Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at The Village of Barrett's Run
Spacious apartments with lack of care/concern for tenants. Lack of professionalism from staff.
I stayed in Village of Barratt run around 2 years. My experience was good but while moving out it was very bad. Lease office not return my deposit. While asking the refund they have not come up with proper reason on what basis they charged my security amount. All I got nothing ..I am very disappointed...
Some residents throw their trash on the out side of the trash bins, office staff is incompetent, took 3 months for maintenance to fix my leaking sink, and gave us the run around about my security deposit.
I love my apartment and all of my neighbors are super friendly. The maintenance does a great job and the property is really well taken care of.
They are going to nickel and dime you as much as they can. Ensure that you also, no matter how many discussions occur send them back documents, since they will use that as leverage for extra charges. The communication between the website reporting and maintenance, is extremely delayed. Also, should you be evicted . They permit their employees to ransack your apartment for all your personal items. Worst apartment complex I have ever. Update: The complex broke the terms of their own lease by sticking two additional months onto our “agreement”. Even though the Lease was for 12 months, and any stay after that changes to a month to month policy and pricing. Also, the Lease states that any changes in the lease need to be agreed to by the occupant in writing, which never happened. They opted to claim I was an auto annual renewal, and claim that even though I turned in my keys on the exact end of my lease agreement. I had broken the terms and needed to pay an additional two months rent. It turns out that the State Mediations, are weak when it comes to assisting residents of corporate rental companies. Ultimately, I had to settle with a debt collector. Absolutely the worst!
My fiancé and I recently moved into an apartment here at the Village of Barrett’s Run and we couldn’t ask for a better experience. Our leasing agent, Courtney, was on top of everything as far as the application process they undergo. Her communication with us was great which made everything go smoothly. The office was welcoming once we moved in! Looking forward to our stay here!
My fiancé and I recently moved into a 2 bedroom apartment at the Village of Barrett’s Run, and our leasing agent, Courtney, was on top of everything as far as the application process. Her communication with us was great and gave us a good feeling about this place! The office staff was welcoming after we moved in. We are looking forward to living here!
I do not recommend living here. They recently updated gym access moving from a keypad system to requiring a key fob, only they haven't given all residents key fobs. This means that many people don't have access to the gym, which I suspect would violate our lease agreement. Furthermore, our stove shot sparks for over 3 months and I called their office multiple times to get a maintenance person to check out the safety of the appliance and no one ever responded. I emailed the parent office Capano residential to have a record in case anything happened. The apartment is fine, but the customer service for Barrett Run office isn't always reliable or very courteous.
As a three year resident I can honestly say that Barretts Run is an outstanding community with respectful neighbors, responsive & extremely courteous staff, and very well kept grounds. The building quality is solid and super quiet! Yes there are rent increases but that is the only negative and not unusual for any apartment complex. Overall a fantastic place to live!
Village of Barretts Run is a nice neighborhood wit town homes and apartment. I lived here for three years and never experienced anything negative, just some small maintenence issues which were fixed a few days after i called the office. I recently was looking to expand and after i searched for a bigger place, i realized how much i loved the convience of my place now. So i will be staying and moving into a bigger apartment here. Only down side is the treadmills in the rental office don't work and haven't for a while now.
I've lived here for about 2 years now. I was grateful to have found the place as it didn't really appear on too many apartment sites. Having a bug free apartment was really important to me and it seemed no matter where I lived, bugs were just the way of apartment living. I first moved into a 1st floor unit next to the woods. The apartment had 9 foot ceilings standard and a bright open layout that I fell in love with. The entrance has a nice tiled walkway leading into the dining room which I was very fond of. Well I moved in during the winter months and never saw one bug I was so delighted. The property also has a very nice pool that I was looking forward to enjoying. It is very well taken care of, but best to go during the weekdays at beginning and end of summer while the kids are in school. Anyways, when it got warm I saw my first spider. Didnt think too much of it until my neighbor asked me if I wanted to go half on some industrial spider spray. I laughed to myself, but boy she wasn't kidding. Spiders soon took over the apartment and I was told they just lie dormant during the winter. My very worst fear in apartment living and it wasn't one that could be taken care of with extermination. But you know what, it helped me conquer my fear! To keep the post relatively short, I will spare you of all the details when some termites manifested and began to eat my window ledges away. Apparently, the building has had issues with them before. At this point I'm sure you're asking why I gave the apartment a 4 with all these bug problems I was trying to avoid. When I explained my dismay to the leasing office, they wound up being more than accomadating. They allowed me to switch units to a building on the other side away from the woods, that even had cathedral ceilings. Of course it had to be a 3rd floor unit because of limited availability but I was sort of forced out by the termites to do so. Since the switch in April, I've been a very happy camper. I can even see myself staying here for a long time. The grounds are kept fairly clean, there is a park in the middle that the kids actually enjoy, and I forgot to mention I have two small dogs that are very happy here as well. When I have maintenance issues they are fixed as soon as it is within their control to do so. Please do consider Village of Barrets Run in your apartment search. And I reccomend a 2nd or 3rd floor, away from the woods ?? there are also very lovely townhomes with 2/3 bedrooms.
Is a great place to live but the maintenance service needs to get better.
