The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. A relatively upscale area, Highlands/Perkins offers a range of mid-rise apartments and single-family homes that showcase the best the Bayou State has to offer. A convenient location just across Interstate 10 from Downtown Baton Rouge means residents will always be close to the action. The neighborhood is also home to Louisiana State University, and there’s a welcome youthful energy courtesy of the campus and its students. There are diverse cuisines to explore including Cajun and Creole foods near the university and just off the interstate. Breweries have sprung up near the river and there are well-maintained parks to explore both near the water and closer to Downtown Baton Rouge.

Property Ratings at The Villas on Brightside
I never write reviews and I never insult people or places. That being said, if you want a calm and relaxing environment, utilities that work, competent management, or even barebones necessities like laundry rooms or mailboxes that work correctly, DO NOT LIVE HERE! When I first moved in, they refused to give me a fire alarm for two weeks. After I got the fire alarm, it came on randomly whenever anything even remotely hot was near it, to the point that I didn’t have it connected unless I was asleep because the piercing noise would happen all the time! After that, nothing seemed to go right. The garbage disposal gets clogged every time it’s used, and when I ask them to fix it, they “clean” it without fixing the issue of the actual disposal being broken so it just clogs again over and over. The mailbox fiasco? Wait until you hear this one. The mailbox door was busted open and filled to the brim with old mail, so I couldn’t get to any of mine. Every time I asked them to fix it, they said it was fine. I personally dug out the mail by hand for an hour only to find out that they simply hadn’t given me the key at all to begin with (I’d been using my apartment key), which I only found out the 5th time I complained. The kicker? I was the one who asked, if I had left it up to them, I NEVER would’ve gotten the key at all. But this week really takes the cake. So my power goes out in half of the apartment last Tuesday right? No big deal, blown breaker. Wrong! Maintenance comes and says they need to call the energy company, the energy company says they need a new meter and they’ll be in contact with management. Management swore they’d have it on today and then failed to do so. Do you know how cold I’ve been? The temp has gotten down to 45! Are you kidding me? I even asked for a space heater and what did they say? “No sir we don’t have one, your power will probably be back on tomorrow. If not YOU CAN CALL YOURSELF.” Hello?? Have they called at all? Do they care that I have a very strong lawsuit against them? Breach of contract anyone? They certainly don’t have what they promised. Negligence? I’ve gotten sick from the freezing cold and have had to move someplace else temporarily at my own expense. The only people who should live here are the children of attorneys. You’ll make millions. One last time, for everyone in the back who thought “oh this place looks pretty!” DO NOT LIVE HERE!!!
Been living here for a few months and nothing seems to work correctly. One of our first issues was turning on our garbage disposal and having it smoke. Told management immediately because it was a total fire hazard and was simply told “not to use it” until maintenance could come fix it. Thank goodness maintenance was on site the next day. I was told if we had left it on for about 30 seconds more it probably would’ve caught fire because both the switch and disposal were on their last leg. This place has roaches everywhere, and wasps in every crack and crevice of this place. Have seen wasps go in walls outside my apartment and when notifying management no one ever does anything expect do a quick spray. We are highly allergic and terrified to go in our apartment on hot days. Who knows what kind of nests are in the walls at this point. Like to open your windows? Don’t count on it during the summer, you’ll get surprise visits from wasps and lizards in your apartment. Cannot even enjoy our patio because we are bombarded by wasps at all times of day. If you get stuck with AC units outside your window don’t expect to have quiet. Most of the AC’s sound like they are about to take off and explode. And the patios are filthy like they have never been taken care of or cleaned. The exterior needs a total face lift there is mold growing in some places and just everything is run down and beat up. As for the unit itself it looks like the only upgrade they have done since it was built was putting “hard wood” floors in the living room. Our cabinets are warped and absolutely disgusting but no one cares about it at all. When moving in one of the bathroom cabinets was warped and molded and all they did was take out a piece of wood and put it on top and paint over the mold. In our other bathroom the tub leaks some kind of yellow liquid after showering and after telling management to come fix the hole they bandaided it and ignored me when I said I believe something is leaking because I hear dripping when neighbors shower. Our carpets were not professionally cleaned before moving in, we cleaned with our own machine and the water came out black. So much more happed that cannot even fit in this review. Overall, if you can find another place do it. My time here has been horrible, I want to like it but I can’t. Everything is fixed with duck tape and lies. Who knows what other issues we will run into. Go elsewhere and pay more, because you are not even getting your money’s worth here.

I love my one bedroom apartment. The apartment complex feels safe, even at night and my unit was updated so it looks very nice inside. I've had a few maintenance issues, but they have maintenance staff on site and usually respond same day. The only downside is that one bedroom apartments don't have washer/dryers or hookups but there is a laundry room on site.
This location is very relaxing , comfortable, spacious, easy to maintain, will give u a reason to keep a job or two, due to rent price. There's no reason to leave for laundry duty ,a convent room available with washer and dryer . A kitchen to enjoy with your mate . Sitting area to enjoy cooked or prepared meals with appealing conversations to express and share. Two full bathrooms of choice for privacy. Living area to clear daily news and information. At days End a relaxing bedroom to enjoy.
