I’m not usually one to leave reviews but this one was a must! DO NOT MOVE HERE!! At first this place was great. Friendly staff just to get you to move in. There’s been MANY times messages were sent out to the front office for things for the apartment and NO RESPONSE. They have attitudes when you do go into the office and speak with them. You call and ask questions one day. The next day it’s a different answer because no one is on the same page as each other. Once you move out you WILL NOT get your refundable payment back. They will find ANYTHING to over charge you to keep your money and then some. Do yourself a favor and read most of the reviews before you decide to even look at this place!!!
They do not care for you at all, car stolen the first night we lived there and gates didn’t work properly so anyone can come in or out, bed bug infestation roaches all of it
They do not disclose right away that there is a waitlist. For two applicants we paid about 340 dollars just to apply. They reached back out and said that we could get a refund or pay an additional 200 dollars to be put on the waitlist. We obviously just asked for the refund since 540 dollars for two people to apply seemed extreme. 7 days later which was the maximum amount of time they said it would take to receive the refund I started to call. I called multiple times a day for 3 or 4 days straight with no call back. I ended up having to dispute the transaction through my bank. So, heads up to anyone looking to rent here be prepared for astronomical application fees and a wait list along with ZERO communication.
First things first - the parking is terrible. I had a designated uncovered parking (also the only one that didn't have a sign) that would get taken all the time. I had to tow at least 10 cars in the one year that I lived there. After mentioning it to management that there was no sign for my parking spot they said that the manager wouldn't want to put one there. How that makes sense I literally don't understand. Also they will charge you for every little thing when you move out even though your apartment is below average. My dishwasher broke 3 different times, our A/C leaked for months, and the bathtubs stain so easily. So if you dye your hair ladies BEWARE. They charged me $50 to fill in the holes I made for my curtains and mounted tvs. Last I checked putty only costs $10. Just make sure you leave the place looks immaculate when you leave but you still most likely won't be getting your deposit back.
I have rented at Camelback crossing for 4 years and they had my car towed because they said I left my car in one place to long! Over prices rent for not the greatest apartments!
Avoid this place at all costs. The price is not worth it and they will find every little thing to fine you. I wish I could go more into detail, but I will NEVER be renting from here again. Ever.
1st day moving in was the worst experience I ever had the A/C did not work they used a portable that kept making the power go out , the door knobs came lose , dirty appliances, dryer didn’t work etc spend my first night at Airbnb since it was 90 degrees in the apartment . Asked for my money which was $2,220 back just to move out and find another place they said yes but it would take over a week to get it back suggested I should stay with a friend until the money came back I also suggested they relocate me and she said no also they have no corporate office ????? No one is above the front office manager apparently ?
If you are looking to rent here run. The office staff is rude. Especially Crystal. If you need maintenance on anything be prepared to wait and wait. Nothing is a priority to get fixed. There are roaches and that’s not important either. Can’t wait to move. The manager is never available or hides behind her staff. Oh and parking is horrible be prepared to get your car towed at least once
3 months into lease, moved in with 2 carpet stains, no power in half apartment, dishwasher didn't work, car robbed twice, mailboxes broken into constantly, security gates are often not working,no cameras no parking, long delay on repairs... Been a nightmare for 3 months, 9 months to go! Read the reviews, then watch the movie Money Pit!
I have lived here as a quiet perfect tenant with no complaints or problems for months. I have been met with nothing but disrespect and empty promises. This place is poorly managed as well as maintained. You are lucky to get an amenity here that is functioning (bbqs, pool, gym equipment, locks, etc.) I cant wait for my lease to be over.
Parking is the main issue with this complex as a tenant you never want to leave for fear of not finding any parking anytime. It's a money maker for both the apartments and the towing company(which I'm sure they contract with). The apartments are very out of date for the monthly price. It takes forever for maintenance to fix anything. I would not recommend I definitely agree with other post advising to do research
If there was a way to rate The Villas At Camelback a ZERO I would! Leasing agent assigned my parking space to a new resident and they towed my car and “I” had to get to get it from the towing yard SMH. They WRONGFULLY TOWED MY CAR! Same leasing agent had initially called me to tell me that the apt was “move in ready” and when I moved in the apt bathroom tub was DISGUSTING!!! Had to wait for the tub to get cleaned out :/
I moved into these Apartments August 18th , had roaches as soon as I moved in asked about transferring , they said they couldn’t do that because they do the same inspection for every apartment , so basically they were saying they couldn’t promise that apartment didn’t have roaches too. I also just connected with a young lady and the exact same thing happened to her and it was a completely different building. I then acquired about leaving and they told me I had to break my lease which was going to cost 2500 dollars and I was only living there a week. They have done this to multiple people !!!! I would suggust that you don’t move here because if you don’t have problems with pest, you will have problems with parking getting things fixed . I have literally lived here less than two months I’ve already had to live with roaches and they take weeks to fix anything . I promise you do not want this headache !
