Nestled in Indianapolis' northwest suburbs is one of only two intact 19th-century railroad towns left in Marion County. Augusta, first known as Hosbrook, sits just 14 miles northwest of the Circle in downtown Indianapolis. The town never expanded past its boundaries, leaving its 19th-century charm to remain for generations through the years. The New Augusta Historic District still attracts history enthusiasts who revel in the carriage houses, small barns, and other period features from the town's beginning. Residents enjoy small-town life amidst a bustling and vibrant city, and the convenience to Indianapolis' many attractions and amenities.

Property Ratings at The Villages of Bent Tree Apartments
People are constantly bumping cars, scratching cars, and not leaving a note. They tow cars constantly and people vandalize cars. If you like your car, don't move here.
Unfortunate way to end our time at the villages of bent tree. We did not mind living here. Maintenance was great and the staff did a good job with events! The team did (as we confidently feel) mislead us about move out charges. They are charging us $1,500 on the premise of a "miscommunication." We've tried negotiating and showing proof of our payments and they will not budge even after talking over things for about a week. I hate to be the person to leave a bad review but it feels like they are gaslighting us. Get ALL conversations over the phone documented in writing to prevent this if you choose to live here. If it wasn't for this instance we probably would've given 4 stars.
Through our 15 month lease it has been a fight with bugs CONSTANTLY. First got bed bugs upon moving in (blamed us and we had to pay for it of course). I could have gotten over this if it had been an isolated incident…. But then we discovered the roaches. We have had roaches the entirety of our stay here and no matter how many times we report them and ask for treatment, they simply will. Not. Go. Away. At a certain point we just gave up and got our own roach traps. It didn’t fix everything but it was at least better than whatever “pest control” was doing. We found a dead bed bug again later, but pest control gave us the all clear so we thought it was a false alarm. Just found out though that no. There are indeed live bed bugs because we found them ourselves. It frankly feels like management does not care about our living situation and has just written us off when it comes to these pests. Cannot wait to be out of here
My lease cannot expire fast enough. This apartment community and complex is absolute trash! Key words: dirty, unkempt, rude associates, BUGS!!! Stay far away from this place.
The apartments themselves are pretty nice just not very modern. The villages of bent tree does the bare minimum in every aspect. My neighbor got his car stolen from out front. I have seen a dozen people get arrested there in my 1 year, including residents. Your stuff has a good chance of being stolen. Once you move in they will not lift a finger to help you with any menial requests such as maintenance or simple information - this seems to be a challenge for them.
I wish I could honestly give them a negative 5 stars. I never felt safe living there. I once submitted a service request for a broken lock on our building and it took them weeks to fix it. It was unacceptable especially considering that it was a security issue in a bad neighborhood. There was constantly staff turnover and no one ever seemed like they knew what was going on. My roommate and I moved out and asked if there were any final costs or if we needed to sign anything and they said no. We just got a letter a month later saying we owe $1000 for a bunch of random fees and they claimed we lived there an additional month than what we actually did. Trust me, it’s in your best interest to stay FAR away from here.
Appliances are old and they are in no hurry to fix it, nor does it seem like anyone knows what they’re doing. Mildew in bathrooms, dishwasher brings up foul smelling water, oven was on uneven ground that created problems. Maintenance cane out to fix the garbage disposal, which then caused sewage to leak all over floor and carpet. Another occasion they came out to fix the dryer vent, instead they disconnected the vent to steam up the laundry room. Office staff is hard to reach via email or phone (conviently after you move in) and give you misinformation. Depending on who you talk to the answers you get change, that is with office staff and maintenance. Early termination is possible as long as you know 2 Months in advance (closing on a house is 1) and pay $1600 extra dollars.
I have lived in these apartment for 2 years and everything is mostly ok except the electric bill in the winter. The apartments are very poorly insulated. It costs me more to heat my one bedroom apartment than house. Expect electric bills in the 160s during the winter months and to still be freezing inside.
Great place to live expecialy if u like convenient shopping and restaurants within walking and driving distance Also quick fire and police response. Very quiet neighborhood and great school district. I would recommend this complex to a potential renter.
Lived here for 6months... hated every moment... overpriced for out of date apartments
I went almost a year without any issues. The maintenance staff is wonderful, but I can't quite figure out why it takes a month to fix an air conditioner. I will reconsider before signing a lease here again.
It's a little shady that my account that I've always paid rent with suddenly won't go through and they thought to tell me by putting notes on my door after I'd informed them I was moving out of state. I only received a call on the 11th when they would start legal proceedings. Oh and echecks aren't suppose to have fees, but this place will find a way to fee for everything. Fees on top of the eviction threats for having people over and my dog barking (when she was at dog daycare where I worked), the leasing staff will try to impede on your privacy. The apartment was nicish but not worth this stress. They even spray painted the stove drip pans so when I went to clean up after dinner the first night it revealed old, burnt drip pans. Pretty much a metaphor for this place, shiny at first and ugly when you get a closer look. I had 3 people look at my apartment because they wanted to move in and warned them off after the first threat in the first month.
