Front office does not answer phones, or emails. You have to schedule an appointment to talk to anyone. Office is closed otherwise. Maintenance is a joke if they ever show up. When they do it’s unannounced. You submit a work order through an app and hope someone comes out. Never know if/when they will. Communication is terrible all around. Apartments are nice though. Not worth the headache.
I have loved living here at The Village! Landlord and office folks are kind and attentive. Maintenance responds to work orders quickly. Any issues I had were all minor and fixed right away (filter change, light bulbs, faucet tightening). My apartment was a renovated one and super clean when I moved in. Package room is easy to access, never had an issue. Neighbors have all been pleasant and friendly. Stairs are a bit noisy at times but it’s pretty quiet here the majority of the time. You have to drive to everything from here, but nothing is that far away. Grocery and Door Dash deliveries have been easy and convenient as they can drop them at your doorstep without any communication needed. Parking and garages plentiful. I have always felt safe here too. This is a gem in Carmel!

Very disappointed with my stay here! One maintenance guy was phenomenal. Had gone the entire pandemic with my refrigerator not working, and they would not replace it. In addition to loud noise up and down the stairs, I had to move my bedroom to the back. Dog poop everywhere...I can't write everything that I would like to say, but I was very unhappy and frustrated with these apartments. Denise the leasing consultant was AWESOME!

Gas leaked. Gas was turned off for a week. No hot water and they just said sorry for the "inconvenience."

Most of the office/maint. staff are friendly so it is hard to write this, but overall been very disappointed. Unit/grounds shown during tour are nothing like what I received. Office staff friendly but often unable to provide resolutions which just go unaddressed. Older buildings on lovely scenery; has potential, but obviously mgnmt doesn't have the care/pride to put the work into maintaining. At move-in, I’d taken the day off work & was having a mattress delivered. I was told I couldn't get access cuz the place was filthy. Made me wonder if anyone had even walked thru the place before my move-in. They told me it would be prof. cleaned & I could move in next day. Next day it DEF had not been cleaned. Kitchen cabinets were covered in sticky film/stains; had to scrub them myself-- stains never came off even /w bleach & scrubbing. Wasn’t given an "Inventory & Condition form" during the move-in (should have per my contract) & wasn’t givenformal walk-thru. Had to request a walk-thru & took my own notes/photos. Sent an email /w 20 photos of issues found during my initial walk-thru. Found more issues over the course of the first weeks there. Grounds: rust/mold on buildings/ staircases, dumpsters/storage units inexplicably in parking spaces, broken/dysfunctional gutters, pieces of buildings falling off, wood rotting/damage & paint peeling, cigarette butts, dog poop, etc. Just a few items upon move-in that were never fixed or took months to fix: -Dirty rugs & debris/trash left on my back porch. Finally gave up & disposed of myself -Window screens falling apart/held together by mailing tape -Kitchen cabinets not flush & filthy/stained upon move-in. Stains don’t come off /w scrubbing/bleach -Stains all over the concrete on my porch & outside my front door - "Sprinkler Room" alarm beeps every few secs & audible from bedroom. Have placed 4 service requests for this since fall 2019 -Dysfunctional gutter system that caused flooding whenever it rained. Eventually fixed by my unit after a few months, but gutter issues are still in the whole complex -bath drains were clogged /w gunk -Front door only has 1 functioning lock -Garage door deadbolt lock doesn't work -Laundry room door fell on me repeatedly; fixed after a month/3 requests -Dishwasher/disposal clog; fixed after 7 months/3 requests Scenery is an appeal here, but not worth the poor quality of units/grounds or lack of mgnmt. I hope they’ll consider taking more care & pride in maintaining this aging property.

Lorie and Denise are wonderful! They made the application process and move in quick and painless! The apartment complex is a beautiful community along with every amenity you can think of. The maintenance staff are very responsive and quick to please. Would highly recommend The Village if you’re looking to move to Carmel.

Lived here for 4months now and love it! Complex is beautiful, apartments are spacious, maintenance and office staff are always smiling, friendly, and very helpful. Lots of residents here but its never too loud or crowded. Always get a nice spot right outside to my place. Trash removal almost every night is a blessing. Close to many businesses and stores but has a sense of seclusion. The storage in the apartments are unbelievable! Definitely consider moving here. Very safe and affordable community.