Do NOT move in here and do not be fooled by the nice apartment they use to show new tenants. Your actual apt will NOT look like that and most likely will be falling apart on the inside. Ceramic tile is filthy dirty, and cracking, carpets are old and not plush like what they show you. The appliances in my unit were falling apart and very OLD and not updated. My kitchen countertops were buckling and the grout in the bathrooms is also very dirty. They do NOTHING to update the inside of these apartments except maybe fresh paint if that. They have spent all this money painting the outside to be competitive with neighboring apts, but for the amount they are charging I would look for a house. PARKING IS HORRENDOUS if you ever plan to have guests. Your guests will not find parking, I promise you. Additionally, they just charged me $405 for carpet cleaning when I was told it was $65 through their vendor but was unable to coordinate cleaning with me moving out of a 3 bedroom apt at the sametime, so they basically kept my entire deposit for carpet cleaning. A large community such as this certainly has discounts and it does NOT cost them $405 to clean carpets!! Additionally, the large burner on my stove broke 4-5 times and each time it took them 3-4 days to fix it instead of putting in a new stove that actually works. The stove only had 1 large burner, so it's tough to cook without it. I cleaned the apt from top to bottom (bathrooms, oven, cleaned floors, vacuum etc) when I moved out and they still kept my deposit. There were NO holes in the walls as I used command strips to hang up pictures. THIS PLACE IS A DUMP AND MANAGEMENT IS AWFUL WITH NO EMPATHY AND CHARGED ME AN ARM AND A LEG TO MOVE OUT 1 1/2 MONTHS EARLY BECAUSE LUCKILY I WAS ABLE TO PURCHASE A HOME. ALSO - SEE MY PRIOR REVIEW ABOUT THE FIRE ALARMS. YOU WILL GET A GOOD LAUGH ABOUT HOW PATHETIC THIS PLACE IS!
Rude and bogus apartment managers. Upon moving out my apartment due to burglary, I was advised and contracted to leave my SRP on until the end of my contract they had me to sign. After the apartment was leased and new tenants moved in 3 weeks later, no longer do the managers or the tenants know where my SRP box is. Cost me my deposit. No accountability. I can clearly take them to court with this document, but I just want to forget allll about that experience. Just overall unprofessional and terrible place. Poop everywhere. These new ladies don’t care.
Management Is a joke at this apartment complex , they do not care about their tenants .. issues with your apartment will go weeks without being taken care of, you have to be calling them. My apartment was broken into and they broke the back door, when I called management said it would take 1 week to fix it, and when the week was up my door was still not fixed, I called again and they said 2 weeks now... and if you do it yourself they would not refund your money... if I could give them zero stars I would. This has been the worst apartment complex I have lived at. One of the maintenance guys even told us break ins happen all the time. So if you have the opportunity to rent at the villas at camelback, DO NOT.... you will regret it.
Worst customer service. If something in your apartment breaks good luck. Months goes pass and nothing gets fixed
Its a nice complex but its pricey for what you get and biggest peave is the pool filter ....the noise is terrible loud and runs all day and night ...they won't do anything about it...can't open windows and can still hear it its so loud that you can't even talk to someone on the phone outside....enough to drive you crazy its terrible...

This place appeared to be alright when we originally looked at it. We were moving in from out of town and didn’t know much about the area. We have had pretty constant problems over the course of our 10 months here. First we had cockroaches and it took 8 visits and phone calls to management to get anything done about it. We were so disgusted by the way the management handled the whole situation in general. We have had our water shut off 6 different times and only been told why one of those times. The other times they haven’t even called to let us know it was happening. The grounds are a mess more often than not, the trash bin areas are a nightmare and nobody ever seems to clean it up. The management seems to struggle doing the job. I am sure it’s a big job, but there are other apartment communities that are just as large and do a better job. If i were you, i would live somewhere else
Upon moving in I reported to the maintenance and the office that the tiles were broken. The maintenance came and looked at it and said he would be back to replace them. He never came back and I lived there for 2 years. Due to the cracked tiles I actually cut my foot open and looking back now I wish I had reported it to them because they were horrible to me when moving out. The manager walked away from a conversation and closed her door behind her. They took my entire deposit for carpet when it was not in the best shape when I moved in. II was told that because I put fair and not poor on the checkin sheet they did not see any issues so all the damage that was already there was charged to me. The parking is horrible, if you ever plan to have someone come visit plan on having them park outside the complex as there is no parking available. If you plan on using the facilities such as the pools good luck as they were closed about 80% of the time for unknown reasons.
