I have lived here for 5 months and it is very clear that they know the issues these buildings are known by the staff and management and they do nothing to fix. Day one we have had leaks and poor windows. You can compare them to the rental office windows that newer and vinyl. They are aware that the windows are horrible and they have replaced theirs but not the tenants. They use inefficient out dated , loud ways to clean, repair and maintain the lawns. You can clearly see them cut the front grass and trim the trees near the rental office more than the rest of the complex. I have seen the leaf blower guy go for hours moving very little. A person with a pointed stick could have done it faster and in less time. The mold that grows inside my apartment is Black and they told me to clean it myself. I have records, pictures and more from these horrible apartments
It’s close to the beach but like everything else there is a price to pay .The inside of the with the termite droppings everywhere including kitchen and dinning room is utterly disgusting .Then there is the MOLD to deal with .The laundry rooms are dirty and there are cockroaches in the washers .Spider webs are everywhere . Everyone has their standards ,To me this place looks very neglected needs a major power wash new paint It just Reeks The office staff tries to give the impression they are So nice and friendly with their smiley faces.Then when there is an issue it’s a different story They just blow you off ,they just don’t even bother to reply .They don’t want to deal with issues or residents They don’t even bother to enforce their own rules.I have never seen a Management Co like this.The residents deserve much better than this .
I don’t know where to begin with my review. I understand all apartment complex has issues. But this place goes to the extreme. The property management is the worst. They never respond, maintenance and the one cleaning lady are the best but they are overworked. First of all they false advertise what they offer. They state we have gated community. The gates haven’t worked in 3yrs. We also have no security and now have homeless people in the jacuzzi showering and brushing his teeth. People move out and leave all there trash outside of the dumpster so it looks like trash when you pull up. The laundry room is hideous and half the machines are never working and they shut the hot water off to save money. Neighbors are loud all the time yet they do not do anything to resolve this. Property management has an excuse for everything. You can walk through and at any given day a tenant will tell you how miserable this place is. They also rent gauge you every year and has zero consistency with the amount. Some get lesser rates than others. The landlord is cheap and will not put money into this place. Rumor has it this complex will be bulldozed in a few years and replaced with high rises or hotel. There are plenty of places cheaper with more amenities. Do yourself a favor and check out other properties and read the reviews all of them for this place before you rent. It’s nothing but problems. They are also very dirty and old.
Very bad management. Prices way too expensive for the services proposed. The property management is actually never on site and impossible to contact. And when you finally get the chance to talk to them, they don't answer your questions or concerns. We are still waiting for the deposit we gave before our arrival that we requested already 3 months ago. (1500$). I would not recommend anyone to live there or even stay there just for 2 days.
I have lived here for about 3 years and while there are some issues from this being an older community, the location is second to none. Katy the manager and the staff have always been responsive when I have had a work order and the maintenance team is quick to arrive and get the issue taken care of. It would be nice if they upgraded the apartments and maybe added washer and dryer but they put new machines in the laundry room last year and they are much improved from the ones before.

What is really sad is I’m reading reviews from two years ago that are still valid to this day I currently live in this apartment complex the staff is still horrible unresponsive and rude I cannot believe corporate has not done anything to resolve these issues with so many reviews saying the same thing over and over about the complex condition and management

This is by far the worst place I have ever lived. They apartments seem nice when you go on the tour, but as soon as the top layer of paint starts to fade from your walls you will see what this place truly is. There are layers upon layers of paint that peel and chip from the tiniest touch. I feel bad for residents with children as this kind of chemical exposure can have serious health implications. The appliances are old and malfunction regularly in my unit. The dryers were all out, except for two, for an exceptional length of time. The washers and dryers take your money, and then don't work, and the management does nothing about this. The management is probably my biggest issue with this place, other than the high amount of rent for poor quality. Issues are not addressed in a timely manner and the people in the office are so rude. I would say the DMV has better customer service than this place. Please consider all other options before agreeing to live here. The pictures on this site are very misleading, in my opinion.

We really appreciate the time you took to give us this feedback and we have taken steps to address many of the issues you have shared. We have had changes in our office as well as with our community amenities including the laundry rooms which received all new machines. We do all we can to be sure our residents love where they call home and are always open to suggestions and feedback.
The Good: The location of this apartment community is amazing. There is direct beach access, right by a huge park, close to everything in Dana Point, Laguna Beach, and minutes from the free way too. The second best thing about this place is the maintenance workers. A lot of the appliances are very old and don't work properly, but if you ask maintenance for help, then they're on it. The gym is not the best but it's available and always clean. Same with jacuzzi and pool. The Bad: During the summer, depending on the building you're in, it can get extremely hot. Even with windows and doors open, there's barely any airflow. There's also a lot of concerts at the park. It can get very loud and make parking even more difficult (see below). Many concert go-ers get drunk, parade through the apartment complex and leave trash. The Ugly: As mentioned before, a lot of the appliances are very old and don't work properly! They break over and over and over again. The maintenance guys do their best, but the machines are simply done for. This is especially true in the communal laundry room where 5/6 dryers are broken almost always. You never know if it's broken until you put your money in and 30 mins later, your clothes are still not dry. The community uses a card system. Cards are fine but for extra inconvenience, instead of being in the laundry room, the machine is located in the leasing office so you're only able to fill your card during business hours. Parking is also very difficult. One covered parking spot is assigned per unit. That's it. If you have a roommate with a car, they have to battle it out with the other people for parking spots. There' are very limited spots inside the gates, so if you don't get one, you have to park at the next street over. You can pretty much forget about guest parking. Overall: Would not recommend. I don't want to continue living here even if it was cheaper. Despite the great location and dedicated service from maintenance, the laundry, parking and noise is too much to keep sanity.

Thank you for taking the time to give us your honest feedback. We are happy to report that since this review was posted, we have made many changes to improve our resident experience. We installed all new laundry machines in both laundry rooms and got a new card system and the machine was moved to our 24 hour fitness center so residents always have access. We also changed the towing company that services the area and they offer more trucks and a closer location to better monitor the parking and tow vehicles that are not compliant with our policies. We care about what our residents have to say and do all we can to make sure everyone is able to enjoy calling The Villas home.
