Property Ratings at The Village on University
We lived here for 5 years due to the apartment being affordable. Apartment itself is fine, nothing fancy, somewhat run down but we did move in to a partially updated apartment so at least we had newer appliances. We've never really had issues with management or maintenance. The laundry room is a joke, two washer and two dryers that work maybe half the time. Biggest complaint is just the neighbors. We've returned several toddlers who managed to escape apartments while parents were too drunk or high to watch them. Our dog has been attacked by multiple other dogs. Cops and fire department are here on a weekly basis for OD's, homeless people in dumpsters, noise issues, and other public disturbances. The majority of people who live here has no common curtesy and will blast music either from their car or apartments at anytime of day, there's always a car alarm going off and people yelling. Sound proofing is very poor. We understand this is not the apartment managements fault but it became very tiresome and is a large reason we decided to move.

DO NOT LIVE HERE!!!!!!!! They don't even deserve one star. I have no words to express the suffering I experienced while at the village on university. We have many photos to prove this. I have no idea where to begin..... 1. Park is full of dog poop, (no one picks it up), no pool or exercise room as advertised, the laundry facility doesn't work and takes 5-6 hours to dry. Waist of $. The maintenance was nice and kind, but never correctly fixed anything. We didn't have hot water for 5 months. It took them multiple tries to fix the issues that was resolves months later. They also don't know how to paint, repair doors/windows/screens/ drawers/cabinets/heating and cooling correctly!

We are sorry that we did not meet your expectations. Thank you for your feedback. We were unaware that you did not have hot water for that long. We would have sent out our team ASAP to resolve this. We will communicate with our current residents to remedy the issue you brought up about the dog park. The fitness center plans were put on hold due to COVID in 2020. We hope to one day add this to our community but have removed this from any marketing once the decision was made to put the project on hold. The Village on University team
this was, dare i say, a scarring experience. we’ve lived here for a year and a half, and our first work order still has not gotten attended to. the maintenance men ask us to rate them five stars when they cause more problem than solve. first we had a toilet clogged, they didn’t get to it for two weeks and when they did they took a chunk out of our sink and never came to fix it until we placed a new work order. then we had a leak in our basement, so they came while i wasn’t home. they asked for 5 stars again, upon my arrival i find standing water in my basement. then the other day my heater broke, i called them and the maintenance men left with somehow breaking my hot water and washing machine hook up. none of these people in management or maintenance have any sort of education. i haven’t felt a single person has a high IQ. not only that, but they do not care about you or their property whatsoever. they only see you as cash means. we received a notice to vacant a few days ago after only paying our rent on time for a year and a half and being loyal tenants that want to take care of their property. we are now being held responsible for all the maintenance they decided they didn’t want to keep up. please save your time and money, and don’t end up on a situation that financially screws you over like this!

Due to this, there is an additional delay to coordinate a time to complete the requests. We're terribly sorry about your heat and plumbing issues. There were separate events. #4 building is full of black mold. Balconys have rotten wood that you will fall thru. They charge you for things that there maintenance crew does in your apartment. Trash everywhere left by the dumpsters and refuse to clean up. Not a nice lace to live
I toured the apartments looking for a 2 bdrm and I was satisfied with the cleanliness of the facility.
I was there visiting a friends and like to see that they have a new playground and a dog park
Recently visited and was blown away with how well the maintenance man handled a situation quickly and professionally! Leak happened not only did they show up quick he was in and out with it fixed probably! This property is lucky to have a maintenance team like they do!
This property is well maintained and quite clean.
Since Fairlawn took over you can see the difference. They cleaned it up, added good lighting, and a dog park. Way to step up and add value to the property
I have some friends that live here and it seems like a great community to be a part of. It's clean and the new driveway is so nice! Its well lit at night and you will feel safe at night.
The new owners are taking way better care of the place! The maintenance team does very good work and is very honest and trustworthy.

Showed me a nice unit then put me in one with a gigantic list of problems! The shower was ABSOLUTELY filthy and covered with mold everywhere!!!!

