1) The elevators only work about 30% of the time. It’s not unusual to wait 15-20 mins to get to the garage from your floor, with everyone squeezing in on the only elevator that may be working. They often malfunction in a scary way (e.g randomly stops and shakes violently). 2) Management only provides a notification that something happened and ETA for issues to be fixed 25% of the time. 3) The garage door is often broken and at times is left broken for weeks, leaving it open for anyone to access the garage and therefore all apartments. 4) There has been car theft from the “secured” garage. 5) There have been homeless people found to be living in the building due to how easy it is to access it. Residents had to call the police to remove them. The police was surprised that there is an entrance that is completely open to anyone from the street. 6) The building is not secure, despite what management will claim. A resident’s security code will work to access every single floor. Why? 7) There is no security staff. 8) They have a lot of supposed rules, but no staff to enforce them. Crazy loud parties at the pool over the weekend, non-stop smoking wafting into your apartment (despite them calling themselves a non smoking building). 9) Concerns brought to the attention of management are ignored. I’ve filed complaints (including issues related to safety) and have never gotten any type of response. 10) There is no staff to deal with emergencies outside of the leasing office business hours. They direct you to a text bot that will file a ticket for you.

Hello, thank you for sharing your experience and feedback. When AIR Communities purchased the Watermarc within the last two years there were many updates, repairs and renovations that needed our immediate attention. We have ongoing repairs on our elevators, elevator one is still not up and running. The last thing we want to do is inconvenience our residents with non-functioning elevators. Once all the repairs are completed, we hope going forward we will be in a much better place with only routine maintenance needed. The garage door was also needing a replacement part and that is now fully functional. There was an entrance that needed to be more secured and that is also repaired. We do not employ a security staff. All residents sign a good neighbor commitment that extends to others the courtesy we all want to have and a promise to follow policy and rules as a resident. Our leasing team are always busy and we rely on other residents to bring policy infractions to our attention with information so that they can confront any concerns. We provide an on call number with everyone’s leasing packet for after- hours maintenance emergencies. We encourage residents to call 911 if the emergency after hours warrants this action. Very poor security in the building I don’t feel safe. Anyone can walk into the building from GR level and go in the elevator to any floor they want to, because for some unknown reason no one successfully activated the fob in the elevators! When we came on a tour they sold us on so many things that never happened or got canceled, Few examples: the 24 hour concierge, grill on the outdoor of the clubhouse, fire pit, etc. Another beyond ridiculous matter is the package deliveries, so the building started rejecting any delivery from FedEx or UPS because they want to force everyone to use Fetch service. I have a fetch account for my Amazon deliveries but what if some family member, friend, or financial institute decided to send my something via FedEx or UPC? it get rejected and you have to go get it from the carrier warehouse. Well that’s not the main problem, the problem is that you will have no clue that such package/document was sent to you in the first place since you never received any notice or a door tag! There is a lot more to go on and on but those are my main points. Do yourself a favor and stay away, but if you decided to tour the building I suggest that you talk to some of the residents you see.

TVs in the community areas don't work. The workout tv does NOT connect to that workout program. The tvs to watch the SUPERBOWL did NOT allow us to watch anything - nothing. The 2 grills in the pool area are just for show as only ONE works - the second one does NOT turn on. The only one working only gets cleaned ONCE/day- good luck grilling anything. The POOL is heated on random days during the winter - who knows when is our lucky day. electrical AMENITIES SUCK

I moved to Modera Biscayne Bay from Brickell three weeks ago and it's been great so far! I loved working with Jevon - he made the moving experience more bearable and helped me find my perfect apartment that was within my budget. The manager Jason is very attentive and always quick to respond. In hindsight, I appreciate the tedious approval process and recommend you give yourself a full two weeks to complete it. I highly recommend living here - it's quiet, centrally located, modern and very well kept!

I looked all over Miami for a new apartment, and Modera Biscayne Bay was the only building that met all of my needs and desires in a new home. Its location next to Margaret Pace Park and beautiful views of Biscayne Bay make it a quiet oasis within the hustle and bustle of Miami. The attentive staff and friendly neighbors have made my first month in the building stress-free and so welcoming. My boyfriend and I had spent an entire day looking for an apartment and had no luck. At the end of day, we stumbled across the MODERA ON BISCAYNE BAY apartments. Jevon was so accommodating. We didn’t have an appointment but he worked us in so we were able to still view the property and we fell in love with it!!! We were eager to get the next steps completed and he helped us fill out our application every step of the way as we had to move urgently! This apartment is very clean, the staff is very helpful with any issues you may have. They have nightly security which is really nice for safety. The apartment is in a nice neighborhood and the unobstructed views are amazing of the bay! They have all the amenities you will desire. I highly recommend living here and we are super happy with our new home in Miami! ?? Thank you Jevon and the staff at Modera on Biscayne bay !
