Property Ratings at The Villages of Florence
The administrative staffing and support is terrible. They force you to go through 1 person who is terrible to deal with. Not clear to me if they are incompetent or liars. They are not transparent about billing. I was randomly billed larger (by double or triple the amount) sewage and water for random months. Multiple times it pushed me above my automatic rent payment threshold. I always used the same amount. Never did I double or triple my consumption. I set the threshold to know if my bill ever fluctuated unusually high. My threshold was ~$100 more than my average rent which fluctuated +/-$30 month to month. They also are very inflexible with payments and charge late fees when they are not appropriate (infrequent but happened 2-3 times during my occupancy). They threatened me with $500 charges for mistakes that they made (administrative). They cleared it but sent me nasty voicemails about it unnecessarily. They refuse to remove their mistakes and you end up eating fees for their mistakes. $100 here and there does not break me but it really does irritate me and is super greedy on their part and added up to $500 over my time there. They billed an early termination fee (2 months rent) when I moved out (they billed it 2 months before I moved out) and promised they could give me a payment plan, never followed up and charged me a $100 late fee for a bill that shouldn't have been billed until I moved out. Bottom line is that they have sketchy accounting and/or administration. The apartment unit was nice and I did not really have any issues with it. But they were also built in the last 10 years so that would be a red flag if they were already having issues.
Do not rent at The Villages Florence, KY 41042! I live on Stratton Drive off of Kyhler Drive. Poor quality builder (see attached), continued noise, multiple cleanings of vehicles due to layers of dirt and dust, inside dirt and dust from building, lease restrictions, getting deposit back, etc. The entire complex is stuck with Fioptics and cannot get any other internet or cable provider (very slow) and does not work throughout apartment. I am expected to clean the entire outside with an extensive checklist even though none of it is my fault. Constant emails about lease restrictions, keep all smelly garbage cans inside the garage. There is no parking on the street without threat of towing even if you have more than 2 vehicles. Guests must park somewhere else. I will have a website dedicated to this apartment and to The Villages of Florence, KY. My goal isn’t to keep anyone from renting from The Villages of Florence, but to provide my experiences and let the renter decide.
