Property Ratings at The Village of Hampton Cove
I'm an executive trying to find a place for my new job. Prior to handing them my $60, my application looked perfect and the timing for getting it done was okay. After I handed them money, there were problems with my paperwork, and the Leasing Manager had no time to speak with me to sort it out. Had I known that's how she ran her office, I wouldn't have even applied. Zulima was my leasing agent, and essentially ran me around for 5 days as they mulled over my application, then told me after 7 days more, they would reject it. Guess they just wanted the $60? I would pass on this dumpster unless all the other dumpsters have no vacancy.
We really like this place, it’s safe, clean and friendly. Kylie in the leasing office is quick to reply to emails or the phone, and is always very helpful! Great place to have a dog too!
DO NOT RENT HERE!! List Below 1. Terrible management - Nice at first but you'll find out the hard way. They'll add charges to your monthly rent. One time they added $30 for leaving out trash that I didn't even do. Make sure to double check your charges if you do lease with them. 2. Terrible maintenance - get ready to wait for fixes 3. Water pressure - They updated the faucets and shower head recently. They said it was to conserve water but I think otherwise. 4. $500+ carpet charge - Get ready to pay almost half your rent when you leave. .I just finished my lease with HC and they surprised me with a $500 plus carpet fee. Carpet was in good condition too. Doesn't make sense I never write reviews but thought I'd share my experience with you all. Have a good day!
Office staff is the worse I've ever seen not to mention the big nosy neighbors. After living in rentals my whole life and never having had an issue anywhere it seems as if all they do is put notices on my door for the pettiest of things. Gated community yet the gates are broken 3 weeks out of every month. Peoples cats running wild and marking everything. Installed low flow faucets and got rid of almost all the grass in an effort to safe water yet no reflection on my water bill. Car has been broken into numerous times one time over 25 cars got broken into in one night. News came out and interviewed manager and she stated it wasn't her problem. Several apartments being occupied of families of 7 or 8 people. Double standard when it comes to issues regarding anything, apartment staff can do as they please but your written up for the same things. Parking is horrendous unless you pay to park. Thankfully my lease will be up in a couple months and I'm out. Do yourself a favor and look elsewhere. Wouldn't recommend this place to my worst enemy
I love living here. We’ve just renewed our lease for a second year and have no complaints. Staff are friendly and maintenance responds quickly. Would definitely recommend for anyone looking to rent in the Huebner Oaks area.
I’ve been a resident here for about a year and I have had nothing but great experiences. It is a gated, quiet and safe community; and it is very pet friendly. The two pools are always clean and they offer a delicious free catered breakfast every Saturday morning that I always look forward to. I have put in about 4 maintenance requests in the past year and they have each been answered and completed within the week which is why I have given them 5 stars. The property is always clean (eg the trash bins never overflowing) and the trees trimmed. Parking is usually never a problem for me, however, they do have designated spots for a fee. One complaint I do have is the gym is pretty small (although they do offer free classes with a personal trainer) and the treadmill broke in January and has yet to be replaced, but other than that the front staff is very helpful and friendly! I plan on renewing for another year.

If you like to be respected and feel at home, do not choose this complex. The office staff seems fantastic until after you sign the lease. As a resident who followed all rules and never paid late, I can honestly say the staff here will do anything to inconvenience you. They are all comfortable in their positions and will treat you like you are beneath them if you have the slightest concern or even simple questions. “We have 300 residents and we don’t have the time or resources to keep track of your rent” Straight quote from the manager Shelby, after they increased rent and failed to notify me. Yet they had the time and resources to come banging in my door notifying me of a past due balance! I’ve never felt so disrespected or unwelcome by a group of office management.
I can't wait to move out of this place. Unfortunately I still have two months on my lease. Within the past two months, management has ordered downgrades to all the apartment units. Our sink faucet was a nice Goose-neck with a pull down spray nozzle and it was replaced with poor faucet with terrible water pressure that doesn't even come out in a single stream. It has more than doubled the amount of time that it takes to wash my dishes. They also downgraded the thermostat that works poorly. If you set the heat to 76, it will maybe reach 70. They are trying to make everything sound better by saying it is a part of their "green initiative" but really it just makes the place less comfortable. Worst spot traffic wise to live in. Takes 30 minutes to drive a mere 2 miles when exiting the place. Cigarette Butts are littered everywhere around the complex. Trash is picked up only 2 days out of the week instead of the normal 5 at most places. You really shouldn't be charged for their so called "Valet Trash". Do not try to store anything in the balcony storage. Boxes still had water damage even though I'm not on the first floor.
In the last 6 months, there's been a rash of people stealing from porches, breaking into cars every night, and even testing apartment doors to see if they're locked, occurring all over the neighborhood. Someone attempted to steal my rent. When I informed the office, they were only concerned with whether I would still be able to pay rent for the month. Some of the burglars have been caught and were not forced to move out. They're doing nothing to deal with the continued robberies. They really don't care. Wait until 2020 to get an apartment here. Maybe the criminals will be gone by then.
