The Vivere Flats

We have lived at Vivere Flats for nearly 1 year now and we have had a great experience so far. The community is well-kept, the staff is very friendly, and the amenities are clean and ready to use.

Definitely would recommend Vivere Flats as a wonderful place to live! Leasing agent Vance is awesome and made the process such a breeze. Love the grills and the pool area. Feel like vacation but it's home! Gym is clean and has State of the art equipment. Dog friendly community!

We love the staff here, however the flies are very disturbing and nauseating.

It's a great community, a little pricey, but I like there is a patrol of the building, the grounds are kept clean, the units are nice and spacious, I typically don't hear too much from my neighbors above. Overall, besides the price, I love living here

The shared facilities at Vivere Flats are convenient, beautifully decorated, and always clean. The maintenance and other services are fast and professional. The front desk staff are friendly and very helpful. Living at Vivere Flats makes life easier and more enjoyable!

Three years and still love my apartment and the community.

Vivere Flats is an amazing community with amazing amenities. The community staff in the leasing office are welcoming, thorough and to the point. They answer all our questions, comments and concerns with great attitude and promptness.

During my visitor's stay at Vivere Flats, a frustrating incident overshadowed the overall experience. Despite being told by a security guard that they had three hours of parking, their car was towed without any warning or written notice, causing unnecessary stress and inconvenience. Upon their return to the car within the supposed time limit, it was shocking to find it missing. It's fair to assume that a security guard, who is an employee of Vivere Flats, represents the establishment's policies. However, seeking clarification from the leasing agent only added to the disappointment, as they were told that parking was strictly limited to one hour, contradicting the initial information provided by the security guard. Even more disheartening was Vivere Flats' refusal to take responsibility for the supposed misinformed security guard. Instead of acknowledging their staff's error, they shifted blame, leaving my visitor feeling unheard and unfairly penalized for a mistake that was not their own. As a guest, or in this case, a visitor, one expects clear and accurate information from accommodation staff, especially when it is delivered by a representative of the establishment like a security guard. Regrettably, this experience at Vivere Flats fell far short of expectations. The lack of communication and written warnings regarding parking restrictions, coupled with the apartment complex's failure to take accountability, left a deeply negative impression. I cannot, in good conscience, recommend Vivere Flats to others until these issues are thoroughly addressed. -VS

Excellent apartment in an ideal location with all the must-haves - washer/dryer in unit, assigned covered parking garage, security, gated, central air, and heat, great amenities, and so much more

The property is wonderful and your staff is very professional and helpful. The property itself is getting a little worn and needs some cosmetic updates, other then that it’s still nice

Pre Covid, the ConAm company seemed to care about residents by hosting community gatherings/parties, random events such as paint nights and live music. Since Covid, all has been taken away and rent has increased. It seems as if ConAm no longer cares about their residents, rather a profit. Other local communities resumed gatherings and social events. However Vivere Flats does nothing.

GREAT place to live. Friendly neighbors, safe building, great management, Vivere Flats is a great place to call home.

Staff is very nice, welcoming and helpful. The property and amenities are great. The apartment units are really nice and the appliances are great and work as intended.

Ive been living here for 4 years! The employees are absolutely amazing! They are always there when you need them, anytime I have ever needed maintenance whether it was a light issue or battery etc they always get the job done quick! Very well maintained property! 100% recommended if you are looking for an apartment!

As always love my apartment's features, finishes, and finesse! Convenience from the train station, airports, and highways cannot be beat. The staff in particular though are that extra razzle dazzle. I always feel like I'm talking to a neighbor. So glad to have found a real place that feels like home.

Everything about this complex is amazing! The leasing office and the maintenance team are the best, and living here for the past 2 years Ive never had any issues.

Please do yourself a favor and do not move in here or any ConAm managed property. The management is horrible and does not care for its residents. I've tried contacting them multiple times but not even a response. The people who work at Vivere Flats are nice but ultimately helpless to make effective change because ConAm does not authorize what needs to be done. I have lived here going on 3 years and it's been horrible since day 1. The only reason I'm still here is because I have a great room mate who's getting married soon and it saves me heaps of money having a room mate. If it wasn't for that, I would have contacted a lawyer to break lease, it's that bad. In general out of all the residents I've spoken with in the garage or pool/bbq/common areas most say they are not happy with the performance of the team/management company. Everyone says their apartment is nice and once you shut the door everything is generally OK but everything beyond that is horrible. They do not care for you but happily take high luxury payments and give little in value back to you. Here's some but not all of the issues I see happen CONSISTENTLY. Absolutely none of these were "one time issues". - Constant break ins (break ins to cars & storage units due to unsecured doors) - Package theft is a daily occurance - Lack of security presence/effectiveness - Trash areas smell awefull and are poorly maintained - Garage is always broken into and doors are not secure by RFID so they have full access to your apartment floors - Fire alarms constantly go off. The building fire alarms - Smoke detectors are way too sensitive you will constantly set yours off and hear others going off - The pool is poorly maintained causing chemical burns multiple times to the point OC Health had to shut them down for a bit - Garage door is constantly broken leaving the garage wide open. The doors to each floor apartments are unsecured, so intruders and homeless have full access to your hallways - Maintenance orders for the property are slow to fill. Light bulbs can remain unreplaced for months even after the request has been made to install/replace a light - Maintenance orders for apartments are fulfilled generally pretty quick but not to 100% satisfaction. Corners are constantly cut instead of fixing the problem (if it cost money to fix)