My Mother died in these apartments. They were ruthless. They charged rent when we signed the lease even before the walk through! They Took Mom's Deposit even though the unit was left in perfect condition. The unit was a nightmare. The water heater leaked and flooded it 5 times. My Mother was tormented by hearing the neighbors upstairs. It sounded like a bowling alley upstairs. They painted the bath and it smelled terrible. My Mother did not use that bathroom. When she moved in the kitchen cabinets were disgusting. I had to scrub stuff stuck to the off before they could be used. They stole about 1,200.00 from her estate and were rude about it. Not nice people at all.
I love it here, it is quite, peaceful and secure. Repairs are done promptly and if there is a delay the staff will immediately let you know. I strongly recommend this complex.
If you are looking for an apartment that is close to almost everything then this is the place for you. The apartment complex is close to tshopping, highway, bank, restaurants, fast food, and more. The neighborhood is in a safe part of town. The bad side is the apartments inside are very run down. Old fraying carpeting, Loud toilets, outdated kitchen, and not well insulated. Can hear your neighbors upstairs, or next door. The price is on the steep end. Not worth it. I will be looking for a new apartment when my lease is up if not sooner.
I have lived in bent tree for appoxiemntly 7 months I love it ! Definitely will be signing about her lease ! Wonderful quite community , very peaceful and helpful . The office is great and maintenance is always there to help! I highly recomend
Apartment is great. Apartment building, staff and parking situation, not so much. Rent is not what's quoted, hidden fees. Rent due on 1st, no grace period. After first year, rent goes up. Maintenence is awful. The building itself could use minor sprucing up. I resigned second year lease because of money invested into apartment (paint) but will definitely move when second lease expires. Sixty day notice is required before moving. . .note to self!
I have been a resident with Villages of Bentree for two years and it didn't start so well. My neighbors didn't seem so friendly and it was hard to find a parking spot in front of my building! I wanted to get out of here a year into my lease. But things started to change! The pool was starting to get a maintained cleaning constantly. They built a dog park! (Dog lovers unite!!) And maintenance became more active. Long story short this place isn't perfect. It has problems. But it has definitely improved and makes it tolerable to live. :)
The villages at bent tree is a pretty nice place to live. Lots of activities like the pool, newly added bark park, and gym. Right near the intersection of Michigan rd and 86th street and close to on and off ramps to 465N and 465S. Traffic within the complex is not bad, but that intersection can be slow. We've had no problems in our two years here. Were near brebeauf high school so sometimes you hear sporting events going on. But it's not obnoxious. My biggest complaints are: 1. the office people. They're friendly, and they try, but they lose mail all the time and don't tell you about stuff. 2. Geese. They're everywhere. 3. Maintence is pretty slow. They say they'll come and they don't. Typical stuff. 4. The paint job in my apartment was really bad. Mirrors and doorknobs have paint on them. They can paint your apartment for a fee, and I think they're putting new carpets in all the apartments. 5. Litter. There are lots of dumpsters so that's handy, but there's litter everywhere. Were near a lot of fast food places and theres bags and cups in the parking lot, and the trees and bushes. There is construction a lot. But I think that's a sign that they care I guess. But I feel safe here. There's the occasional cop car parked or watching something. People walk their dogs and there are shortcuts to Walmart with in the trees, so that's cool. Our apartment was originally a great value per sqft when we first moved here, But it's gone up a bunch since then. It's worth checking out if you're looking for a year or more lease.
I like my new apartment. Nice one bedroom affordable. Reasonably quite area for being in Indianapolis. Great view of the lake from my covered patio. Caught some decent sized fish from the lake. Office staff are friendly and helpful when needed.
The only reason I'm even giving Bent tree any stars at all is because the roof didn't fall in. Everything bad that you can think of in renting with a place happened! Don't let the nice smiling faces and first glance fool you. The apartment looked amazing when we first moved of course, but we should've known there was a problem when we went to the main office and there were already angry tenants in there. Bad choice. They hit you with all kinds of hidden fees. I've had nothing but problems with this place since I've moved and I'm only staying until the lease is out. And ohh DON'T DO THE EXTENDED LEASE!!! It's a trap! You'll wanna get out of here ASAP when you find out what they're really about. They act like they care about you but when your air doesn't work in the summer "emergency maintenance" will tell you that it's a luxury to have working air like they told me and that after a certain period of time the sun goes down which makes it cooler inside so after that time he doesn't get paid for calls like this so I'd have to live with it. Moral of this story just don't rent at bent tree. 7/27/15