Do not move here! Do not move here! Do not move here! The place just went downhill the last few years. Maintenance is terrible and issues take forever to get fixed. Was forced to leave after multiple attempts at fixing hot water issue were never resolved. Mgmt does not care and has bad attitude. Good riddance to this place. And mgmt - do not bother responding to this about how sorry you are - blah blah. You deserve all the bad ratings you are receiving
management never answers the phones and when they do they really have no idea what is going on and maintenance needs to get it together roads are always horrible and they have no clue how to repair roads it’s not that hard trust me

We lived here for 2 years and in that time Buckingham took over management of the property. It went downhill fast. We had to ask multiple times for service orders to be fixed and when we moved out the process was miserable. We tried for over a week just to get a hold of someone, leaving messages did not get a response! Once I got ahold of them I was told we paid $50 for them to clean the carpet so the next tenant could move in, something that should be their responsibility. When I expressed my concern to the representative she had no good answer. If you want to go for them to allow you to move then go for it. Apartment was great but management is reason enough to consider somewhere else.

I lived here for two years and ended up not updating my lease after the second management change. The first group would not respond to phone calls or maintenance requests on anything ranging from lights being out to air conditioning being broken in the summer. The new management is no better with communication. They redid the website where we had autopay set up and did not let us know that doing so may have cleared the payment setup we had in place. Instead we got an email about a party and I got charged late fees and only got notified when I was called given a day before they sent out eviction notices. It has been 5 months since I moved out and I now have debt collectors after me for move out costs that I already paid and they won’t pick up the phone. Their amenities are beautiful but don’t expect any communication from them whatsoever.

I have had constant maintenance issues since I moved in, they have been out many times to "fix" the issue and still haven't resolved it, I ended up having to fix one of them myself and the other one still exists nearly 2 months after moving here. They also are now telling me I owe them a fee that was not discussed prior to me moving in and have withheld my deposit from my previous apartment because of it. The office doesn't answer phone calls or emails and they like to hang up on you, the only way to get ahold of them is to talk to them in person. They are just really unorganized. One of my maintenance issues is a bathtub sinking into the ground, they have been out to look at it twice and haven't done anything about it but told me a contractor would be out here to fix it. I have received three different dates on when the contractor will be out to fix it and took each one off from work and they never came up and when we brought it up to the office they didn't know what we were talking about. Just a general bad decision to move in here, I wish I never did.

I was shown a newly renovated model and thought all units would be so clean and updated, not so. On the day of move in I was shocked to see that not only was the unit a run down mess, it was filthy. The laundry list of things that needed to be fixed include mold on grout in bathroom, the shower was in bad need of new caulk, the blinds were a filthy mess with dust and stains, the lock going into the garage would not open unless you took a screw driver and pried it open. I could go on but it would take forever. I should have insisted on seeing the unit before I signed on the dotted line.

I have only lived in this apartment complex for 4 months. I have had numerous issues with the management and maintenance of the property. Poor heat ... was told to just close the vents, locked out of garage was advised that they couldn’t do anything and I had to wait even though I had to go to work, water leaking from heater- they knocked a hole in my wall and left it not repaired forever. GAS LEAK I was advise that I was just worried and to leave my apartment smelling like gas and then gas company them selves came out and found ALOT of this time to give citations for ... as well as fixed my LEAK they advised me I didn't have and was being paranoid The last straw was when I came home to find another vehicle in my garage and all my belongings missing.... I approached the apartment complex and stated that there is no sign that my garage was broken in to so they must have my belongings ... They advised they accidentally canceled my lease for the garage in December and moved another resident in but are claiming that I did not have belongings inside So if there is no sign of break in and the only other person in my garage after me was a employee of the Buckingham company group... then when did the alleged burglar take my belongings? I made a simple request to comp my rent by the amount that was taken... they refused to take responsibility and continue to stand by their untrustworthy employees. I never thought a company so big in this area like Buckingham would be ok with such bad business practices I will be taking them to court and will be continuing to advise all I meet in this very small city to stay away from such a unreasonable establishment. Paying way too much money to be treated like trash!

If I could provide less than 1 star I would. When we moved in the apartment was full of trash, mold, and bugs that we had to clean ourselves and we had a window completely cracked in half. On top of that, not only is the price about 50% too high, they randomly charged us an extra $100 dollars each month until I was finally provided a break down of costs the extra charge mysteriously disappeared. Honestly, there are plenty of nice people, other than the management team here. I would suggest this place if they even pretended to care but not once was there any attempt made to improve our stay. This location and Monarch investments are terrible people and I hope I save you the trouble.

