Property Ratings at The Village on Riverwalk
Living here has been an extremely difficult process. From the deteriorating units and incompetent staff, to the massive roach infestation, it's been a nightmare to say the least. It's so unfortunate having to be uncomfortable in a place you call home and pay rent for.. I'm going to primarily focus on the pests this review. Residents are charged for pest control automatically, each month. Pest control doesn't even come if you don't call multiple times to get added on the list. So why are we being charged for a service that 1) isn't guaranteed and 2) doesn't work? Being that these buildings are old, full of cracks, and infested, you would think that pest control would be a service that's required WEEKLY and consistently for all buildings since this is a major concern within the complex. There is no excuse for us having to call and get waitlisted for weeks on in, just to have our unit treated. And again, pest control is a BILL not an option. This is an INFESTATION, not a mild issue, and it needs to be handled properly and efficiently. It is a serious safety hazard that's completely unacceptable and quite frankly, disgusting. It isn't a suitable condition for anyone to be living in, and management doesn't seem to care.

When I first came to the apartment I loved it. It was close to my family and friends even stores and fun places. It has a huge pool and the neighborhood is great, one friendly guy George help me around the place and told me near by places that were great to check out he even helped me pay a bill when I was low on money. It’s even affordable for my budget I’m glad I found this apartment it’s a place I can really call home with me and my pet dog.
Roaches everywhere. I woke up from bed and found a huge roach on my bed in my first week of moving in. Please stay away from these disgusting apartments.
Roach infestation, mold, lack of maintenance. I’ve had the property manager come out almost 2 weeks ago & still no change. I’ve put in service request & sent emails with no response. I’ve called & no answer. So you have to show up to the office in person. I’ve been here since March 2021 and I’m looking forward to terminating my lease early. Definitely not worth the emotional distress.

Dear Resident, We apologize for any inconveniences in your home. Please contact the leasing office immediately for resolution. We look forward to hearing from you
This is honestly an attempt to get management’s attention to fix our AC. It is hotter in out apartment than it is outside. We have out multiple work orders with no success. It is miserably hot and management does not care to fix it.

They are VERY VERY... old apartments , it's mildew in the bathroom ,told them about it didn't do anything. they just paint over it when people move in . The flooring is terrible feels like I'm going to fall through the floor. Its cracks in the ceiling. The only thing is good about these apartments is the Security

