Property Ratings at The Vista Apartments and Townhomes
The apartment is generally ok, when I first moved in however there were many major issues with major appliances like the furnace and water heater which haven't been serviced for so many years. Also many other issues with weather stripping of the apartment door, lamp, power outlet and so on. The major appliances for heating and cooling are very old and energy inefficient, like A/C, water heater and furnace which will cost the tenant more money on utility bills. The response from maintenance was very slow, especially when there is a health hazard like a filthy ancient furnace in the inside, I had to clean it out myself the first night and I replaced the filter out of my pocket. I have requested multiple times that the water heater needed to be serviced because of constant popping noise which means that it has so much sediment inside that makes it poorly functional and very energy inefficient and consumes a lot of wasted energy and money, the office never acted on this until this day, even though the manager said that there is a potential of total replacement. The manager has no clue what's going on, I was supposed to get over $3k in refund, she only approved a portion of that, and when I asked her she didn't even know what she signed off on!Also there is at least one rude and unprofessional staff at the office. My advice, find yourself a better place where you won't get ripped off. I'm actually in the process of having my lawyer deal with this situation.
Outside of an awesome maintenance worker this place is crud. The condos trash pick up is hit or miss, the plowing is a joke IF it gets done at all. In the 4 years we’ve been here we’ve seen 7 office managers! They divide the water sewage bill so if your neighbors are wasters you’re paying for it. Most recent, what I’m hearing, is rent increases to market value based on their upgraded units, no regard for how long you’ve rented and current rent maybe or what is in your unit. There are decent area for dogs to run around in. It used to be a quiet area until the nursing homes went in. Now it’s sirens all the time. While that’s out of this places control it’s still unpleasant.
The maintenance team is the BEST! Victor goes above and beyond to get things done along with Louis. Keep it up guys! I have been through several office managers and staff members during my time here. I want to say, this by far is a wonderful staff. Very professional and get things done in a very timely manner.
The good thing about the complex is the maintenance guys Vic & Louis. They have a lot to accomplish within a day but I have never had any problems with any of my work request getting taking care of in a timely manner. They both do an outstanding job, compared to the other maintenance people in the past, Vic and Louis are the BEST!!! Keep up the good work guys!!!! This place overall is okay to stay. A bit overpriced. The office staff turn around is crazy, can't seem to keep good consultants in the office. The other condos Pinefield residents need to understand they have STOP SIGN they need to use. Now winter time is horrible, the company/companies they have come plow does a HORRIBLE JOB and does not keep up with the plowing. BIGGEST ISSUE EVERY YEAR!! They need to hold residents accountable for dog poop. If you don't want to clean up after your dogs then move to a house and get out of an apartment.
We moved in to an apartment that previous held cats. We could tell because the entire upstairs reeked of cat urine and litter. It also appeared that the place was never cleaned between tenants, or even checked after move out. The floors felt like they were drenched in syrup, the kitchen was a disaster area. There was trash in multiple drawers from the previous tenants as well. They're so dedicated to throwing good money after bad that they replaced the carpet TWICE then covered it in linoleum after the smell continued to permeate, INSTEAD of tearing out the floorboards and being done with it. Four MONTHS we dealt with this. Time and time again I was told someone was coming to fix things, only to sit at home all day waiting for people who never showed. I'm still not sure if they retain the skills of cheats and failures or were simply lying to me to make me stop visiting the office, but neither one does them any favors. Well, 6 months later It STILL reeks and now they've informed us they will not be doing any more to change the situation. They told us we could stay and deal with it or we could get out. They wouldn't even lower our rent, even though we've done EVERYTHING they asked us to to help get this fixed. We're unable to use portions of our floor space because of this. They've been in breach of our contract since DAY ONE, dragged their feet on all the fixes then gave up once they decided they had spent enough. The carpets are still untacked from the last "fix", and that was 2 months ago. All in all, the single worst living experience I've ever had. Village Green simply does not care about its tenants.

Hello, and thank you for sharing your feedback with The Vista Apartments and Townhomes. We are very sorry for the concerns and inconvenience you’ve experienced with our community. We want to assure you we take all reported concerns from our residents very seriously, and work diligently to address and resolve such matters swiftly and professionally. The carpets were cleaned on 6/5 to try to alleviate the concern. On 6/14, our team pulled up the new carpet and pad to apply treatments to the flooring underneath. You followed up a week later, stating this did not help, which then prompted us to contact our vendor to come out to replace the drywall and subfloor of the closets in full, pull up the boards, and replace all soiled areas. We also opted to pull the carpet out and switch it to vinyl. These items were completed and the decision to switch to vinyl was made on 6/28. On 6/29, our vendor replaced the carpet in both areas for vinyl, and we provided compensation in the form of a $100 gift card for the inconvenience on 7/6. On 7/23, you followed up with our team regarding the concern, and on 8/13, our vendor came out to remove all carpeting, treat the upstairs area in full, and move your items back into place, which was the final action we could do given the situation. We did offer the option for you to be let out of your lease without penalty for the inconvenience, and we also offered to transfer you to a different apartment home at the community, both options which were declined. Again, we are very sorry for the inconvenience you have experienced. We would be more than happy to meet with you again in person to discuss this matter, as well as review your options for a transfer or termination of your lease. We welcome you to contact us directly at the office at 269-315-0015 or anvpropmgr@villagegreen.com to discuss. Thank you, Shane S., Property Manager
Overall, I do not recommend that anyone live in The Vista, between the management, the overworked maintenance and antiquated condos. Other things such as the lack of trash service for the condos(which get curbside trash service) with no notification. The Horrible winter plowing, to the point cars were getting stuck in their driveways. Antiquated condos resulting in high power bills($250-300 ) due to the AC needing to run nonstop to keep even 75. With Management that never followed up on items and left me hanging multiple times, to the point I just gave up. Not to mention the fact I had 3 different property managers in 2 years which mean't communication gaps were all over the place.