Grounds unkept. Do not plow snow or shovel walkways. Never answer the phone. Passive aggressive in emails to residents. Not helpful. Raise rates like crazy after whatever “deal” they try to get you on.

The new management company (Monarch) is sketchy beyond all belief. They broke the lease and Indiana code by entering my unit and all others on my floor for a non-emergency inspection. I have a camera in my unit which recorded the entire incident. They are on camera going through my clothing and making fun of my body. The office staff is incompetent, and the regional manager tried blaming me, but once I had proof that they didn't deliver notices, the attorney from their home office offered me a $100 rental credit for the lease violation and breaking Indiana state code. However, once he found out I told my neighbors about the $100, it was taken away from me. Very sketchy. The staff never picks up the phone, the grounds are unkempt. I woke up to 2 flat tires just 3 weeks after purchasing 4 new tires, all because they were rushing to get the roofs replaced before winter and nails were left all around the community. Mind you, the roof damage was from the wind event we had in the Spring. It took many emails, a huge headache and over a month for my tires to be reimbursed. I've had water damage to my bedroom ceiling (called several times about that), and the water leaks from the bedroom vent onto my bed. I have a nice stain on my mattress now. They don't care. There is also a silverfish issue in the buildings, especially if you're on a top floor. I kill 1 to 2 of these EVERY DAY. Again, called multiple times, they send their pest guy out who simply sprays the baseboards, and that's it. Horrible experience.
The village on spring mill is an immaculate place to live!!! Our upgraded, spacious, two bedroom two bath is the same price as other one bedroom apartments in Carmel. The maintenance team is super friendly and they always complete maintenance requests with urgency. The property is very clean and quiet. Everyone is respectful and we have everything we possibly need provided for us. This is definitely the place to be!!!
Recently moving across country I was looking for an apartment that is close to work, affordable, and safe. I got it with the Village on Springmill Apartments in Carmel, Indiana. It is a gorgeous apartment complex with pool, workout facilities, and lounging area. It is a quick drive to Downtown Carmel that is full of shops, restaurants, and entertainment as well as its surrounded by bike paths. A great apartment complex for anyone!
After living there for well over a year, forking out good money for an apartment that was not well maintained. Sure, maintenance staff was always on top of any issues we had, but the apartments were outdated, poorly insulated, and having your heat go out, or having leaks were a norm, and obviously something that needs to be addressed by management. There is also mold, which management refuses to acknowledge. Not to mention the maintenance supervisor/manager Jeff (?) was a miserable human being. Being the person in charge when we left the complex, he was extremely rude. He even made appalling comments about me and my family when I called the office. I seriously cannot believe they would let someone like him work with the public. The office staff was always pleasant, but was never on the same page, and you could get different stories from different people. Also be prepared to pay ridiculous fees for damage that you did not leave. Theyll get that money somehow, even if it is several years old. After moving to the area, I really wish we would have looked around more, because now that we left, we found way nicer apartments in the area, for the exact same price. Overall the apartments are old, and are in desperate need of upgrading, since they expect you to pay competitive rates. They just do the bare minimum for anything. Not worth the money. period.
These apartments not only meet the standards of a college student but once I moved in I realized I could also see myself raising a family here. Not only is the maintenance staff prompt on fixing any problem that arises but the staff members here make you feel comfortable and right at home. I'd recommend these apartments to anyone looking for a great place to live short or long term. It's got everything someone whose living on their own or for families would look for when they are searching for a home such as attached garages, safe neighborhood, prompt service and very friendly neighbors. I never knew the grass was actually greener on the other side till I found these apartments.
We are newlyweds and been looking for a place together, and found it to be exciting but challenging. The process and employers at this apartment were so helpful and kind to understand our needs and wants in a place to call home. They made us feel welcomed in our first consultation. Didn't pressure us to sign right away but would call and check on us and how our searching was going. We knew that this was the place. We were happy with the overall help and assistance. We won't move in til October 25th...but counting the days until we get to call it home. You don't need a big house to call home just family, love and good people. Thats why were excited to call Village of Springmill our home soon.
I love my apartment its absaloutly amazing from the manager to the office staff everything is perfect. It close to everything a mall less than three miles away a kroger a mile away and great outdoor view.
