as soon as you sign your lease. If this apartment cared for its residents the same way it does for its potential residents, I would be renewing my lease in the upcoming months.