My family and I have been living at the Legacy for about 13 years. We call this place home because it is. The office staff is awesome and amazing! They go above and beyond their call of duty to help you at any given time. My family and I are blessed and grateful for our legacy family. Thank you legacy for being a true place to call home. If you need a home look no further. The legacy is the place for all. Continue to Rock! The Smith Family. Love you all!??
I have been a resident of Legacy Apartments since August of 2015. In my time of being a resident, I have reported the following issues in my apartment to management, maintenance, & office staff, via phone & in person, that have not been handled. 1. Mold in my bathroom. Maintenance painted over the vinyl tile they have in the shower & the ceiling, which has worn off over time & exposed the mold. I also had a leak coming from my bathroom fan. Maintenance painted over the molded spot where the leak was & patched it up poorly. 2. A cracked window was caused by the lawn care service the complex uses. I called on 6/11/2020 & spoke to someone who worked in the office. He said he would notify management. I never received a call. I spoke to the manager face to face the morning of 7/2/2020 after no one came to fix the window. She stated she would be by my apartment in a hour after my conversation. She never came. I called the office again on 7/3/2020, only for the same apartment manager I spoke to the day before to rudely rush me off the phone while I was explaining my full issue (my a/c went down that day as well). It's still not fixed. 3. My carpet is over 6 years old, at least. Legacy has a no smoking policy in their lease agreement. The previous tenant in my unit did not follow that rule. It took over two years for the smoke smell to leave the carpet I have had, since Legacy did not replace the carpet before I moved into my unit. Their policy, according to a former manager, is carpet from previous tenants is supposed to be replaced before a new tenant moves in, with a maximum amount of time for carpet to remain in an unit being 4 years. The end of my lease in August will make 5 years since I've lived in my unit, & who knows how long the carpet was in my apartment before I moved in. 4. I have periodically have had issues with bugs for the past 2 years (roaches mostly) like 65-70% of tenants at Legacy (someone who previously worked at the complex gave me this percentage). Maintenance does not do regular pest control. I have shown video to office staff, & had maintenance come into my apartment to show them where the bugs were coming from. Of the dozens of instances that I called, put in work orders, & spoke to maintenance in person, they have only came to do pest control 3 times. Given what I've outlined about my experience, I would advise anyone to move here with open eyes, & don't believe what you read in the positive reviews.
I ve been residing @ the Legacy apts for 4 years coming from Florida....I wished I could say something bad about the place but unfortunately I CAN T...This def is THE SAFEST APT COMPLEX in Clayton country(PERIOD)....Throughout the time I ve spent here...I never even hear a fight in this complex...The office staff is the best and believe me they are always on top of their game and the best part About the legacy is that it s right next to the highway.....there s always police patrolling around the complex 24/7 and just that piece of mind they give me make me re sign every year a new lease.....Beside that they always have events for the community specially during the summer....When u live at the LEGACY APTS...You don t just rent....u feel part of a family....a very strong connection between the residents and the employees here.....I would def recommend this apt complex to anyone
Nicest community on riverdale road. Everybody claims Clayton county is a bad area. It’s the people, not the community. But the people and community known as the legacy is great! I’ve been here over 2 years and never had an issue. The leasing agents are nice down to earth people. Only issue is that it’s not totally electric but for the rent price why complain!? Planning to be here for a while.

Thank you for your review! We are lucky to have great residents here!
It's the second time that I've lived here and now the office personnel has changed. Alex has a vibrant, uplifting personality and she's always very helpful. She presents herself as "always available", she listens and gets the job(s) done. She's the best! A problem with the toilet, heater, or whatever, the job has always gotten done. And usually the same day.
I love this place. I have been here for about 10 years. I feel like it is a diamond in the rough. The staff is awesome and loving towards their residents. I pray that God continue to bless this community. Thank you Legacy. Keep on rocking.
The apartment I lived in was infested with bedbugs!!! I had a professional hot treatment done and they went away for a day or two and afterwards they returned!! I wasted a $1,000.
Property Manager at The Village on Riverwalk, Responded To This Review
I'm sorry but we always advise all residents of bed bug protocol. Once we are made aware of the situation we always make sure we follow up especially for something this serious. Had the apartment been infested when you moved in we would have never made you pay for it. If you got them after you moved in that would have been the reasoning as to why you would have been responsible for the charges for treatment as per your lease agreement. We hope everything is well with you and I'm sorry you had a negative experience with us but I assure you had we been aware of your situation it would have been taken care of in a timely manner. Have a wonderful day.
I have lived in the Atlanta area for nearly 12 years, and without a doubt The Legacy Apartments are OUTSTANDING! From the folks in the front office, and the maintenance and security staff, to the resident community themselves - it doesn't get better than this. The community here, and the many functions they hold for residents make a wonderful, welcoming space. Any questions or concerns you might have are answered or addressed with a rare quickness you won't find anywhere else; this staff doesn't play. They are on it (in well under 24 hrs) and it's taken care of. The common areas are always clean and accessible, the folks are friendly. Honestly, if you can grab a spot here, you'll never want to let it go. Easily the best place to call home.

Thank you for all your kind words regarding our community! We were truly blessed with some of the best residents!
I lived here for 18 months , it was a great place to live, the office staff was like talking to family. the cost of living there was very good and you dont have to worry about security of your place , there is a police officer on site most of the time, but at night always there. the gate keeper keeps all the un wanted people out. i loved the yearly pool party there also. the shuttle to the airport is also helpful. and the complex also has google fiber for internet and tv . if i did not have to move out of state i would still be there today.

