Property Ratings at The Waring
Someone has gained access to the building at least every single day to steal packages. A group of tenants has reached out to property management about the issue since this is a pressing security issue AND our property is being stolen, and they have never once replied or attempted to resolve the issue. Highly recommend avoiding unless you want every single thing you order online to be stolen in a matter of minutes to hours.
Has all the modern amenities you’d want but the historic charm of an older building. Doretha was amazing, very communicative and flexible. Great location, would recommend.
UIP is easily the worst management company I have ever dealt with. The back parking lot they lease to tenants for one site parking is infested with rats. The fire alarm started going off at 1 am one night. The fire department was unable to turn off the alarm due to a water main break and the "24 hour emergency line" was disconnected. Had to check into a hotel at 3 am. Kicked out multiple squatters during my time here due to their lack of security in the building and the fact they didn't want to do anything about it. Had some people break into an abandoned unit and use it to smoke crack on more than one occasion. My last few months there no one would respond to me over email or phone except when it came time to pay the rent. Everyone should avoid this building and UIP at all costs.
This management company is a nightmare, the least helpful I have ever worked with. Everything is extremely shoddily made and half done. When we moved in neither the thermostat nor shower worked and there were several other issues, despite this being marketed and priced as a "newly renovated" apartment. I'm writing this as 10+ construction workers laugh and joke and yell in the hallway as they work on "renovating" other units, an issue ongoing for weeks. Truly no care for residents at this place except as a money source.
The review below is correct, this place is a nightmare. The management company is horrific, enters apartments without notice, is non-responsive, and refuses to fix problems in a timely fashion. Although, at a first glance, the apartments are brand-new, nothing is built correctly. The kitchen cabinets are falling apart- I have had almost everything in my apartment break and have had drywall crack and crumble. Not to mention - you can hear everything your neighbors do. Right now my neighbor's dog is playing fetch and running back-and-forth You can rent better, for the same amount of money nearby.
The positive reviews written here are most likely from management. This building and all of the features in the apartment look beautiful – but this is where it ends. Nothing in this buiding works or was built properly when it was renovated. The basement floods, the balconies flood, the cabinet doors do not shut properly, I've had a few fall off completely, and half of the cupboards in the kitchen are unusable because you can't open and close the doors or the drawers. The washer/dryer is terrible, it shakes and vibrates so much I cannot use it when I am home and when my neighbors use theirs it shakes my apartment- it shakes so badly I've had glasses fall out of my kitchen cabinets. When the building was renovated they must've used the cheapest materials available - the walls are paper thin, it's like you live with your neighbors. I can tell you when my neighbors upstairs and next to me are home, when they go to bed, when they shower, and when they leave for work in the morning. The management company is beyond useless and unprofessional; they never respond to maintenance requests, it usually takes 2 to 3 emails, phone calls and then a stopping by the office before they acknowledge your problem. And when they do they will try to make you to pay for it. They also enter your apartment without notice. In short, there are much nicer buildings nearby with better management and better construction, do not waste your money on this place. As soon as my lease is up, I am moving.
I really love the building, apparently it used to be an old dance hall back in the late 50's and they recently renovated and converted the building into apartments. The building is boutique, only about 30 units so it's very quiet and inviting. Tucked into a little neighborhood off of Paloma Way, the building offers a quiet residence in such a bustling area, the U Street Corridor
I LOVE MY APARTMENT, I FOUND OUT THAT THE BUILDING WAS RENOVATED IN THE 70'S INTO APARTMENTS AFTER BEING AN OLD DANCE HALL IN THE 1940'S. THERE IS A LOT OF HISTORY TO THIS BUILDING AND IT'S CONVENIENTLY LOCATED ON THE 14TH STREET CORRIDOR OF WASHINGTON, DC. ONE OF THE HOTTEST PLACES TO LIVE AND WORK RIGHT NOW!
