The Northwest Expressway passes through the neighborhood and is lined with shops and restaurants. Lake Hefner sits directly north of Wileman 3, providing a terrific fishing and boating destination. The lake is surrounded by hiking and bicycling trails as well as several parks.
With Downtown Oklahoma City only about six miles southeast and Oklahoma City University three miles away, Wileman 3 is ideal for commuters looking for a more peaceful location to call home. Wileman 3 apartments provide easy access to other nearby destinations, including the Oklahoma State Fair Park, Penn Square Mall, and Will Rogers Park. Property Ratings at The Warwick
The Warwick has turned into a major hussle. I have to sign lease (they required), and I even a made a deposit and paid rent before I have been able to see the actual unit. The Warwick Apartments is really really bad right now, and if I wasn't scheduled to move in there next week I wouldn't. They have pushed me back from seeing the unit now 3 times, and even rented the first unit I applied for our from under me.

I put in a Maintenance order a month and a half ago and they still won’t come by and fix it. They also haven’t fixed I asked about when I originally moved in.
Please don’t live here and make the same mistake I did. I lived here for two years. In my time here I had a reoccurring plumbing issues, pot smoking neighbors, gun shots, a flooded closet in 2 different apartments, reoccurring broken dishwasher, roaches, and staff never answers the phone/is prompt to help. My husband, my daughter and I just wanted a safe and clean place to live. This was never home for us.

I've lived here for about 3 years Pros: -pet friendly -great price -great area -feel safe enough to walk at night -roomy apartments -front office is generally helpful -the pool is always nice and clean -friendly neighborhood -queit neighborhood Cons: -It's old so there needs to be constant matience -maientence is generally always horrible and you have to be on them on fixing things - I live in a loft so the temperature from upstairs and downstairs is very different. -the windows weren't installed correctly so it rains in the house. It seems there's nothing they can do to fix it.

Thank you so much for your time and review! We hope that you are enjoying the community. We appreciate you sharing feedback on our community! Please feel free to reach out anytime! – The Warwick Team
The location and the residents are wonderful. However, the units themselves seem to have a litany of problems, and the staff is not particularly responsive when issues arise. I have had to seemingly pester and badger the staff numerous times before anything will even be initially addressed, and many times the first time they look at an issue, it's not resolved, and will only follow up on the request if I continue to badger the staff about what's wrong with the unit.
The Warwick was a very easy decision! It was an easy move-in thanks to the awesome staff!! Maintenance is always responsive and fast! All my neighbors look like solid hard working people. The apartment is quiet and has fire walls which is cool. Maintenance and office people are super friendly and accommodating. Mail and packages are an easy pick up. Lastly they have a super cute dog park.

I wish I would've read these reviews before I signed a lease and just renewed. I renewed hoping things would be better. I don't even know where to begin. Every 2-3 months we have to clean everything out of the cabinets to spray for bugs, I have no problem with that... If only it would stop the bugs. Every time it rains or storms the A/C cuts off in the middle of the night, when you complain they say that it is working still. People next door use to leave their trash on their balcony, the only reason it stopped is because they moved. I went to renew and thought everything was alright only to find out they never sent the email to my future wife, oh by the way they said it was okay over the phone because me signing it was enough. They charged me for half the month and almost made me pay $150 more for the month I realized, thank god I realized, I was never told. The neighbors next to me play loud music, or maybe its the parking lot in the middle of the night on the weekends, I can't tell all I know is that it is annoying. There is a smell of pot every now and then when I get home, I thought you can't charge people for smoking. Just now I made the honest mistake of parking in the wrong spot. No one notified me, I really thought it was my spot. I parked at 5:00 the guy told them at 5:15 they put a sticker on it at 5:30 and it was gone before 6.... No one told me... I woke up at 5:30 AM thinking my car had been stolen.. I filed a police report and everything. They sent it all the way to Arrow Wrecker for $200... All my bunker gear was in my car so I called my chief telling him that my car was stolen, because I thought it was. I found out by calling everyone. I didn't think it would be them because everyone i talked to said "oh they wouldn't, only assholes do it like that". Well this may be private property and I understand there is a policy but there is a way to handle things than putting "unknown vehicle" and The Warwick does not know the way. They also said they fixed the cat problem... Yeah I see them everywhere. There was a u haul pallet blocking a parking spot for 4 weeks.. did they tow them? no, they just kept it there being nasty. I had my motorcycle stolen from here 3 months ago.. It's a bad neighborhood which is why I thought it was stolen.

