Property Ratings at The Village on the Preserve
Yes it does have some flaws it`s apartment living. This place is more up to date then all the other places we looked at. The staff was very helpful and fixed minor repairs when we moved in. Very reasonably priced, neighbors are nice and it`s very quiet. Me and my wife have lived in a lot of apartments in our day with four kids and we have taught them to have respect for people underneath us if we lived on the second floor. I recommend living here it`s great!! I wish we would have found this place years ago

The apartments are pretty nice. Everything is fairly up to date. Maintenance requests were fairly quick and same day. The nearby traffic is SUPER LOUD if you live at the stretch of complexes right near Center street by the Sonic. Cars speeding and racing nearby at all times of the day. If that isn't for you, I would choose somewhere else. The people at the leasing office at first were very pleasant to deal with, but beware that your security deposit you put down will NOT be fully returned back when you move out. I put down a $400 dollar deposit down and only got about half back. Their was no significant damage that would ever warrant taking a portion of the security deposit from me. The apartment was cleaned and in tip top shape. They sent me a itemized reciept of all of the fees they charged for cleaning various appliances (oven,stovetop, bathtub) which were all squeaky clean when I moved out. I had minor holes in the wall from little nails for hanging various things. They charged me a dollar per hole to fill them. They charged me $10 to replace a lightbulb! I've lived at several apartments over the years, and have always gotten my full deposit returned to me. Unless there is significant damage, (which their was none!)..Cleaning/ preparing the apartment for the next leaser should come at the expense of the apartment complex- not the person leaving. They layer a lot of sneaky policies within the leasing agreement they will try to use against you. So get a copy and review it before you sign the lease! Long story short- dont expect your full security deposit back- document everything ( take photos of everything) when you move in so they can't screw you over and don't expect any professionalism when dealing with the leasing office!

I just moved into one of their one bedroom units at their Mission Pines location two weeks ago. It has definitely been a huge upgrade from my previous apt. I love the unit and the building is so quiet. I do not hear my neighbors at all. The view from my balcony is beautiful. The location is great too! I have had a good experience with the staff and maintenance. Would definitely recommend these apts.
Don’t buy into the luxury apartment idea. Things break very frequently for no reason. My garage door has stopped working twice in 10 months. My shower didn’t direct water to the shower head when I moved in and was replaced but has since again needed to be replaced for the exact same reason. My in sink disposal was rusted out. It was rather dirty when I moved in and it took about two months to get rid of the nasty powdered carpet shampoo smell. The upside is I have very quiet neighbors, minus a few barking dogs. The landscaping and drive are well maintained thanks to the property being owed by Lanaha. But having a landscape company manage apartments seems to not be the companies strong suit and things need to be updated and replaced with quality replacements so they actually work.
Keep in mind, most people only leave reviews when they are unhappy. My 2 years at these apartments were terrific. Beautiful space/views, VERY friendly staff, clean, incredibly reasonable price, and quiet. Only leaving because I purchased a home. Would highly recommend.
I loved the apartments and they were very convenient in distance from where I work, but their winter maintenance is horrible. Parking lots will be covered in ice for weeks as they don’t invest in salt, only gravel. I saw at least 3 people fall even when walking carefully because of how bad it is.
Do NOT live here! The units are FAR from being "luxury". The staff is rude, extremely difficult to deal with, and not at all prompt regarding any matter. We were excited about the pool but the first day we went it was closed due to not passing a health inspection. Save your time & money and go with Broadmoor.
I have lived here for almost 3 years and do not foresee myself leaving any time soon. I have never felt like I am living in a typical apartment. It just feels like home. The colors are welcoming and the landscaping is beautiful. The staff is responsive and the maintenance staff completes work orders in a timely manner. I had a water heater issue and it was taken care of the day I emailed in the work order. During the past snow storm, all of the snow was removed from every garage driveway and side walk. Even the walking path was cleared for those that have dogs. It was nice to wake up the next morning and know I wouldn't have a problem getting out of the complex. Most people only write a review when something bad happens or they are dissatisfied with something. I wanted to review for the good!
Every time it rains, the ceilings in the hallways leak and then there is always a lingering smell the next few days (mold?) Also, any time a request is made for something to get fixed it takes months for them to address it. Pool seems rarely open during the summer. This past year we got emails detailing how cars were getting broken into. Dog Poop everywhere! The Gym consistently has at least 2 machines that are broken and stay broken for months. Having only 10 machines that's a pretty decent chunk of them. The property owners also own the land that home depot and walmart use so don't expect to get out easily when it snows as we are the last priority when it comes to plawing. Scenery is nice though I will give them that but the overall vibe is overpriced and tacky.
I have had such a positive experience here! My boyfriend and I have lived here for about 7 months and have no intentions on leaving. They allow all dogs "except aggressive breeds" but no weight limit restrictions! Granite countertops, fireplace, quiet preserve, and a beautiful walking trail all got me into renting but after staying over a month I fell in love with the staff and the property all together. I love my home and never want to leave, unless we need to move to a two bedroom for a baby here on the property! :)
Nice complex, quiet, good location. Apartments are very spacious
My apartment complex allows 2 dogs per apartment in designated buildings. Owning 2 dogs I had so much trouble finding an apartment to rent. My apartment has a fireplace, a pantry, a washer/dryer, big closets, a big kitchen with a dishwasher, a big balcony and it backs up to a park so I have a great view. It's a secured building so I feel very safe. It also has a pool and an exercise room. I love it here!