I was a tenant who would never recommend this place...first day I moved in the toilet backed up and this happened repeatedly due to maintenance issues, the water heater was finalled replaced after almost a year of issues with it turning itself off.. extremely noisy neighbor with all night parties was allowed to stay throughout his lease despite repeated almost weekly complaint about all night parties...women assaulted and vehicles and apartments burglarized despite gated community. Roof leak never fixed despite repeated requests.
Administration officials are excellent and listen when I share with them. They are prompt to repair anything. Very safe feeling living alone here. They keep up the yards. All the workers are pleasant and helpful. I like the location being convenient to interstate and shopping,etc. The Saturday breakfast is a nice time to get together.
The office staff don't keep good records. For example incorrect automatic payments, wrong balances, incomplete paperwork. There is a high turn around in their staff which probably accounts for all the administrative errors. DO NOT STAY HERE , Very Bad Service.
The apartment complex is nice, and well maintained. There is a weekly free breakfast that isn't bad and it gives you a chance to meet your neighbors because the tenants routinely go to the breakfast. The office staff is nice, though, like many other places don't hire the brightest crayons in the box, so you may have to speak slowly. jk. All maintenance requests must be submitted via email and they don't respond unless you ask them. If you are the type to live and let live and don't plan to be a routine visitor of the office (like me) then this place is for you. The direct access to IH10 cannot be beat. My husband and I have been here for a while and we leave with heavy hearts. We are not leaving for any reason associated with the complex itself we just need something larger. I really hope you enjoy living here as much as we have.
The apartments are easy to mix on the ride to work. You're on Expo, possibly just trying to avoid that nasty Huebner/I10 traffic, possibly car shopping, and you might miss them. Until you're looking. And then, they're impossible to ignore. It seems humble enough. Not a lot of noise. Nestled comfortably away from the ferocious traffic that surrounds Huebner Oaks. Then you walk into the front office and get blown away. Beautiful wood covers this place, with a waiting room ripped straight out of the 18th century. The staff is courteous and are not pushful. They don't need to be. These apartments are selling themselves. Such was my adventure just trying to land one. This place has a waiting list. There's a reason. I've been here for several months now, and besides the enormous dog banging above us (not the complex's fault, it's just a big dog), we've had few complaints. Anything that needed to be fixed has been, and quickly. The pool is lovely, and the gym (open 24 hours) has what you need to get/stay fit. My wife loves it and now my parents are seriously considering leasing an apartment here. They've come to visit. They've seen the prices and done the math. Ultimately, all we ever really pay for is a roof over our heads. A place to sleep. But it's when you're awake, when you're living life with all its complexities, that you realize the Village of Hampton Cove is deceptively luxurious.
I used to live in these apartments 3 years ago. I never had any problems while living here. It was always perfectly quiet, my garage worked without issues, neighbors were courteous. The apartment staff was quick to respond and helpful. Never had any maintenance issues so I can't say anything about that. That being said I brought my boyfriend to live with me in these apartments 3 years later. Due to rents being so high now I thought this was a great choice for what I'm getting in comparison to other apartments. Besides, who doesn't love FREE valet trash and breakfast on Saturdays?
Location is perfect for anything that you are looking for. in less than five minutes you can make it to the movies out to dinner, or a trip to the Groceries store. If you feel like hitting a Pub or two. need a late night trip to the Drug Stores. Great Schools for the kids, even shopping for back to school supplies less than a five minute drive from your front door! The Buildings are Quiet and Private, the grounds are well kept and clean. The Management makes sure that all maintenance requests are completed in a timely manner. There are two Great pools on site and they are always well maintained. This is the one of the best places that I have ever lived. I am so glad that I found this place!
The best of both worlds! The Village at Hampton Cove has centrally-located apartment homes that are within walking distance of restaurants, shops and other businesses, but quietly nestled away from the hustle and bustle of traffic. This gated apartment complex has video surveillance with an on-duty security guard and boasts two outdoor pools with poolside wifi and lounging chairs, quaint courtyards with barbeque grills throughout the complex, a business center, and workout room with a free onsite personal trainer. I moved in a month ago. I have not experienced any negative issues, either with my neighbors or the staff. I rented a totally furnished apartment, it has everything! I only needed to buy cleaning supplies, toiletries ( and it even came with a small supplies of these things) and groceries. I was gratefully surprised by all of this. Also , the location is excellence, close to everything!
"I don't get it" Hampton Cove is a great place to live. Pet friendly, Free coffee in business center with computers, printer and Fax......all FREE. Great workout center, (2) well maintained swimming pools. The front office personnel are classy and lovely. FREE Hot Breakfast on Saturdays........what is there to complain about. To complain must mean you are very, very spoiled and should get a room at the Hilton.
The only good thing to this apartment is their location. I had countless experiences with their front staff and for the most part they don't know what they are doing. I have easily paid over $1000 in fees and quite frankly I am more satisfied breaking my lease than I was signing it. The parking is extremely reduced, so be cautious of your vehicle. Maintenance was kind. Overall my experience at these apartments was not appropriate to the amount paid. DO NOT RECOMMEND AT ALL!!!