Thank you for the great review! We wish you much success!
I have lived in Georgia for over 22 years and many apartment complexes and I must say that these last 7 months living here at the Legacy Apartments has been the best ever. The hospitality and sincerity of the staff is phenomenal. The management crew: Rebecca, Alex, Essie and Vi ALL have been the best and have shown me nothing less than their appreciation for being a tenant. If you have a problem it is addressed withing 24 hours or sooner depending on the issue. A quiet and safe neighborhood. They are always doing things for our community even had a free summer program for the children this past summer FREE. I HIGHLY recommend this place to be your next place of residence. Trust me you will not be disappointed. I am here for the long term. Cynthia
I have been here over a year. I love this place, it really feels like home. The office staff ( Becca, Essie and David) are wonderful! I love them, they have activities for us and the pool is the best. I love the security here, I am a single female and I feel very safe. On site security and police patrol through quite often. Maintenance is always there when you need them also.
As a resident here at the legacy apartment for 7 years I have found this community to be one of the best one around. The staff and Mangament is so professional. Attend to everyone of my needs inside the apartment. Great community.

Thank you so much for your review!! We truly appreciate your feedback and hope you enjoy living at Legacy for many more years to come!
I moved in June 28,2016 bc I stayed there before in a 1 bedroom. I moved out in 2015 and returned back bc my first experience was not so bad. It was doable. Unfortunately when I return at first I was happy bc I was making good money and wanted to stay here and save my money..BUT I didn't know it was infested with RATS n ROACHES. A neighbor told me they killed 30 mice in his house...but the leasing office stated that his place was a mess. THEN.....I seen a HUGE RAT in the kitchen and couldn't cut the lights off in fear of the roaches taking over. Now my lease was terminated bc my nephew friend got mad with me and told the leasing ppl I was unleashing...they had no proof...BUT it still worked out in my favor. So reading these other remarks....these must stay in the back. I stayed in the very front building right in front of McDonald's. I know for a fact that the building on the right side is indeed infested with Ben the RAT and a bunch of his little brown friends do roach n his buddies. It's a place where you get when ur going through very very very hard times and in desperate need like I was , but I just didn't want to share my space with rodents. Terminated my lease was DEFINITELY was a blessing from the almighty God. Now I live in a RAT n ROACHES free home. Btw an upgrade is desperately needed like 5hrs ago. Now THIS real talk and I must warn others.

Thank you for your feedback and we appreciate you coming back to live at our community. I'm sorry the second time wasn't what you had hoped but we do not allow sub-letting as most apartment communities ask that all adults be listed on the lease agreement. We apologize for any inconvenience this may have caused you. The Legacy truly strives every day to make this a place residents love to call home. We wish you luck in your new residency.
I've been living here for almost 2 years now. I give it it all stars plus some. Being that I had a tight budget initially it was the price that attracted me. I soon found that the apartments had much more to offer than a financial break. It's quiet and very safe environment. The rooms are very large and my kitchen is nice and spacious too. More perks too, it is gated and the pool is always clean. The staff is amazing and attentive to my needs. I am happy to call this community my home. -B

The Legacy is truly about community and it's residents. Our staff truly strives to make this more than just an apartment but a place you enjoy calling home for many years to come! Thanks for your positive feed back!
I finally feel safe at home. This is a gated community with a 24 hour manned security gate for drive in as well as walk in access. I love that. The staff is nice and the grounds are clean. The pool is very big. Can't wait till Google Fiber starts service. With a bus stop out front and shuttle service to the airport I really do not need a car. I can get to the interstate within a block of the property and get anywhere in the city I want to go quickly. Did I mention the airport is very, very close by. I love it here.