I can't believe i am taking a time to write a review but i truly think i have to because this place is so bad. Roaches are everywhere it makes me sick to think about, hot water is awful, no water pressure, stuff easily breaks, maintenance sucks, leasing department is not accommodating, water marks, toilet no good, did i say roaches? Place makes me sick, don't waste your money

Where do I start? -No hot water -Roaches, roaches, and more roaches -Bad maintenance service -Water marks on ceiling, so means leaking water -Towel handles in bathroom break way to easily -People break into apartments. Wanted to cancel lease but apartment complex was not accommodating -Water pressure sucks -Did I say roaches? -Low quality everything -Washer and dryer...HAHA! -Things break too easily as far as kitchen -Believe me I can go on for days. You would have to pay me to stay at this place -Highly recommend you to not choose this place -Afraid of the roaches leaving with us -Leasing center are not helpful I DEEPLY DO NOT RECOMMEND THIS APARTMENT COMPLEX, AND FIND SOMETHING ELSE

No heat or hot water for tenants for weeks on end? Shame on Warwick Apartments. You must do better.
Property Manager at The Warwick, Responded To This Review
Thank you for your review. We believe there might be some sort of miscommunication here, as we can assure you none of our tenants are without heat or hot water. Please contact us at 405-947-5115 so that we can learn more about this situation and make things right.
This place is infested with roaches. The "renovated" units are poorly put together and we I say poorly I mean CRACKS and unfinished work throughout the apartment. The WALLS stain from just water. The roofs LEAK during rainstorms and the complex offers you nothing but a fan. They will come in and PATCH up things instead of THOROUGHLY fixing them, so you end up running into the same problems again. I never do reviews but I had to take my time out today to save someone's comfort. Also, what makes everything worst is that they BARELY respond or tend to your needs. Their employees (workers) are always booked for weeks. Now how is that anyone's problem? They do not respond to your maintenance requests until you have called them over and over and over and nothing gets resolved. I thought I moved into a better situation, but I was highly mistaken. SAVE YOUR MONEY AND SANITY,

i regret living at these apartments honestly. the only reason why i picked these apartments was bc they are just down the street from my job. they have “assigned garage spots” but other people will park in your spot and they won’t do anything about it.. i live down stairs and you can hear people PEEING IN THE TOLET ITS QUITE GROSS! they’re always stomping and aren’t even quite after “quite hours” and honestly, i hate that it’s so big bc there’s tooooo much traffic going on. i’ve had my friends car keyed in this neighborhood before.. for no reason!! and the maintenance guys are always driving those karts and chillin in the back of the complex and just talking. it took them 1 week to come by my apartment to fix some issues i had. if i would of gotten at least a call saying “yes we got your message we’ll get back to you” just anything would of been helpful. i’m done ranting
I do not live here anymore thank god we moved out. We never got our deposit back, they tried to say we owed them over $100 but considering we went a week without A/C twice in over 100 degree heat and it leaked and damaged the walls, we had 2 squirrels come into our apartment because they didn't want to seal up the fireplace and the people in the office being rude I refuse to pay them anything. My dog ended up attacking the squirrels and I threatened to sue if she got rabies but the didn't care, they still never fixed the fireplace, we had to tape a cardboard box over it. I've have never lived anywhere as bad as this. I repeat DO NOT LIVE HERE, it looks nice but do not be fooled, the walls are super thin and you can hear everything from everyone around you. I could hear the people above me pee. I heard them anytime anyone used the bathroom. They told me I was not allowed to complain.
Property Manager at The Warwick, Responded To This Review
Thanks for your review. We are sorry that we did not meet your expectations. If you would like to discuss further, please feel free to contact us.
It is really unfortunate for me to write a review. I came on one day to see the apartment, the lady name Amanda she was really rude and I didn't like the way she gave me the description of apartment to me. Although, after that I decided to move thinking that not everyone is made equally! After moving here for a week I had multiple problems and the office really sucks they will note down in their computers and maintenance guy will never come to see the apartment. I had terrible experience although, I have 5 more months to go. I don't know how I am gonna deal with them. Once I moved in on third day I have to face the cockroaches, the bugs and all are really terrible! Please don't really on office ladies they will smile at the time of moving but they are really not worth to ruin your living experience. They will charge you for keys to use the gym which initially they won't mention it. PEST SUCKS these people will make you feel like not support you at all and says thats not an emergency! it is really unfair.

