Property Ratings at The Village at Toluca Lake
Do not move in here! You are not receiving what you are paying for! This complex is EXTREMELY overpriced. Essex is known for fraud. - There have been too many break-ins to count, single women have been targeted over the course of 2 months, but nothing has been done at this point. - There was a mold issue that the front office lied about, putting many tenants health at risk. There were literally mushrooms growing out of the walls but they did not tell neighboring units. - The gym is marketed as an amenity, but all of the equipment is borderline broken. - The laundry room is either dirty or just simply broken - Rent is raised for tenants while simultaneously lowered for new people moving in. - Consistent bills, like trash, are raised an abnormal amount without any warning. (our trash went from $20 - $65 with no notice) - There has been an ant infestation in the pipes since I moved in here (2 years) that has yet to be solved. - There is a sewage issue throughout the building, many units have flooded. - The wiring for wifi is extremely poor and they refuse to fix it, you will not have a good connection here. - mailboxes have been broken into, all of our mail was stolen, several times. The way they maneuver is very shady, if they can take advantage of you, they will. From a surface level this place looks great. You are better off finding somewhere else to live
I have lived here for four years with many changes and can say that this is the best staff I've encountered since being here. Every one is friendly and they actually care about what is going on. Obviously it is an older building so there is work that needs to be done to upgrade it but the staff has been very forthcoming with information of when the repairs happen. Will happily renew my lease and stay for a while.
Resident here for a year, counting down the days until I can MOVE OUT! First, the building itself. You are 10 feet from the 134 freeway. Floors will SHAKE and MOVE beneath your feet as late as 1:00am, even in units far from the freeway. Also, constant soot buildup outside from the freeway can't be good for your health, or if you like having windows open. But those are obvious once you visit and you will be able to decide if you can live with them or not. It's the discomforts and inconveniences that show themselves days or weeks after you've locked you or your family into a lease which I want to warn you most about. Like another reviewer said, ever since ESSEX took over the building in Fall 2017, the property has GONE DOWN HILL. Garage doors left open to public, problems with CAR BREAK-INS, frequent all day WATER SHUT OFFS, and often starting construction or maintenance without notifying residents, usually with LOUD generators, compressors and circular saws all day. Now families are being FORCED to temporarily VACATE their homes during daylight hours for up to A WEEK so that construction crews can do major remodeling in each unit! And some residents are having to find another place to stay for even longer because of ASBESTOS removal in their units...what an unexpected expense this has been for us! PLEASE consider this review when deciding if you want to live here. I wish I could have had these warnings before I signed a lease here.
PRO - Appliances work well; windows block out most freeway noise - No bugs (unless you're dirty, but...obviously) - Maintenance is stellar CONS - Management is shockingly dumb (they didn't understand that we were not from LA, & would ask us to come in same day. They also didn't understand why our paystubs were from out of state, despite us telling them via phone & email several times) - Parking is a nightmare. Apparently we are "lucky" to have even 2 spots for 3 residents; street parking is slim despite the building owning 20 "future resident" spots that are always empty. If you park in them, they will tow you. Ironically, not all garage spaces are full BUT if you tell management, they will not understand...because Detrice is dumb.
I've lived here for quite some time, and finally was able to move out. Thank Goodness. The buildings are FESTERING with bugs, roaches and spiders. Management does NOTHING to solve this. In fact Management does nothing at all, they are never there, and even refuse repairs. They will leave your apartment in unsafe conditions rather than spend money to help fix it. Do not rent here, it is not the luxury building they advertise and there are FAR better places in the area for better money. Oh and you will never get used to that freeway noise that you hear all day and night.