I have been impressed since i first started interacting with leasing staff. I found the application process simple and straight forward. I am so happy i chose to call Vivere Flats home! It's centrally located, surrounded by parks and a variety of dining choices.

These are the best apartments we have ever lived in! The apartments are so clean and safe and the staff are absolutely wonderful!!!

Spacious studio apartments with great open concept layout. Packages received are delivered safe to a Parcel locker system that is easily accessible. They are pet friendly with a small deposit and no pet rent!

Overall a fantastic option among the abundant other apartment complex in the Anaheim regions. Satisfies all my needs.

Weve recently renewed our lease at Vivere Flats and overall enjoy the community. The staff has always been friendly whether that be leasing, maintenance or cleaning. The amenities are generally clean and the community as a whole has good noise levels, which is great. Close to work which is convenient.

Vivere flats made my move possible even during a world PANDEMIC!!! Flawless execution.

Overall its a great place to live. The staff in the leasing office are always amazing. The grounds are always clean. But the dog urine smell in the hallways is unfortunate but not overwhelming.

I've lived at Vivere Flats for 2.5 years, and I'm very happy here. It's not too loud, apartments are new, and the grounds are nicely maintained. The office and cleaning/maintenance staff are very courteous and friendly.

We have called Vivere Flats home for nearly 3 years now. The management is awesome and very quick to respond to any issues. The facilities are modern, clean and well maintained. Most residence are very comfortable entertaining family and friends with all the fun amenities on site. Vivere Flats is a Must See if you are apartment hunting and wanting the best bang for your buck.

Vivere Flats really feels like a community. The grounds and community rooms are well maintained. The staff are helpful, friendly, and reliable, and I couldn't be happier with my decision to call Vivere Flats home.

Everything has good and not so good qualities. Luckily, Vivere's good out weight the not so good. I love it here!! Never wanna leave.

I have lived in CA for 5 years now. Three years being at Irvine Company, and I will say that this is the best place to be. Staff at the leasing office are all amazing. Knowledgeable, are always available to help with anything you need. Maintenance, on point, every time. Thank you Vivere!

The amenities would be more fun to use with your guests but due to limited parking, you wont ever really get the chance to use the amenities unless you want to have a BBQ by yourself.

Overall good apartment to live at. Very clean! Im most impressed with the staff maintaining the area and keeping it very clean.

Honestly, this is a great place to live. It fits our needs perfectly for where my girlfriend and I are at in our lives (girlfriend finishing school and my career newly underway, no kids)

World class amenities. Second rate service.

I've lived here for two years. I moved in shortly after the complex opened, there was various plumbing issues initially which I expected since I imagined the new staff was getting acquainted with the new building. Things only got worse, the plumbing issues have not stopped. Countless thefts at the complex have occurred. From multiple cars having wheels stolen and left on cinder blocks from the "gated" parking structure under 24-hour "surveillance" to dozens of bikes mysteriously disappearing from the locked and fob required bike storage. The staff is rude, not helpful, dismissive, uninformed about their own processes, and even they seem fed up about the lack of organization. The property is great, the floor plans are awesome, but the management's incompetence makes it really difficult to enjoy the perks of this property. I have put up with it this long because the property truly is great but I will not be renewing my lease, the incompetence, disregard for safety, and plain rudeness is no longer worth the benefits of the amenities. I would not recommend this place to couples or families, a single guy or college kids probably wouldn't mind living here.

Nice place to live. It's quiet and there are some nice community activities being planned lately! Great management! They are very friendly and responsive. Horrible parking situation, so it's great if you never have company or never home.

This place is filled with people with utter disregard for others. The staff are useless.

The building has a nice facade, but it's made of wood and shakes and rattles and is filled with people with absolute utter disregard.
