Property Ratings at The Villas at Boone Ridge
Great location. Well-kept property. Quiet. The apartment is in excellent condition. The property management team and maintenance are responsive and helpful. A nice place to call home.
Block their email and phone number or mark it as spam. Save yourself the headache. They will email you all the time and threaten you in every interaction. If you could somehow figure out a way to live here without ever dealing or interacting with the leasing office then maybe you will enjoy it. But interacting with them is an absolute nightmare. Just live anywhere else and save yourself the stress.
Convenient location BUT terrible to work with. Poor management and administration. They do not care about tenants. The move out fees are ridiculous. Do not plan on getting any of your deposit back, no matter how well you maintain your unit. They will charge you for anything and everything that they can, including an “Administrative Fee” for $200. Annoying emails fly in constantly but they are too lazy to actually address anything they email all tenants about.
I have lived here a year and a half and have had very few problems. They are great about taking care of things. Very nice grounds and pool area.
This place appears great to the unknown bystander. My boyfriend and I decided to move in here and quickly regretted it. What I thought was just a horrible glass stove top became quite more. Yes, it is great that you can have pets and there are areas to walk them. However, most of the pet owners do not pick up behind their animals and I have stepped in poop in pretty much every grassy area. When bringing it to the attention of the office, they merely pretended to care and to "look into it" when they didn't. Yes, the layout is very sleek and the appearance of the place is quite stunning at first. But upon moving in we realized how cheap the paint (flat, no gloss) was on the walls and how it showed even the briefest touch on it. If you do not like a well insulated unit, this is the place for you. As well as limited natural sunlight in the one bedroom units. Yes, the location is great with the highway right around the corner and Pal's across Boones Creek Road. However with traffic in the morning trying to get on the on ramp (and with the current construction) it can be quite a pain. Turning left can be dangerous as the Pal's is very busy and the left turn lane is steady with people turning into it. Not to mention there is only one way in and out of the complex for all 250+ units and it appears they are building more. An end unit you say? Well it does sound like quite the deal for only a few extra dollars a month. The sound barrier is quite nice because we hardly heard our neighbor. There is a trade off however and that is if your end unit has a stop sign by it, be prepared to be a hood ornament. Countless times I had almost been hit from people rolling the stop signs with no regards to cross walks. The stop signs are merely for appearance to the prospective tenants, as most tenants just blow right through them. I was always fearful pulling out of our parking spot due to how the tenants drive through the parking lots. Two washers and dryers AND fitness room?! Yup, but be prepared to have issues with the washers and for the dryers to not dry your clothes. Either bring one with you or go to a laundry mat like we did. The fitness room has broken equipment in a small space for so many tenants. Sick of the place and want to buy-out your lease? Well it is possible, but they will tack on additional fees that aren't listed in the lease. If all that is okay with you, then this it the place for you.
If I could give 0 stars I would. To start the staff NEVER answers the phone. So if you have questions or issues you can't get an answer. They also never helped me fix my online access to rent payment. Which was a hassle because I had to stop in the office make my rent payment. When we moved out we did not schedule a walk through but according to the credit agency you should always. They will take advantage of it if you don't. Apparently from other reviews they will anyway. They kept the whole $699 deposit and charged $115 more on top of that. Which I cannot dispute because I "forfeited" the right when I didn't schedule a walk through. I guess you can't just count on people to do the right thing. What I would like to dispute is the timeliness of the move out invoice. Which I did not receive until 70 days after move out. I even inquired about it 30 days after move out. The response I got was that the notice must have gone to spam! Nothing in the mail, nothing via email, NOTHING for 70 days. The lease agreement states they have 60 days. Well, apparently, I don't have a fight unless I want to ruin my credit. I WOULD NEVER RECOMMEND BOONE RIDGE to anyone. And if you currently live there make sure you schedule a move out inspection and fight for your money.

I like it here. These units are better than traditional apartment living because you don’t have anyone living above or beneath you so the noise level is minimal. Neighbors are quiet and friendly for the most part. I have the 1 bedroom which is a tad bit smaller than most 1 bedrooms in the area but the upscale kitchen appliances and lamenated floors make up for it. The attached garage that comes with most units is a huge plus since most newer complexes in the area charge extra for that and are rarely available. Overall pricing is reasonable compared to similar complexes in JC.
This is such a great place to live. We've been here now for almost a year and we've been thinking about buying a home, but we can't find a place anywhere near as nice as the two bedroom we have now. We love the gym and in the summer the pool is the place to be. We also really love the location; I work in Kingsport and my wife works in Johnson City, so this place is convenient for us both.