I love living at the Village on Springmill. The community is quiet and the walls thankfully are thick so noise isn't an issue. Unlike my other apartment complex, it's ok for me to walk out at night without having to look over my shoulder. I never really see law enforcement around unless there's some type of resident medical emergency. The staff is friendly and is always quick to meet my needs. At one point pet waste was an issue, but management quickly determined a solution to keep the grounds neat and clean. The only continuous gripe residents seem to have is about parking. There are simply not enough spaces on site, but those new to the community can rent an affordable garage to avoid parking issues.
We came to the Villages on Spring Mill through the recommendation of our good friend. We have fallen in love with the area; this apartment is close to everything we need, including grocery stores and Clay Terrace (an outdoor shopping mall). It has been a pleasure living here and the office and maintainence staff is amazing and will go out of their way to assist you in any way they can!
My apartment is a one bedroom, one bath. It is quiet spacious, with a large bathroom. It is on the first floor, which allows me to have a comfortable covered patio. My favorite it the attached garage with storage space, a treat for Indiana cold and snowy winters. The staff is quite efficient, when repairs need to be done. The location is walking distance to trails and shopping, about a mile, I like to take advantage of walking there when I can. Mary Carmel, Indiana
So this morning, I opened my Facebook and saw this request from my apartment complex. Make sure to write a stellar review for our complex and get win free rent. While the offer is tempting, I feel it needs to be earned. This raises a question then, how many of the reviews on this site are truly accurate. How many other people, will lie, for the sake of getting free rent. I will write a real review that is factual, and not just made up for the sake of hoping to win free rent, and boosting the approval score, so that the management can get a bonus. My honest opinion is there is room for improvement. Specifically with communication, more often that not we are not informed about things until after the fact, or if even at all. I have lived at this complex for several years. While the surrounding are nice, I feel the apartments need to be overhauled especially to compete with the newer apartments around. Parking is an issue at some buildings, you can hear your neighbors at all times of the day and night. Policies need to be upheld instead of just suggested. We have valet trash, which is forced and not an option, and I do not see a benefit of having this service. They often forget and or do not pick it up and I end up hauling it down to the dumpster myself anyway. I have never used the pool facilities, they look inviting. There are 2 grills and outdoor seating for socializing that seem to be popular. The exercise room is average, I think a few things could be upgraded in there as well. Maybe offer personal training to the residents for free ( like the complex 2 miles away) . I feel relatively safe here, but it would be nice if the lights around the facility were in working order, there are several that are out and have been for as long as I can remember. They used to have a service that would text you when a package was delivered to the office. I have had numerous packages sitting in the office with no notification, I was told the texting service was no longer working. There are a lot of building missing shingles, the slightest breeze sends them flying and strewn about the grounds. Maintenance is adequate, I have only had to need there assistance on a handful of occasions and the response was usually within 72 hours. There were a few times they entered the apartment without notice ( to change filters). Is this the worst place to live.. No.. Is it the best No. But for the area it is adequate.
The Village at Springmill is a great place to live. The people are great and the property is very well maintained. The have a monthly newsletter that lists the Village activities. Great gym, pool and even grills for community use. The free fresh ground Starbucks in the computer lounge is awesome.
I absolutely love living at the Village on Spring Mill. Even though it is an older community, the greenery and complex always looks top notch. The front office and maintenance always ensure the complex looks beautiful and put together.
We have been incredibly lucky here at the Village at SpringMill! We were nervous about adjusting to apartment living when we sold the family home and moved this smaller place. The grounds are well kept, maintenance and service requests are always addresses with a day or two and the staff is always reliable. It has become home!

I have lived in the Village on Spring Mill for 2 years. I have lived in several apartment complexes in the Indianapolis area and other states and I have not had an experience with a maintenance staff as a whole, that has been better. I have not had many maintenance issues, but they have always been addressed in a timely manner- with hints as to how to make things last longer. I am out every morning and each one greets me with conversation and a smile. I don't think I could ask for a situation where I felt as safe. Thanks to the great staff!
I could not have wished for a better living experience. I only left because a second daughter moved home, and crowded us out. They had a knack for hiring attractive, personable ladies for the office, and capable, friendly maintenance persons. In fact, in the entire ten years, although there were not that many maintenance issues, every one was addressed the same day it was filed. Highly recommended.
