Persistent pest problem. Took several days to fix A/C. There is no A/C technician available in-house. Management team did not provide any evidence for move out charges after several attempts at contacting them.
when you move out the management give you really hard time and they charge a lot.an employee in the office is so unprofessional and rude. rooms are too small, and rent is so high. I am being too honest here.it wasn't worth it to live there.

This place promised a healthy living and upgrades. Too many switches between management companies. Additional hidden fees not listed in contract. Unhealthy garbage practices leading to pollution vis runoff of local stream and water supply. Promised new locks but we still have old broken locks. Great place to commit a crime as door hinges and locks won’t stop a child from kicking them in. I find at least 3-5 cockroaches a day. The in unite laundry machines are a fire waiting to happen due to poor ventilation. Management is rude and does not let residence know when they are shutting off water (which happens weekly). When you call them out for it they harass you on it. Electric goes out when it rains. Not a place to live.

I moved to The Waterford a number of years back and have been through few managements. Overall, The Waterford is a clean, quiet and peaceful place to live with decent neighbors. The apartment is close to everything yet tucked away for peaceful, quiet natural living. The current management is communicative. Maintenance issues are promptly attended to upon request. Juan in particular is very friendly, jovial, high-energy and detailed with maintenance requests. Kudos to him and the rest of the team! Lad.

The Waterford management team is easily approachable for the maintenance activity in the apartment. We had certain maintenance activity in our apartment kitchen and Juan from maintenance team was able to quickly address the issue.

Recently moved in here. Great property and staff, especially Madison from leasing office was awesome in touring the place and answering all of our questions. Upon move in, had few maintenance issues, all those were addressed immediately. Juan from maintenance team did an excellent job and was very friendly to deal with.

To keep it short and sweet, Mia and Madison were a ton of help, the apartments that we toured looked fantastic. I believe I found my new home and maybe it'll be yours as well. Definitely worth the drive there.
No neighbor or crime trouble, buildings seem in good condition, staff are quick and professional.
I like the community and the environment. But the staffs are not so friendly and they talk so rudely. Not satisfied with their attitude.
The community aspect makes it difficult to recommend. Not at all an indictment on the management or apartment itself. But I really disliked the way the kids ran around without supervision and their parents were not friendly.
I found few minor issues when I moved in here. But those were resolved very quickly. I appreciate the staff members here.
The noise from the physical proximity to the airport and the railroads makes the Waterford Apartments less than ideal.
Service staff is very friendly and responsive.
Waterford apartment complex has its pros and cons. Pros: great location, beautiful well-maintained territory, lots of trees. Maintenance team does a really good job and responds to requests very quickly. Apartments interior and exterior is nice. Cons: Two ladies that work in the office are not willing and solve issues in their competence. They are not helpful and will find a million excuses not to fix the issue rather than trying to do something. Gym does not work 24 hours as advertised on the complex website, it only works office business hours 8-5 for the office employees convenience. Even with those inconvenient hours, you have a book a spot in advance. Last time we checked there were no spots a month ahead. So if you expect to go to gym on site, you should be aware of that. Last second you will be told that renters insurance and water bill is renter's responsibility. We were not able to connect to Internet we preferred (Google Fiber from AT&T) upon moving, AT&T installed all equipment, but could not be provided access to the attic by the management. We had to look for different Internet provider. Kids play unsupervised on parking lots and at residents windows, throw rocks, sticks, stand right by windows and stare inside neighbors homes. Level of noice at some resident areas is like at the sports stadium or large playground, because tens of children play unattended in unassigned areas and management does not want to take care of it. Renters pay for trash pick up, but not all trash can be thrown away, only cardboard and trash that fits into a small compactor, everything else should be taken to the dumpster at extra cost for the renter.
Do you love constant bugs in your apartment?! Do you love paying for amenities that you don’t have access to because people rent out the gym MONTHS in advance and management doesn’t monitor it? Do you love doing their weekly/monthly rewards tasks just to be denied getting your gift cards?! Do you love unsupervised kids constantly in the middle of the street?! Do you love abandoned bikes and scooters in the hallways, on the staircases, and in the middle of the road? Do you love management not monitoring these or removing things despite constant claims to remove them if found (because it’s a fire hazard and incredibly unsafe)?! Do you love rude office staff who never have an answer to your problems?! If so, this is the place for you! Make sure you lock in that low rent to share your brand new apartment with those pesky little roommates now! *we have lived here for two years and have been absolutely miserable since the new staff took over last year. When it came time to renew our lease the first time, we were given THREE days to notify them if we wanted to stay with a $200 increase in rent. When I asked for more time because 3 days simply wasn’t enough, the rude rental manager told me we could simply “cancel our lease and if we don’t find anywhere, and nobody has leased our apartment, we could apply again.” We renewed a 13 month lease because we didn’t have a choice. Right after that COVID began, and they offered us our lease at our original price! How nice! When it came time to renew this year, they gave us a nice 10 day notice, but it was a month early. I was then informed that when they had us sign the lease again at our lower rate, they only offered us a 12 month lease. Yes, I understand I should have read the lease better and confirmed the length, but I didn’t expect to be duped by them like this. Luckily we found a new place and couldn’t be more excited to move. Maintenance is the only good thing about this hellhole. Juan is awesome, and we wish we could take him with us!

Average place to stay now. It used to be good in 2015 through 2017. No safe place to play for children and sports court is almost non-functional now.
I loved the community and location but thought the unit was slightly overpriced. This is because I do not care about on site amenities which just means this is not a god fit for me not that the unit is overpriced for others
Broken appliances, roach infestation, poor building quality, the list goes on. Stay clear of this place.
Roaches are everywhere. Move here if you like waking up to a roach crawling on your neck.
I would because it's a great community and I loved the apartment and amount space. Only reason I wouldn't is because I experienced so many leaks and one took almost a week to fix. The other caused my carpet to have to be replaced and a week to fix. Over all too many LEAKS and water problems other than that great place.

I would recommend this apartment because more cheaper in price.
The Waterford possesses multiple positive qualities. First, the location is perfect: it is within close proximity to local greenways, restaurants, schools, shopping centers and grocery stores, while also being adjacent to major metropolitan areas including Chapel Hill, Durham, and Raleigh. The RTP and RDU are also just a quick drive away. Second, the community is beautiful, quiet and peaceful. Safety has never been an issue for us during our 4 years living in this community. Lastly, the most recent management company has been nothing short of spectacular. The staff is friendly, eager to assist, and have been responsible for several positive changes within the complex that only further ensure the safety of all tenants, promote community bonding and enhance the beauty and overall experiences that are available to residents.
Waterford apartments administration like the color of water, Where everything is straight forward and beautiful services. I like and love to stay in water ford only until I buy a new house.
