I really love living at The Vista! It's really clean and my apartment was beautiful when I moved in. They even left me a bag of goodies as a gift. :) My cat likes the balcony and the large windows. The management team is just amazing to work with; the ladies in the office have been so kind and communication has great. I just know it'll get better from here. :)

I’ve lived here since May and I’ve really enjoyed living at The Vista! Kim and Amy have been really great in the office and the maintenance guys are prompt and do a great job. The apartments are really nice and updated, and I have an attached garage which is really nice in the Winter. I also have a dog park right by my apartment for my bundle of energy that is my dog . I would definitely recommend the Vista to anyone moving to Rochester!

Lived here for two years and just recently moved out in the summer. First off the apartments are subpar if best, the walls are paper thin and you can hear everything from your neighbors. Second, my grandparents came to visit me while I was having surgery and they brought their dog to with them when they were checking on my pet. I of course being on pain killers didn’t realize it. Got a letter not one day later basically threatening I had violated my lease. What were they supposed to do, leave it in the car? Third, having a gate that barely works in the summer much less the winter defeats the purpose of being a secure community. Having days where trashed is missed pickup, and the poor upkeep of the grass and greenery is just another issue as well. For what the rent is, the standards should be higher.

I have lived here almost four years and have been happy. Highlights include the on-sight management staff and maintenance crew. They are awesome and always respond quickly. The few maintenance requests I’ve had were taken care of within 24 hours. The people who live here are friendly. The location is nice because it is walkable to Culvers, Thirsty Belgium, coffee shops, Walmart, You and Eye, D-Nails, several stores, etc, yet is surrounded by farmland and a pond. Recommend.

Overall, the Springs offers a great value with large townhome-style apartments with an attached garage and located reasonably close to Saint Marys Hospital and Downtown. There are several nearby shopping centers which also make the location convenient. I also appreciate the in-unit washer and dryer and the amenities including the gym and the pool. The property is well-maintained and staff are friendly.

In my younger years I have lived in several different apartments and Springs at South Broadway is by far the best overall experience we have had. The amenities are great and the staff is so friendly and helpful. Living here doesn’t feel like renting it feels like we are home.
Amenities are great. Leasing and maintenance staff are always friendly, accommodating and genuine. A safe community to live in with private entrances make it even better.

The rent went up every month for one reason or another. Noisy neighbors upstairs, complained and nothing was done. Garage doors are way to narrow. Tire a mirror off of my car and still waiting to be paid for that. The manager, Zac is the most snotty person I have ever dealt with. Not willing to help with any problems. Stay away from this place. Nothing but trouble!

We are sorry that you are not happy with our community and want to assure you that our team members care very deeply about each of our residents. We encourage you to take advantage of our onsite management and voice your frustrations to the team so that they can take appropriate action if necessary. We definitely want to better understand your car situation as well as the rent as we do have set rent every month. Please stop by the office at your earliest convenience so we can look into these matters with you.
I had a problem with the rent auto pay system. Due to the holiday and weekend, I only had 2 business days to figure out the auto payments had stopped. When I contacted the property manager on Monday, I found out I would have to pay an 8% penalty equaling $111. The landlord could have waived the fee given the situation. I would recommend not signing a lease with Springs on South Broadway based on my experience and the problems other tenants have had with this landlord. To make things more difficult, the property manager made me go to the bank and get a money order for the rent and extra fee. They would not take a check although they had received automatic on time payments for 10 months. Do you really want to sign a lease that heavily favors the landlord? The management company is based in Texas. They don't care about tenant issues in Rochester.

I have lived here for 2 years now, and I have just renewed my lease for the third year. Lisa the previous manager and Zac the current one, are amazing people, so friendly, very supportive and really caring. Jon the maintenance guy is also amazing, he is always on the top of any issue you have. As with any living community Springs is always open to hearing how they can improve and are staffed by such knowledgeable and friendly staff. We have had a couple of small things that needed repaired and their maintenance crew is always fast and so respectful when entering and being in a home. I can understand the reviews that cite that it appears quickly built based on the quality of some of our cabinets, but we have no leaking or sloping floors. They have options to upgrade to marble countertops and stainless steel appliances in some units. We do pay extra for a heated garage and after this crazy winter it was worth every penny. We have enjoyed our time here and are not thinking of moving soon.

