There is not a score low enough to reflect what I have experienced here. Everything is misleading. They show you a lovely apartment on the tour and they promise you an older but equally nice apartment. What I received was an absolute dump! Nothing about it was remotely as promised. The paint was chipping, the blinds utterly filthy, the medicine cabinets chipping and dirty, the kitchen cabinets were barely functional, the burners on half the stove did not work, I could not operate the water for my second tub, the doors and windows did not seal, so it was difficult to keep it warm, the entire apartment smelled like mold, there were cracks in the wall, there was paint and caulk all over the bathroom floors, there was soap scum all within the tubs, there were bugs in my light bulb cover, the hallway leading to my apartment was dirty and smelled disgusting, there was what appeared to be burns all over my kitchen countertops, there were no doors for my second bedroom closet, the closet shelves were just warped and chipped boards thrown on a support, and the space underneath the bathroom sinks had incurred severe water damage. This was what was presented to me on move-in. They told me they had cleaned it. This was an utter, and flagrant lie. When I requested It be cleaned again, the results were less than disappointing. They proceeded to do more damage than good. It was filthy still, but they managed to break my blinds while they were at it. the only good thing I can say about this cleaning job, is that it smelled marginally better afterward. The amount they charged is by no means cheap. I therefore expected a nice apartment. You could literally not pay me to live here any longer! I am not a complainer, and I consider myself a minimalist and easy to please, but this apartment was not fit for a farm animal.

DO NOT LIVE HERE This place and the management is terrible, they do not care about keeping up their apartments or about the health and safety of their residents. Management will either not respond to or ignore any complaint ever sent or brought forth to them. Heating and cooling is about 60 years old and not well kept at all mine shows it was last serviced 20 years ago and constantly leaks but every time maintenance comes to look at it it is miraculously not leaking at that moment and apparently they can’t do anything about it if it’s not currently leaking. I supposedly had new carpets put in before I moved in but the 6-7 times I went through with a carpet cleaner and it still coming out dirty stayed other wise, carpets were also put in terribly with multiple spots fraying or having nails stick out. Also nothing in the apartment was cleaned from the last tenants, it looks like they threw a coat of lint over everything even wood that was falling apart and gum wads stuck to the wall. Medicine cabinets are rusting and flaking at a rate too high to clean mostly. They also do not care about following any part of the law or lease contracts, or they will not give legally required notice for when power or water is shut off for maintenance purposes, they mostly do not do snow removal. This is my second year here and this year was the first time they have ever done and snow removal if you can call it that, at first all they did was plow one line through some parts of the complex not even enough for two cars to fit. Took 2 days to get anymore plowed so almost everyone could get out. Side walks were not addressed at all neither was the majority of the walk way to the buildings. All they did was salt the six inches of snow and ice right in front of the door way, which if you have any common sense would know that just creates a giant slush slip in side outside the door. Residents had to go and buy shovels and do it themself if they wanted to have their families safe. Which in the lease contract all of that is supposedly the Apartments responsibility. Toilets break down every 6 months like clock work, trash areas are not cleaned. Pool area never has any chairs or tables you get to sit on the ground if you want to go to the pool. Management is condescending and will laugh at you for simple request they should handle and then tell you no they won’t do that, and as stated before that’s even if they respond at all. Windows and heating are both so old you can keep your heat

We scheduled a meeting time for 9am which the website allowed. After doing so we were texted that they don’t open until 10am but they would make an exception for us. When we showed up at 9, the property manager was extremely room saying her day was busy and she didn’t have time for us but we could come back at 11. Once we came back at 11, the booking manager told us she’s also not able to assist us. Waste of our time, ugly property.