The Legacy would like to thank you for giving us such a positive review. Our shuttle service dose set us apart form most communities. We are fortunate to provide such a unique service to our residents. We are looking forward to providing you with the best apartment experience possible!
I like it here my first apartment in ga. Staff is friendly. My only complaint is ive been here 2 years they have raised me rent twice 20 first time and over 30 the second time. i have a flood or leak in my apartment every other day. I keep my place very clean but from the leaks my apartment smells like mold and mildue no matter what i do. They really need to fix this water situation. This may become a health hazard for me
This was supposed to be my first apartment and just a temporary move after graduating college to figure out my life. Well, that was 4 years ago and here I am again, renewing a lease. The Legacy really is a cozy place to call home. The staff is warm, friendly, and helpful; you will feel like you have a friend to call on from the application process to calling in work orders. Maintenance is quick if you have a problem. There are always events to get involved in, for the holidays and just because. The grounds are lovely and quiet, and the pool is huge. Rent is affordable, and the location is great; right off the highway and close to schools, grocery stores, fast food, etc. I could go on and on about how great this complex is, just to say that I really couldn't have found a better place to call my first apartment. When I saw the apartment in 2012, I knew it would be right for me. And now, I just can't seem to get away! Lol, the staff has really made this a home for me and you would be doing yourself a disservice if you didn't stop in to see what they have to offer. :)
The Legacy was the only apartment homes I had been to where I felt part of the community. They hold events at e-v-e-r-y occasion, and then some, and then a few others just because.. whether its cookies with santa, red velvet on valentines day, trunk or treat on halloween (the safest way i know how), the barbecues by the pool where we drank ate and danced till the weee hours of the morning, to the zumba in the pool every saturday, and so much more like the sunday brunches, and movie projections for the kids and guess what... not one of the things i mentioned ever had any form of cover charge. They do it to sincerely drive community interaction. it's always "come on down and get some cookies", lets have bingo nights (with prizes, still free). all of these things are fond memories i share with the staff and other residents from the legacy. they were always smiling, knew every one by name and were genuinely pleasant to interact with. they went above and beyond to make sure their residents are taken care of. i remember the insulation on my door was missing. when i came home, my door had been sealed and the problem was taken care of. Missed your delivery? late night shift? you're covered. come by the security, if they got it, you'll get it. the repair staff is incredibly fast and professional. I would highly recommend them any day, to anyone!!!
I relocated here for work from up north. I must say I had many options but a coworker told me about the Legacy. It's not your legacy from years ago I was told. This Legacy Family really go above and beyond. No matter if it's to talk, pay rent, or concerns, they welcome you with a smile. I had a 2 bedroom which was way more spacious than others I've seen with updated appliances, and good appeal. My neighbors were approachable and we even hung out in the building. Being my first apartment here it's one place I tell ALL Transferring people to go to if you want to be close to the airport, the Walmart, the fast food spots and 3 main highways. If you stay anywhere else you be a fool because for the space, price and hospitality you won't get it anywhere else. Stop in and tell them I want to be a resident here.
Wonderful place to call home....Great management, maintenance and security. Had to relocate to Atl cause of my job and so glad I chose Legacy as my home. Close to shopping area and did I mentioned free shuttle to and from the airport. What more can a happy tenant ask for. Thank you Legacy for allowing me to call this home. A must do...
Don't judge this place from the past this place is amazing I can't believe my new apartment is so beautiful this community is quiet and filed with mature trees everywhere with squirrels playing its just amazing the grandkids will have a beautiful place to swim and play next summer and that makes me happy....give this place a try you will love it..its nothing like it use to be...Five stars
I had the pleasure of living here for a year. From the moment we viewed the property the sat add was extremely welcoming and accommodating. The prices are exceptional and the property is super safe and close to the airport where I worked. 24/7 security, great safe and friendly environment. Excellent community events. Best place to have lived.