The Village On University is literally the picture perfect place to live. Everyone in my building is friendly & so are the new office staff. They do an amazing job at running this place & making sure we’re well taken care of and I’m definitely proud to call this place my home.
I have been here through several property managers, best by far. They keep their word abandoned cars removed, snow removal done. Many renovations going on can’t wait to see this community when it’s done. Thank you

I currently live on this property and they have made giant steps on improving both the inside and outside in the small amount of time I've lived here. Every maintenance request I've made here at the Village Apts has been handled with diligence and genuine care from both the management team and maintenance department. This is truly a great place with great people. Swimming pool, on site laundry facilities in every building ,dog park, great location ,24hr cameras for added security comfort and more. Definitely a place with good caring people who genuinely care about making this your home.

We’re coming up on 1 year living here and I have to say that it’s gotta be one of the best deals on an apartment in Peoria. Rent is very affordable, the leasing office staff are very kind and reasonable, the maintenance team is generally very quick to respond to issues, and the new management is making a lot of exciting changes. They redid the whole parking lot, renovated the pool area, built a new dog park, and now they’re renovating the other leasing office into a gym! Needless to say, there are lots of amenities here at a very affordable price. The neighborhood is generally pretty quiet, and it’s in a convenient location close to schools and the Metro Center. They’ve also renovated several of the apartments and made them look really nice, so you can get a great looking apartment if you want to pay a little more! Overall, I would highly recommend moving here. ??

Management & Staff 5 ?'S It has a pool, gym & dog park. Complex is clean,safe and quiet and has security cameras everywhere. It's located very close to shopping, restaurants & bike/ walking trails. Newly remodeled. Great place to call home!!!

My fiancé and I have lived here for 3 years. We have went through several property managers/owners and fairlawn (current) have been the best so far. They did come in and raise the rent on our townhome which we obviously did not like, but when we put a maintenance request in, it is taken care of ASAP. They have fixed all the potholes in the complex and are currently re-doing the pool area which I’m excited for. Only thing that could make this the best is if they went through and updated all the units which they desperately need. - Serenity Elser
Me and my boyfriend just recently moved in to the village and we love it! The management is so welcoming and easy to talk to. The apartment we moved into is perfect for just the two of us and it has recently been remodeled. It’s modern and affordable, exactly what we were looking for.
My lady and I just recently moved into The Village. We were both so excited to move in and now happy to be here. The location is very convenient for us too which definitely makes an impact.
This apartment is so spacious and clean! I love living here and being able to call it my home! The roads are always cleaned up when it snows and garbage is cleaned up when it is present! The staff is very friendly and helpful as well!
Our family moved into this apartment last November and it feels very good. The place is very quiet and clean. The staff are attentive. The bus station is close. The rent is not very expensive. If you want to rent an apartment, this is a good one. s Choice.
I love the quiet and safe neighborhood everyone is family the leasing office is very prompt and knowledgeable when it comes to answering questions and the maintenance team is very quick to get things fixed
Applied for a townhouse here. They showed me a unit that was full of trash, paint chipping on every wall, the wood banisters around the stairs had lost 80% of the stain and much more. Even with all these issues, they assured me they would clean the whole thing, paint the whole thing, blah blah blah. They said it would take 2 weeks to get ready. After two weeks, I received a phone call saying they didn’t have the right paint but they cleaned the whole apartment and fixed all the other issues that were discussed originally. They informed me I could either come look at it as is, or have them repaint the whole thing with a new color. I told them to go ahead and paint it all. It took 5 days for them to paint. I went back to the complex to view the townhouse before I signed my lease and they hadn’t done half of what we discussed. The basement was covered in mold (which I hadn’t seen originally), they didn’t repaint the whole thing, only the parts chipping away, they didn’t clean the moldy window sills, the AC didn’t work.... basically this place is horrible and the management doesn’t stay true to their word.
They move you in thinking everything is all nice and nothing is fixed once you move in. Half the units air / heat doesn’t work , water gets shut off without notice during unexpected times and when you call maintenance they take days to come out . They have been through 3 property managers in a year . DO NOT RECOMMEND THESE APARTMENTS AT ALL .
