About The Watermark
Living at The Watermark, you’re able to experience Kirkland’s irresistible combination of sophisticated culture and waterfront charm- without even getting into a car. Walking paths link The Watermark to the new Kirkland Urban, a collection of specialty shops, theaters, fine restaurants and a major grocery store. Downtown’s eclectic boutiques, remarkable galleries, restaurants with views and bistros rich with atmosphere are within walking distance. Kirkland’s marinas and spectacular waterfront parks are wonderfully scenic destinations. The library, post office, pool, transit center, freeway access and the Kirkland Performance Center are also conveniently located near The Watermark. The elegance of The Watermark apartment homes reveals nothing less than masterful quality, so rarely found in rental residences. Nine foot ceilings soar and large picture windows flank the walls, establishing an abundance of openness and light. Homes overlook Kirkland’s attractive surroundings with Lake Washington beyond. Each apartment home also features a washer and dryer, raised-panel doors and cabinetry, and state-of-the-art high-speed phone lines. Lobbies are handsomely furnished and an elevator provides convenient access to underground parking.

Located on Lake Washington, life in Downtown Kirkland is all about the water: boating and sailing, swimming, and fishing. In fact, two local marinas -- Marina Park and Carillon Point -- have guest moorage so visitors can hop off their boats and go shopping or have dinner downtown. For those who prefer to get around on land, Kirkland offers miles of bike lanes and a series of bike routes called the "7 Hills of Kirkland." Downtown Kirkland has a bicycle rental program, as well. Big Finn Hill Park, a 220-acre park, includes a five-mile mountain bike trail.
Downtown Kirkland is very walkable -- in fact, with the beautiful scenery, walking may become your favorite way of getting around. Be sure to try the Lake View Walk -- it's just over a mile along the waterfront and leads past some of Kirkland's best outdoor artwork. With Woodinville Wine Country next door, Downtown Kirkland residents enjoy some of the region's top restaurants, wineries, and tasting rooms.

Property Ratings at The Watermark
Great location if you enjoy easy access to the downtown Kirkland area. However, the building is located on a busy street with heavy traffic and surrounded by commercial office buildings. No outdoor space. No amenities. Apartments are small, but if you're not home much, maybe that won't bother you. What will bother you is how hot the entire building is all summer long. It really is unbearable! No A/C and there's something about the building that makes it terribly hot and stuffy; no ventilation. The first floor really has it bad because they can't even leave their windows open at night. Some apartments are updated. Some are not. Unfortunately, they used cheap materials, i.e., coating actually peels off the kitchen cabinetry like paper; gaps between cabinet doors/poor workmanship make the place look cheap. A parking space in the underground garage will cost you $75 extra per month. In reality, it will cost you even more considering that the spaces are small and so close together that your car is very likely to suffer some dings that will cost you to repair. The wiring in the building is old and you'll find that you're tripping fuses frequently. Your Xfinity cable will have some problems, and according to Comcast that's due to the old wiring/cable box in the building. As you can see, there really isn't anything impressive about the Watermark Apartments other than the downtown Kirkland location. I gave two stars purely for the location (which is either pro or con, depending on how you feel about busy streets outside your window).