I’d highly recommend not renting here. No parking, unorganized, gates are a joke and barely work or are stuck. Random charges. Do yourself a favor and go elsewhere.

I toured the Springs on a Tuesday and was moved in by Friday. The whole approval process was super easy and convenient. I have a 30 pound mini golden doodle who loves the pet friendly atmosphere. I love the set-up of our one bedroom unit. Very spacious & updated living room and kitchen quarters. The walk in closet space is also a huge space saver compared to other apartments I viewed. One of my many favorite features about the Springs is the fact that you don't share a hallway with other tenants and you exit your unit by stepping directly outside. This is super convenient when you have pets. I'm so glad I decided to go with The Springs at South Broadway.
Beautiful apartment! If we could change a few things we would love it there….except… there are a lot of things. The apartments are slapped together so cheap! We have had trouble with multiple issues related to poor construction. The carpet in the bedrooms has a gap between it and the baseboards where you can see the concrete below, we also have areas on the carpet where either tacks or nails are pointing up and spike our feet. Cabinets in kitchen the surface is peeling away from the particle board (or whatever they are made of). We have had problems with our sink and ice maker. The hot water runs out after one short shower. Our front door was sitting crooked in the hinge, and even after our maintenance request, it took over a month and a half for them to finally fix it (not totally their fault, there was problem with warranties and they had to deal with the construction company)... but it was literally raining and snowing INTO our apartment from the large gaps between the door and frame with temps well below freezing that made our apartment so cold – and probably doubled our heat bill... and we just had to deal with it without anything other than an apology. The shuttle service wasn't up and running for months after we moved in and now that it is going it is a total joke. As a nurse that works 12 hour shifts 7-7... you have to be at the office by 550am, and don't get to St. Mary's until 645... and we only live 4 miles from the hospital. It is not a shuttle used exclusively for Spring’s residents. This would have been a deal breaker for us. The floors between units must be made of paper –It’s literally like that youtube video ‘Everyone’s Upstairs Neighbor.’ The pet waste fees are insane. – it has a lot of potential for sure… but it is just far below the bar at this point...and pretty expensive to live here. Looking past the construction issues the worst things are the neighbor noise and the shuttle. The managers at the office are great and maintenance guys are fantastic… they are doing what they can with what they’ve been given. The office has fun activities for residents, and the pool looks amazing. We love the workout facility. We have a pretty big one stall attached heated garage which is wonderful (parking otherwise is difficult though, not enough spaces near our building) and we have tons of storage space.
I toured this community and was shocked by the poor quality, no granite counter tops, just cheap construction grade materials. I have two dogs, and there is virtually no deposits that are refundable, only non refundable fees and high pet rent. Feels like they really do not want residents with pets. Also the entrance is shared with Walmart and is backed up. Just not a place we could call home, and the price is just way too high for the lack luster quality.
Everything about this place since day 1 has been rough. When I came to move in, the place was not ready, no one informed me until i arrived with my belongings. The original management was apologetic, friendly and tried their best to fix the issues that were compounding. However, be it by their own choice or they were driven out by the owners trying to save more money, they soon left. The construction of this property is so poor that we literally wanted to move out the day that we moved in. The floors are buckled in areas, the carpet is mislaid in the corners, the front door leaks water when it rains and there have been water leaks as well as MOLD issues in our building. We, like most people moved here for Mayo Clinic. It will be our recommendation to NO ONE that we know, to move into Springs at South Broadway.
Water problems, thin walls, original management left bc building was so bad, you will likely not be able to move in the date they tell you if your experience is similar to mine and others here.