When I toured I was showed an updated model and told my unit would not be updated. I was ok with outdated for the discount, but when I finally moved in, I discovered the cabinets were the originals from the 70's and literally falling apart. I wish I could share pictures because it looks like an animal has been chewing on them! Billie the manager gave me attitude and told me too bad. Not a great way to start a relationship.
Based on my experience, I do NOT recommend anyone to rent there for many reasons: The rent is high for the provided service, old A/C units that brings your electric bill to around $240 a month, the pool is always dirty and nobody cleans it at a regular bases with a closed restroom which encourage to waste the pool and make it unhealthy environment. Also, the management team were not collaborating with the residence, my fridge was leaking water from inside for a whole year and they never got this issue resolved. the tennis court is in a very bad conditions with a damage lighting poles. when you decide to move out they hit you with a lot of fees even though you don't violate the lease period. I was trying to reach the manager there for a whole week to discuss with them those fees and everytime I called they get my number and tell me that somebody will call me back and still never got that call. The only reason I lived there for two years is that I was looking for a house to buy. I respected the conditions of the lease contract and returned the apartment on the scheduled timing. But I got hit with $700 fees including my $300 deposit. So I wouldn't recommend anybody to rent from there because you can find a better places with better customer service anywhere else.
The best features about living here is the location and school district. The management sucks!! Apartments are overpriced.
Do not ever rent from this place they are nothing but a scam artist they leave the place dirty when you move in takes you 2 to 3 days to clean and then all of a sudden they hit she was fees when you decide to move out that don’t even exist like carpet cleaning cleaning these painting fees all kinds of fees just so they can take all your deposit back there maintenance is terrible they never ever show up on time when they said they’re going to had a microwave sitting my back porch for a couple weeks terrible management terrible run down apartments
The location is great, the small back yard is great for kids. the staff are great. the school district is very good.
Pros: Loved the community. It was safe. Had no bug problem. Cons: Maintenance takes 3-4 weeks to come by and take a look at the issue. When we ended our lease we were charged extra for utilities which we did pay every month along with the rent. Still we were charged and when we called up the office and asked they said some stories stating they purchased this property by 2016 and details of year 2015 are not with them. We asked them to refund(for which we already did pay), and they said they are not going to do it. Too bad! So please be careful when you are asked to pay for something which you don't even have to pay. Take a look at the bills and question them if you are being charged extra.
The maintenance requests are just closed without any work being done. In the first place, it takes 3-4 weeks for them to even review, and after calling them we're told this is not an emergency, which any sane person would understand, as you've not addressed it for a month. After that when I check the online work request it's just closed without any action. This has been happening for the last 3-4 work orders submitted. Worst leasing office staff and service.
I love my apartment. I lived here for over 2 years. All my request have been done in a timely matter. Since the new manager Laura and LaQuata Started everything really get's done. LaQuata even had me meet here in the office on Sunday when I was not working to set up my online payment. I do not have internet at home or a computer, but she came in just for me. This is the kind of people I want in my community. I even just resigned my lease. I look forward to all the new changes a Villages at Symmes and my next 12 months. YOU ROCK TODD!
Horrible experience!!! Been through a fire, someone breaking into my car, and a ceiling collapsing in my apartment. Right now dealing with excessively loud neighbors that have trashed the place, and nothing is being done. Lived here over 10 years. The location is great and school district. Can't wait until my lease is up.
Have been staying in this apartment for just 2 months and already fed up. Was advised by my friends to not consider but the location was great so I went for it. Now regretting. The staff is pathetic. Don't know how the management is managing with such pathetic staff. They won't even move an inch even if it is an emergency request. It is better to pay little more and stay at a better apartment
The apartments are good, unfortunately i could only get a one bedroom at the time, but i would certainly move into a two bedroom if i could afford to do so. they have a nice area, surrounded by trees, but too close to the highway. nice neighbors, but you have to wait forever for maintenance to come and fix anything, I have fixed multiple items here out of my own pocket. This may be my last month here, I don't think that i will renew my lease. cheaper apartments for the area we are located, and no drama or conflicts since i have been here.
This is a very bad place! I live here and I already monthly flow ceiling !!! (((But they do not repair it))) I hate this place !! My dream is to move quickly