Hello, and thank you for sharing your feedback with The Vista Apartments and Townhomes. We sincerely apologize for the experience you had with our community, and we are very sorry our team was unable to ensure your satisfaction while you were a resident with us. We do want to assure you we take any reported concerns inside our resident’s apartment homes very seriously, and our records do indicate that our team did inspect the air conditioner in your previous apartment home, and found no issues. We did also reach out to you personally to discuss your concerns with your energy bills, but unfortunately, we did not hear back from you. We do understand the winters in Michigan can be very stressful and it did snow a lot last year. While we cannot control the weather, we do our best to ensure our community is plowed so all residents can enter and exit without hindrance. Additionally, there was one day last year that valet trash was missed, and this was due to an unforeseen circumstance where a firetruck blocked an entrance, and no notice was sent because we could not anticipate this would happen. Again, we are very sorry for the concerns you had, and that we were unable to improve your experience while you were a resident with us. We thank you for sharing your feedback, and we will use it to improve our community and customer service. If you have any additional questions, comments, or concerns, you can reach us directly at anvpropmgr@villagegreen.com or 269-315-0015. Thank you, Amber K., Property Manager
They have ONE garbage dumpster for this huge community... ONE! it’s constantly overflowing and trash all over the ground. It’s disgusting. And they charge you $7 a month for garbage which is on the other side of the complex so you have to walk a long ways or drive over to dispose of trash. Kind of ridiculous if you ask me. Why not have a bunch of dumpsters? Lived here for a few years and they have never gotten additional dumpsters a d just send out letters saying that they will fine you if they see you throwing trash on the ground. But what else are we supposed to do?

Hello, and thank you for sharing your feedback with The Vista Apartments and Townhomes. We sincerely apologize for the concerns you have experienced regarding our dumpsters. We want to assure you we are taking this matter very seriously and working diligently to improve this concern for our residents. We did send out notices on Friday, 06/22/18, informing all of our residents of the heavy influx of trash, and advised it would not be picked up until Monday 06/25/18. Due to the overflow, we did ask residents to place trash neatly in the compactor area, or refrain from visiting the compactor until it was emptied. We are very sorry for the inconvenience, and we want to assure you residents will not be fined as a result of the trash influx or placing trash in the compactor area as instructed. If you have any additional questions or concerns regarding this matter, please, reach out to us at the office at 269-315-0015 or anvpropmgr@villagegreen.com. Thank you, Amber K., Property Manager
Today I'm extremely excited and looking forward to going to La Vista to pick up my keys and drop off my first check, but it took the insightfulness and caring nature of a professional, knowledgeable and caring sales consultant- Kazmira, to get me to this moment in time. I'll never forget the feeling I had when I first called in an effort to get a new home. Kazmira not only made me feel welcome, but she handled my complicated situation with a caring and confident manner that put me at ease. She also seemed to anticipate just what I needed before I even asked, and she went above and beyond to make sure that I got the home that I wanted and needed. Even more importantly, she made what could have been a stressful time, a time of excited anticipation. Thank you, La Vista, for hiring sales representatives like Kazmira! I don't know where you found her, but she's a treasure that I encourage you to hold onto, and if Kazmira is any indication of what it is like to live at La Vista, I will be very grateful, indeed!

I have lived here for nearly 6 months. On paper (or website) this place looks okay. However, I have found that this is not a community it is a business and I definitely feel that when talking to the office staff, I find them miserable (except when you are giving them money). It took them 6 months to give me a mail key (I did not have one moving in.) They claimed it was the post office (which may be true), however it was never a priority for them. They would have to get my mail. I was getting my mail every two weeks (if I was lucky). Also, when you put in a work order they give you days times which I have yet to see them follow through. The maintenance staff is nice. They definitely overcharge! The appliances are less than desirable. The moldings, doors, cabinets, countertops where all scratched and scuffed up. When I moved in it smelled like mold (or something) they noticed it as well, they put a couple air fresheners in the rooms. For the amount of money I pay in pet fees I would expect a better dog park (A bench?) and more dog bins throughout the complex. I also slipped and fell when it was icy (They had plenty of time to take care of it) they are supposed to take care of the shoveling and Ice. Also, they don't plow their roads often and it can make it difficult driving in the neighborhood and getting out of the complex. I would read the contract very carefully, line by line. This wasn't my first place. My first place didn't have any availability for when I needed it. Unfortunately I moved from out of town and my first chance of seeing this place was when I moved in. Pros: Large dog friendly Close to everything More than 1 dog allowed While my experience may be underwhelming yours may be different. If I could go back I would have definitely asked more question and read the lease even better than I already did.