Dear Resident, It's our job to provide happy, comfortable homes. Please call us directly at (405) 947-5115 so we can help improve your situation. Thank you.
This is the worst place I have ever lived. If you live on the first floor you will hate your life. The walls are thin, you can hear every conversation people are having on the porch out front. When people are using the stairs on the inside of the building you can feel them walk up and down them as well as hear their conversations. They show you a really great apartment but the one you move into is nothing like it.
This property really needs to communicate better with their residence. We frequently have our water turned off during the day which would be okay if there were any sort of email sent out to let us know it was happening. Instead I get up to shower and there is no water and it stays off until 5. That might be just fine for people who work normal hours but it's annoying when I'm home during most days and have the not so pleasant surprise of having no water. Another thing is that they have been doing work on the parking lot which is all fine and good but they put notices on our doors at 6 in the morning (I know because I left for the gym at 5:30 and the note wasn't there) to let us know our cars would need to be moved by 9 in the morning THAT DAY (possibly? No date was actually on the notice) or they would be towed to a different location so the construction workers could work on the parking lot. Again, not a big deal in and of itself but 3 hours notice is not appropriate. Some people may not leave their house until after 9 and they'll be surprised to find they are in the middle of a construction zone and have to weave around piles of rubble to get out of the parking lot. I like the property itself and I appreciate the efforts they are taking to update the buildings and landscaping but people are living in the midst of all that and they need to be respectful of that.
Constant water emergencies resulting in no running water for hours and hours up until morning. No water for cooking, showering, or even a running toilet. On call maintenance is a joke..... They promote free carports but the back half of the property are without safety lights. So forget about the safety of your mother, grandmother, or even child. Drive through the complex at night and see how dark and dangerous it looks after 7p. Multiple residents have complained about the lack of safety r/t no lights for almost 6 months now and nothing has been done to resolve the issue. I guess the only way to get it addressed is if something tragic happens and it ends up on the news station. The worst thing that ever happen to this complex was a change in management. Priority is placed more on remodeling than the safety of current residents.
Property Manager at The Warwick, Responded To This Review
Thank you for your review. I am happy to report the lighting is all functional and has been replaced with brighter bulbs. The property is quite bright now. I understand renovation can be a stressful time for all residents, thank you for your patience. We would be very happy to speak with you regarding your concerns. Please contact us at (405) 293-5382 . Kindest regards.
My family and I are currently residing here and have since 2013. We enjoy the peaceful atmosphere and meeting new neighbors whenever we're walking our two dogs. I love to build positive relationships with people especially at the swimming pool. I take animal crackers to the pool because the kids love the easy snacks. I also participate in a neighborhood awareness watch by informing tenants of crime and trouble. Just renewed our lease for another years term.
I moved into this apartment in July 2015 and have been very happy with it. Most importantly, the new management (May 2015) is pouring tons of money into the property. Every apartment is getting completely renovated from its original 70’s/80’s look to a new, modern look. The materials aren’t the highest quality, but they look good. The appliances, carpet, floors, and paint (inside and out) are brand new. The units are large, and the rent is fair. I looked a lot of places, and I really feel like I am getting the most bang for my buck here. The location is awesome. It’s a 15 minute commute to my work downtown with hardly any traffic. It is close to the lake, the mall, a ton of restaurants, the hospital, and the highways. Traffic noise is not an issue. The crime rate in this area is supposedly high, but I have never felt unsafe. They have a courtesy patrol who monitors the property at night, they are putting in more lighting all over the property, and I suspect that they are putting in a gate at the front of the property. The amenities here are adequate. All of the equipment in the gym was replaced just before the new management took over. The two tennis courts are terrible, and I am hoping they will get redone. There are two pools that look well-maintained and like a good place to relax, but I have not used them. Everybody gets an assigned covered parking spot, which is something that many apartments will charge extra for, if offered at all, and it can really come in handy with the hail storms, snow, ice, and heat. I have very few negative things to say. The toilets are tiny, which is a pet peeve of mine. The biggest annoyance is that they spray for bugs once a month, and you are supposed to move your furniture before they spray. I haven’t had a problem with bugs, but it’s hard to complain about management trying to improve the property. The only other negative is the ongoing construction (though this is temporary). They are usually out of the way, and they work during normal working hours, so noise isn’t an issue. Overall, I am happy living here. I have plenty of space, and I am not paying an arm and a leg. The staff is friendly and is generally quick to respond to problems. The only warning I would give is to clarify how much your rent will be if you are getting a renovated unit. I think there was some miscommunication between the new management and the staff, but things should be a lot smoother now. I would recommend this property to anyone who asks.
I love where i live. My dad use to work here when I was a kid and once I was old enough and out of school I knew I wanted to live here. The past year we've aquired new owners which means renovations. I love the new look and I still feel like this is where I am supposed to be. However my rent went up almost $150 I already pay $700 and I live alone. Free rent for life would make my life soooooo much easier.
These apartments have been bought out and new management seems to have their stuff together a lot better than the past management. They are remodeling and have been compliant with work order requests as well. The only downfall currently is that the prices are continuing to go up.