lived here 2 yrs 3rd floor no problems except maybe looking for a parking space esp in summer time...maint. never an issue maybe a little slow but with maint items that require immediate response always have been helpful. Like the small apt feel and u dont feel like a number at other LARGE complexes. oh and the noise what noise but maybe its where we live.
I love living here. I wake up to birds chirping and a very clean beautiful environment. my apartment is well taken care of and the office staff are wonderful. The residents are pleasant and the dog population fun. I do not even own a dog.
If you're thinking of moving out of the city but are worried that too much peace and quiet will bother you after years of becoming accustomed to noise this is the place for you. You don't need to pack your alarm clock either because the nursery next door will graciously awaken you at 3:45am (like they did for me today) loading trucks with rock and concrete from the bucket loader. The occasional jackhammer at 9pm on a weeknight is as much a joy as seeing the wild turkeys in "the preserve". And if you think you'll miss the traffic noise don't fret, most nights are filled with the sound of the street coming from West Center road, which the Douglas County PD will let your teenagers use as a drag strip on Friday and Saturday nights and not say anything. Did I mention the nursery next door? Oh yeah, it's owned by the same people who own the apartments, so they're well aware that they're waking people up at 4am but seemingly don't really care. But seriously - don't be fooled by the language of living by the idyllic preserve, it is quickly done away with by the company made noise when you least want it.
This place is not what it seems! Very visually appealing, however staff and maintenance very sub-par! Used car dealer mentality will tell you whatever you need to hear not what they really intend! Issues with cleanliness and health concerns! Do NOT trust this staff! You have been warned!

"Used car dealer" mentality. I couldn't agree with this more! I communicated with the office staff via email, but when I arrived on site during office hours, no one was there. When I mentioned this to them via email, they did apologize and said they "must've just missed me." I decided to set up an appointment to view a couple different floorplans. I communicated the floorplans I was interested in via email, and I was told that they were available for viewing. When I arrived on site, I was shown the guest suite which was not either of the floorplans I was interested in viewing. I was told that the floorplans I was interested in would be available after the first of the month. Sure enough, I stopped by and was told that one unit had been rented and the other tenants relinquished their notice. Sure, it could be true. However, after dealing with this particular staff on a couple occasions, I never once got a good vibe. I'm going with my gut instinct and looking elsewhere.
