The Pittsfield Lodi neighborhood begins along the southwest side of Downtown Ann Arbor and extends westward Highway 52. This large area includes part of the Pittsfield Charter Township and the Ann Arbor Municipal Airport. It is very close to Oak Valley Center, Briarwood Mall, the University of Michigan-South Campus, and Michigan Stadium – a historic football stadium, nicknamed the “Big House,” is home to the Michigan Wolverines.

Property Ratings at The Villas at Main Street
Bit of a longer review here, mostly aimed towards maintenance, but I’d recommend anyone considering The Villas to read it. After moving in, we’ve had a few maintenance “things” happen. Some standard issues that happen when new people move into a new apartment. They were all mostly minor, but the maintenance staff handled them so insanely well and quickly that it has left us a bit surprised. For example, we had some dishwasher problems. It wasn’t draining correctly, so we weren’t able to use it. I submitted a maintenance request (non-emergency) into the resident app, and within 15 minutes two maintenance workers were in our apartment replacing a broken part that they had on hand and ready. We thought maybe this was a fluke, and they just happened to have a commonly broken part in stock to fix it quickly. This was proven wrong when we had our next maintenance interaction. Flash forward a few weeks and we noticed some standing water in the drip tray of our water heater. I reported the issue, again as a non-emergency request, late in the day on a Sunday night. I left for work early in the morning on Monday, and when I had returned in the afternoon there was a brand new water heater installed and functioning perfectly. Obviously when you call apartment maintenance it’s almost always for something negative. Something’s broken and it needs to be fixed. Things break, but The Villas maintenance crew has fixed them or replaced them so quickly and efficiently that when my friends ask me if I’d recommend this apartment for the future, the maintenance crew is one of the first things I mention as an example of quality employees. Not to mention that during my interactions with maintenance workers they were always fast, friendly, and not obtrusive. For anyone considering The Villas who may be wondering about their maintenance staff (it’s a bigger deal than you realize) then I can confidently say, from my own personal experiences, that they have phenomenal staff here who are extremely quick and do the job well. Overall, including our experiences signing lease documents and finding a unit with the office staff, we’ve had a very pleasant experience here and I strongly recommend The Villas at Main Street.

This complex continues to neglect resident safety. Roads remain unpaved in multiple locations and the sidewalks (especially at the back of property and in the busy front) are left unsalted and unmaintained. Awful.

I picked Orion MainStreet because the apartment was so big! I have space to work from home, my own bathroom and my bedroom closet is huge. I moved in this summer and it’s been great.
We moved last month and our experience so far has been very bad. Our place did not get cleaned before we moved in. Shower sliding doors do not work properly, we have had a work order in since last month for this issue, they have confirmed the doors don’t work but have yet to replace them. There was a roof leak in one of our rooms (this is the only item that has been fixed). In this complex larger apartments like ours the AC units are not capable to cool the considerable volume of air space. This is our major complaint and it has not been addressed properly. We have put in multiple work orders, spoke with management about our problem and felt we were unheard. In fact, management has at times been very unprofessional. To this date we still have no clear answers regarding this. I would not recommend living here!

Joann, as we mentioned in response to Juan's posts, we apologize if you do not feel that we addressed your concerns in a timely and satisfactory manor. We do want to provide all of our residents with an apartment that they are proud to call home. As mentioned during our previous meetings, phone calls, and email communication we do take your concerns seriously. We have worked efficiently to provide resolutions to all of your concerns. Regarding the cleanliness of your apartment, we were disappointed that it did not meet either of our expectations. As a result, we did have the apartment cleaners return to further service your apartment home. Since then, we have made a change to the vendor that we utilize for our apartment community to ensure better quality going forward. While this does not alleviate your concern we do appreciate you bringing the issue to our attention so we could work towards providing better quality going forward. As had been mentioned during our meetings the parts for your shower doors were on order, unfortunately, they took longer to arrive. We do appreciate you acknowledging the roof repair was rectified almost immediately. We replaced all of our roofs here within the last 3 years so we were disappointed to learn there was an active leak. As far as the air conditioning for the apartment is concerned as per our contractors expert opinion the air conditioning unit in your apartment is functioning properly. While we did initially have to bring them out and have them provide some services beyond our internal technicians mechanical capabilities following said repairs everything has been functioning accordingly. Regarding the other items that you have brought to our attention we have attempted to work expeditiously to address. We have attempted to provide clear communication to you as we worked through the issues. Luckily, we were able to address some of your concerns within a very short period of time. On Friday, June 3rd, I arrived into town in the middle of a heat wave. I had the AC off while I was gone, so I turned it back on and let the temperature in my apartment try to cool down. Overnight and into the next day, the lowest my temperature got was to 86 degrees. I called emergency maintenance who came out to check my AC unit, to which they replied it was “working fine”. I continued to run my AC, but the temperature continued to climb in my apartment. I called the office on July 4th notifying them of the issue expecting a call back the next day (July 5th), but never received one. I even tried sleeping with the windows open to let the heat out, but the lowest my thermometer read was 85 degrees. On the evening of July 5th, the temperature in my apartment continued to rise until my thermometer read 90 degrees. I called emergency maintenance multiple times, to which they replied they’ve already checked out my AC unit and reassured me it was working fine. I escalated to the maintenance supervisor who said, “because it is 79 degrees outside, your complaint does not count as an emergency” again despite my internal unit temperature reading 90 degrees. The next morning, someone else from maintenance came to check out my AC unit, and within 5 minutes was able to identify that there was something wrong with my AC unit (apparently it was leaking and not pumping in cool air), and they would have someone try to come out today to fix it. When I told that maintenance staff about the story of the weekend, he stated, “did the emergency staff person even read your thermostat?” to which I replied, “no”. Throughout this time, I had to buy multiple fans to try and cool my apartment down, but this was obviously unsuccessful. I had to stay at two hotels because the conditions in my apartment were unlivable. By Monday 7/6, I had to live in this heat in my apartment unit for over 72 hours without immediate action from Orion management. I have tried to speak with apartment management about this, to which they replied they “followed all of their protocols.” I stated that their protocols are insufficient and inadequate at identifying problems, and they fail to admit to this. Maybe I am mistaken, but I would assume no one would want to live in 85-90 degree weather without cooling. The ongoing line for the apartment complex has, and continues to be, that it is unfortunate my expectations do not align with their policies. Again, no remorse from their end about the situation.