Upon moving in 2 years ago I made a maintenance request and initially they came out to evaluate it and said they would be back. The maintenance never came back to resolve the issue. I actually was injured due to the request not being fixed. Some of the office staff is very friendly but have had several bad experiences with the management staff. Management has been very disrespectful and has also walked away as I was trying to address something. The pool was closed the majority of the summer so do not depend on using the amenities that are suppose to be available. Overall I have had a bad experience with this complex and the only reason for staying after the first year was because I did not want to go through the hassle of moving again. I will not be renewing my lease and advise anyone looking into renting to be very careful of the initial impression when visiting as it is not always the same experience.
From the outside this place looks amazing however once you sign that lease you'd be amazed on what you see I and other residents for one have to deal with ant infestation,broken appliances, parking issues For starters, this place is so packed you can barely park car in the complex one time I had to park my car outside and jump the fence to get to my apartment because the apartment because the metal door that lets residents walk in and out was broken I currently have a situation with one of my appliances the washing machine is backed up with unknown dirty gray water in that water fouled up our place and we let management know about the problem. They told us the latest date that it can be fixed and we are now past that and again I came back home to smell this stench. Finally I've heard from many residents that they are experiencing pest problems however I've experienced it as well and there was a huge ant infestation took a long time to be fixed. I wouldn't encourage anybody to live here especially with those with kids.

First off, parking. This place is notorious for it. The complex has admitted the situation is bad but they can't expand anywhere to fix this. You only have one assigned spot so if you own more than one car, good luck finding an open parking spot after 6pm. There are garages available for an hefty extra fee and some uncovered parking spots where two cars can park. But they're assigned and unassigned so often and without notice that it's hard to guess when you can park there or not. I suppose if your car gets towed then it means it was assigned that day. The outer appearance looks okay and the facilities are well kept...except for the actual apartments. my apartment had severe water damage almost everywhere there was tiles, which were wobbly. I was told that he floor would have to be redone to fix it but I declined. I wish they would have done such a severe repair before I moved in. Also, my drier was half broken and my apartment had a constant cigarette smell that is probably still there. When you move out, you need to hire a professional carpet cleaner to do the entire apartment, all out of pocket. Otherwise you'll be charged a mysterious amount for it. Overall, I wouldn't recommended. Do your research and look at other reviews everywhere else. I'm not the only one with this opinion. Good location but there are better options around the area.
I give my apartment 5 star...The front office girls always are smiling, willing to help and give as much information that you need. They always send flyer out every month to let you know what is going in our community. We have raffles, meet our neighborhood. Pizza nite, we have festival days during Holiday. In the Summer time we have pool parties. They give information about our police work. We are big on our Sports in Az. They help people who is on disability. They are wonderful for our men who is in service. Villa is a great place to live. They make us part of a family. In our community.
We picked these apartments because of the area. Easy access to any where in the valley. The apartments had great deals going on when we first rented but rent has gone up twice since we have been here. This is understandable due to the area growing so much. There will be a brand new casino built in a year that's only 5 minutes away. Lots of growth in the surrounding area.
My community gets involed in the people who live here. Every holiday they have parties, they want to get to there neighbors. Office people are caring people. I have been here for 5 yrs. And enjoyed. My time here. My aprtment was a handicap apartment. Anytime needed something done in my aprtment the workers were there. For bing here and renewing my lease they repaint ed my new kitchen. Very respectful. I would recommed my time here.
I have lived here for almost 3 months. There are two pools on the complex, the complex looks fantastic and the floor plans are good. The location is extremely convenient to many of the area's attractions like the Cardinal Stadium, shopping, and restaurants as well as the 101 Freeway. The staff has been fantastic answering all our questions or explaining when we don't understand the reason for an issue. On the flip side, the basic negatives are parking, cleaning, and upkeep. When we first moved in, we were disappointed to see the cleaning was not what we consider move-in ready. The carpets had been cleaned but there was something stuck in the fibers in an area in the living room in the corner. Although the staff advised they would have that area cleaned again, the mysterious substance was still there when we moved in. We manually cleaned it ourselves. We also felt the need to thoroughly clean the bathrooms and kitchen as well. The inside windows still held the prints of the previous tenants. The assigned parking is usually fairly distant from your apartment unless you are on the 3rd floor, those tenants are usually right at their assignment after coming down the stairs. We actually have to turn 2 corners to get to our assigned parking which is approximately 30-50 yards from our door. Although the maintenance crew comes when called rather quickly, we have learned that "quick fixes" is usually done rather than permanent repairs. This is evident from the "scars" we have found throughout the apartment. The staff does attempt to keep the grounds clean, even going as far as sending out notices to remind tenants to clean up after their pets, but it seems this is seldom done judging from the amount of animal feces throughout the property. The final negative is the noise the gate makes when operating, it sounds like something out of a Jurrasic Park movie, very grating and very loud.
