I lived at Waterford at Mandarin from January 2021 to April of 2023. While we enjoyed some of our time there, a bad taste has been left in our mouth due to a lack of communication from the current management regarding our move out as well as several reported noise complaints we experienced while living there. During our 2 years there, we complained numerous times about the upstairs neighbors and truthfully, that is one of the reasons we decided to leave. We alerted the courtesy officer of the complaints and instead of respecting our privacy, they told the upstairs neighbor that it was us that complained. The noise never got better and instead they retaliated, and the noise became worse. Management never did anything. We were not offered any alternatives to the complaints, instead just forced to deal with it until the end of our lease. Before our move out, I placed a 60 day move out letter in person and via email. After a month of sending this letter, I called up to the office just to be told they had no statement on file and to re-send the letter via email again. This should have been a foreshadow for what was to come after. After moving out, we were unfairly charged and given no proof of damages until we asked for them. A move out statement was sent to us via mail with charges for a tub resurface and cleaning charges. Based on the photos provided (once we asked) our apartment was clean and had no damages beyond normal wear and tear. We have not been provided any sort of estimates or invoices for the charges on our account and believe based on the condition in which we left the home, they should be removed. Upon looking at other reviews, I see one was left by the old leasing manager stating that the supervisor gets commission from tub resurfacing. If that is the case and that is how you chose to run your business, shame on you. Last year, I referred a friend to live there and have now warned her and her husband about this and hope to warn everyone who chooses to move there. I will never refer anyone else to live at this property. As of now, supposedly our account has been sent up to higher management, which is odd given that what we are asking for is a simple explanation with invoices to back up the charges. At this point, we would like the unnecessary charges removed for the cleaning fees and the tub resurface.

I've been here for three years, but I've had many problems in the apartment, but they've never been resolved. Today, I'm very happy that everything is changing with the new manager. I've been waiting for three years; I told her, and she said, I'll finish everything in a few days; I'm very happy now. A big well done; Thank you for everything!

The Waterford at Mandarin is a beautiful place to live because the front office staff and maintenance work together as a team to make our community lives safe and comfortable. The new paint colors are beautiful. I love being part of The WAM-ily family in this quite laid back gated woodsy community.

Moving in here was possibly the best experience I've had with an apartment complex. The office staff were extremely helpful, friendly, and responsive. When I moved in I had a few maintenance requests and was pleasantly surprised at how quickly every one of them was taken care of. I'm really looking forward to being a part of this community.

Positives- Beautiful location with lots of trees, beautiful pond views and wildlife. Grounds are keep very nice, overall. (Ducks and geese poop everywhere) And it's close to a lot of shopping centers. (Traffic can just get backed up right on San Jose in the evenings and on weekends) Quiet overall and safe location. Negatives- I had a lot of problems from day one. Lights not working, dirty apt when moving in, AC filter dirty, smoke detector not working, etc. Took maintenance 5 months just to fix the light outside my apt, a lot of other stuff I just ended up doing myself. Fridge wasn't working properly and it took 6 months to get a new one, and months of maintenance coming to temporarily fix it only for it to die again.. I lost a lot of food during that time. Walls are VERY thin and unfortunately I had horrible neighbors on my bedroom side, and I could hear EVERYTHING and I mean EVERYTHING that went on in their bedroom, nightly. They also constantly had loud music playing that was also broadcast into my apt. I took to wearing ear plugs at night to try to sleep, but they made it miserable for me. Office was getting better when I left, but while I was living there, it would take them months to tell me I had a package in the office and by the time I knew about it I just thought it was lost in delivery and canceled the order. Common areas are always dirty, despite maintenance spraying a little water on them and calling that clean. Valet trash didn't pick up all the time as they were scheduled, and trash would still be there the next day. They often would come at 10-11pm and were VERY loud throwing things around and yelling at each other. Neighbors let their dog poop on the stairs and when I complained to office about it I found poop on my door mat the next day. Also, the gates only were closed 3-4 times in the almost 2 years I lived there.

We had high hopes, but our experience was terrible. The stove caught fire twice, the refrigerator would quit running and our food would spoil, the trash compactor was always over flowing, the kitchen faucet leaked, and despite our efforts, none of these issues were addressed. The office staff spent more time playing around than doing their job. Do yourself a favor and find somewhere else to live. This place is falling apart. Absolutely rotting around it's residents.
Worst apartment ever! Place had fleas, and we didn't even have pets! Since the property never sprayed and treated the dog park area, fleas ran rampid. If you walked in the grass, even just from parking space to front door, fleas jumped on you and came into apartment. Made complaint several times, with no one coming from pest control. But they would reimburse you if you bought flea bomb, but over the counter flea bomb was not effective.
If I were to ever live in Jacksonville again...I would love to move back to this apartment complex.
Been here for over 4 months. Like that we are located near many stores. The area is quite for you the most part. Never lived in an apartment complex that picks up trash at your door!
I move out of home of 16 years,because it did not feel like home it was a house not home to a place call mine beautiful with a peaceful view to the lake and a water fountain. my small piece of heaven on earth. Nice people at the office and reliable when something goes wrong at the apt. lucky to get a first floor like i wanted. I was very lucky to find Kerry when i need help and was looking for a place. Thank you so very much for everything.
The apartment is great, the neighbors are nice, the maintenance always does their job and the people in the leasing office are wonderful! First apartment and I love it
The apartment complex is in a good central location, however it is very time consuming to get onto San Jose Boulevard. The gates to the complex have been broken since before I moved in, and have always been left open. The grounds are nice, but are always full of pine needles, dirt, and dead frogs. There are a ton of stray cats roaming freely around the complex and will often come crying to the door of the apartment. It always rains here, which is a problem when the drains are full of leaves and pine needles, and the sidewalks are lower than the grass so it is ankle deep water throughout. The pools are nice, however since the gates don't work many people who are not residents take advantage making it crowded. The ponds on ground offer a nice view with murky waters. The apartment itself is small for the prices, and the closets and storage areas are smaller. There are no lights in the bedrooms in the older buildings, making it very dark all the time. There are huge spot lights attached to the buildings that come on at certain times in the evening. It is unfortunate that they placed those lights between bedrooms, because it lights up your whole room at night. There is not a club house here, the company turned the club house into a two level fitness center. There are TV's attached to the equipment, but the TV's have never worked. The company advertises a racquet ball court (which is not on property), fireplaces, and vaulted ceilings, but those are only in certain "upgraded" apartments.
The apartment complex is in the "center" of everything in the Mandarin area of Jacksonville, Fl, which unfortunately includes being in the middle of one of the most conjested areas of Jacksonville.
It's ok but for the rent should be better, rooms too small.