I needed to relocate from Washington DC to Atlanta GA on short notice and Legacy Apartments was able to move my paperwork, select an apartment for me, and move me right in - mind you this was done remotely. Some inquire about the CURRENT state of Legacy Apartments and I describe it as being a secured, quite community that handles any concerns you may have in a quick/timely manner, and invests time into creating a community with the events they host. Lastly, downtown Atlanta can be accessed within 20 minutes. Legacy is located 1 minute from the highway and 10 minutes from the airport.
Good location, community activities , shuttle bus to the airport.
I thought it was a very nice community. Families, professionals and single people live there. Ample security, enforced security gate, plenty parking and friendly neighbors - great place to live. It was clean and accessible to the airport for employees. The office staff was polite and swiftly processed my paperwork. When I didn't get the apartment due to credit red flags, they discretely and respectfully told me the news. I am a picky person and I would rent there in a heartbeat!
I have lived here about two and a half months. It's quiet, reasonable, they have tenant activities and you can't beat the free shuttle ride to the airport. I love it here!!!!
It was nice people were nice just a very busy place need to proritize better, but by it being a very large complex it's to be expected. Haven't moved yet looking forward to moving in Jan 10th.
This complex is old, but has made evident renovations in an effort to restore a good area. Although dated, Everything is clean. The pool is very nice and the center of the community. The grounds are maintained well, with the exception of ants on sidewalks. (My children happen to be allergic). The laundry area is convenient and clean. The environment seems safe although the doors of the apartment need more reinforcement as there are no deadbolt locks. Overall I would rate the complex a three & would recommend it for short term if someone where looking to save money for a year or so.
I visited the property and I like how they welcomed you. Just waiting for an approval so i can move by sept 1st
I applied here 8-9-14 and Ms Rebecca is really friendly and professional. The staff showed my kids care as if they were already residents. The reviews not only helped, they were honest. The security is tight which is a plus for me too.
The quality of staff management lacks professionalism. This community has definitely had a major upgrade and that I applaud the owner "Great Job ' .Please hire quality staff that really care.
first off I just want to let you guys know that I NEVER DO REVIEWS, unless the service is EXCELLENT. And needless to say the legacy apts deserves this review. the staff there is AMAZINGGGGG ofcourse I have my favorites Rebecca and Dessi but everyone is GREAT. They go to extreme measures to make sure you are happy, honestly I felt like I was looking for a house instead of an apt lol. im due to move in officially on Saturday may 31st and I cannot wait. The owner and management team has come along way from what it used to be. everything there is gated if you don't have a key you cant get in. and that's my favorite part. I love that they do activities with the children and ADULTS no one is left out. although marta does not run out there they do offer a shuttle bus and airport employee discounts. it doesn't get no better. Jacksons Landing (the old name) has nothing on THE LEGACY ! I promise its not what it used to be. you gotta check them out. I plan on being here until my boyfriend proposes lol gotta long way to go my pretty little face will be around for the next few years :D
I was very impressed with the renovations that have been made at this property. It has been around for quite sometime now; and so it was refreshing to see what changes and upgrades were given to this community. The new owners, it seems have taken great strides to make this property safe and one that anyone would be glad to call "HOME".
I been living here for 8 months. i admit these apatments are old but these people did a turn around.i used to pass by here long time ago and it was bad but it calmed down since this new owner bought this place. Maintenance is pretty good. The office make you feel like you one of they family. Its a different experince walking in that office and than going to another place. The shuttle service they offer is good they be on time and that i love because i work at the airport. They have alot of community events. My stay here so far has been good. My rent is what i can afford and their referral stuff they be havin sometimes helps alot. I recommend people here if you work close to college park area .
Living at Legacy gave me the experience of a staff who sincerely cares about their residents. Maintenance have shown up in matter of minutes to resolve any issues. They even gave residents Chik-fil-A one morning before leaving out for work. Thanks guys!
Peaceful and clean environment, Management very helpful, courteous and best service ever the maintenance provide Friendly neighborhood. These apartment should rate 2 thumbs up.
