Property Ratings at The Villas at Pigeon River
BEWARE!!! My son lived there for 2 years and when he was moving out and did the walkthrough with the management they said the apartment looked great and should get back most of his deposit. WELL...... when they contacted him about getting back his deposit they said they would have to take 600.00 out to replace the carpet and 300.00 for paint. He cleaned the carpet and patched up all the holes in the walls and painted over them like they asked him to. Also, he did not have any pets. When they moved in he had to clean over everything because the tenants before him had a dog and the apartment had a smell. There was dog food all under the refrigerator and stove. There was dog pee in the heat and air register vent in the upstairs hallway. It may be in the agreement about the carpet and paint but if someone has lived there for 2 or more years the owner of the apartment complex should automatically repaint and put in new carpet at the complex's expense. So anyone renting there or thinking about it don't expect to get your deposit back!!
I lived at the villas at pigeon river for 2 years and never had any problems until moving out and a minor problem with maintenance requests never getting completed. Upon moving out, we completed a walk through with management and we’re told everything looked great especially considering we had a dog that lived with us for about 4 total months out of the two years. Fast forward to 3 weeks after moving out we received an invoice saying we owed money on top of our security deposit because the entire carpet had to be replaced due to urine in the carpet. I have a 90lb labradoodle who is very well trained and has NEVER used the bathroom in the house. Not only that, the 4 months that the dog lived with me, he was never at home alone as I worked from home and took him everywhere with me when I left so therefore I 100% know he has never used the bathroom in the apartment. I asked for proof of why and that the carpet was actually replaced thinking they might have mixed up paper work but they pretty much denied that as someone had already moved into the apartment and there’s nothing they can. I also turned in two separate maintenance requests that both never made it into the system and therefore my issues were never fixed. I highly recommend staying away from these apartments. They were great at first because they were brand new when I moved in but they are built cheap and everything breaks easy then they charge you for everything they can.