Hello Andrew, Thank you for reaching out with your concerns. I am sorry that you feel we did not provide the level of service you were anticipating but we appreciate the opportunity that your feedback presents to better serve our residents. From what I have been able to gather from our team and what was relayed in your emails, when Ashley (our on call service tech) came out on Saturday the temperature read was 20 degrees cooler than the outside temp, which is considered to be operating normally per the manufacturer specifications. Then yesterday (07/05/2020) when maintenance was called, the temperature outside was below 80 therefore not warranting an emergency call out. Ron, our maintenance supervisor was dispatched and looked at the unit first thing this morning (07/06/2020) and has since called out tech mechanical (HVAC vendor) to address any potential issues with the machine. Given the available information, it looks like our team followed policy and emergency protocol in this instance. The policy put into place aligns with that of the multifamily housing industry standard and has been reviewed and approved by our corporate management team rather than us at the site level. As such, this is the policy we are obliged to adhere to for all residents in all instances. Per the attached document issued to you at move in, no AC is considered to be an emergency when the exterior temperature is above 80 degrees. Again, I apologize that your expectations do not align with the policies we have in place that determine how instances like this are handled, however they were handled according to policy by our team. I currently live at Orion Main Street; today I came home to a note plastered to my appartment door by the city of Ann arbor stating that the building failed inspection. It is quite upsetting to know I pay a substantial amount each month to live at a property not being kept up to code. The complex was given ample time to bring the units up to code but failed to do so. I had been repeatedly told my maintenance request were unfounded and did not need to be repaired. After a very uncomfortable incounter with an after-hours maintenance worker, I stopped requesting assistant. This is something I would like to have known when considering to reside here; and while no complex is without it's flaws, for the rent and increases in rent each year, I would expect higher overall standards from their workers and the units--the minimum of which should be the code from the city. Furthermore, Quian, Marsha and Bob are correct. There is very little insulation for sound or heating/cooling. Our bills have been much higher here than others who live across the street. On top of the already very high rental price and the fact each year rent is substantially increased for renual, I've been looking for a new place. I like the area enough that at the end of my lease I plan to move to an apartment not even .1 miles from here. I don't think anyone enjoys moving, so take that for what it's worth.
The new management is GREEDY. A lot of HIDDEN FEES (Parcel Pending, Trash Butler, etc.) and there are no opt-out options. They want to squeeze every penny out of the residents. These apartments are overpriced and POORLY MADE. You will have very HIGH HEATING BILLS. I wish I would have read reviews and done more research before I signed my lease.
I have been living here for almost a year and I am so excited for my lease to end. The apartment is fine-- nothing special, and so expensive. They have also significantly increased rent rates-- for what?! -Thin walls and bad insulation-- my heating bill is extremely high and I can here my upstairs neighbors walking around. -The lawn is mowed early morning on Saturdays-- I'm sorry but I'm sleeping. -My washing machine stains my clothing and I have brought it to their attention, and no replacement. -They have a stupid "Parcel Pending" system that I get charged for yet I am still getting packages to my door. What's the point of this? -When they re-did the painting, they got paint all over my deck and flower pots. There are literally paint footprints on my deck! -The staff send way too many emails. -The gym is so bad. Not worth it for the price. Definitely need to find a place that treats residents well when you're paying this much.
We've been in our apartment about 3 months and have been pretty happy. Our two bedroom is spacious and was in good shape when we moved in. We had a couple minor issues on move in (washing machine and sink) but they were fixed within 2 days of reporting them. Maintenance crew is friendly and efficient. The office staff are also great, friendly when you stop in to pick up a package or ask a question. The complex has a one quirk, however: garbage collection. There is one, central drop-off for garbage and recycling; you cannot bring your trash or recycling to a place near your apartment (unless you happen to live near the central drop off). For us, this means hauling everything to the opposite side of the complex. Otherwise, the location is super-convenient to downtown and the highway. The bus stops directly in front of the complex going both ways, and the staff control parking on game days so the complex isn't overrun with fans. You can even walk over to a soccer game if you want; it's right next door. You will hear your upstairs neighbors walking around, but the complex is fairly quiet in general.
Lake Village is a great apartment complex close to downtown Ann Arbor and I94. We have been living here for over a year and have had a good experience with the office staff and maintenance staff. The community is clean, safe, and affordable. I plan on staying here as long as I can.
Lake Village Ann Arbor is a good apartment complex for grad students and young families. The units are bright and open and management is very friendly and easy to work with.
Lake Village of Ann Arbor is located very close to downtown Ann Arbor, the highway, the mall, bus stop, UM campus and stores. I looked all over west side of Ann Arbor because this part of town has the least traffic in the city while still being close to everything. For what we pay per month for a 3 bedroom 3 bathroom we are getting an awesome deal at $600/person. The pool and hot tub are really nice, the gym is completely remodeled with new equipment and there is usually lots of parking. I really don't have much to complain about, I do not see myself moving from this community for a long time really happy with my apartment price, location, and the staff in the office are really helpful with issues being resolved.
Convenient location to downtown, either driving or taking the bus.
