The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

Very laid back community, enjoy walking the grounds. Beautiful scenery along the wooded areas. It’s kind of a hidden gem, a good walk is sometimes all you need.

The complex itself is really nice. However, I did feel a little bit deceived during the move in process. I came and did a tour & when I asked to see what the smaller apartment looked like I was told there wasn’t one to show. Which doesn’t make any sense being that it’s a brand new complex and barely anyone lives here yet. I toured the Gardenia and fell in loveee. When I moved in, it didn’t look like what I toured. Be mindful of the layout. The model that they show you has no doors where the bedroom and bathroom are so it makes a huge difference. Ask to see an empty apartment before you move in! I was also offered a move in special if I started my application by a certain day and then a day later they offered a different (better) special. I tried speaking with the team to receive the new deal but I was told I couldn’t. Besides that, it’s a really nice place. The clubhouse stays open 24 hours. There’s a free Starbucks machine which is great if you don’t have time to stop to Starbucks.

I recently moved into the property and Erika was very helpful. I had an issue with the HVAC system and maintenance was right on it and fixed it quickly. My apartment is spacious and it's pretty quiet. I love the location because everything you need is nearby! So glad I made the decision to move here!!

Absolutely fantastic living space! It feels like a luxury clubhouse membership that happens to include a top class apartment. The pool is spacious and gorgeous, and the grilling and social areas are comfortable and well-decorated. It definitely feels like we're getting our money's worth, between the many social events and numerous perks and conveniences that come with it. Prime location with great walkable access to local businesses, gorgeous scenery, prompt maintenance replies and abundant parking really seal the deal!

Maintenance is very quick to respond and fix things. Our neighbors are very friendly and respectful. The grounds are always clean and well-maintained. The gym and pool are never crowded when we want to use them.

I absolutely love my apartment! Its so cozy and peaceful. I have a 2 bedroom and it is just enough space for me. One thing I am not a fan of are the lights on walkways in the apartment buildings, they attract bugs.

Amazing place to be very chill, very lovely , very mindful, very Demure. It’s quiet the move in was very easy and the staff is awesome as well. I would definitely recommend here. The area is nice and convenient for anything you would like to eat and visit.

apartment was in almost brand new condition. i love the outside grill, clubhouse, pool, and gym. i also love the location i don’t have to do much driving.

Haven’t had a problem being here once. Everyone is nice and everything around is clean however there are some night time noises that occur but nothing to go crazy over.

Love the way apartment complex and all the amenities. The custodians and maintenance crew work quickly. I also love how there’s always a community event for the residents to attend. At the community event, you can win cash prizes, gift cards, whole basket worth of supplies for the apartment, and more.

The move in was smooth and we had the maintenance folks here immediately to fix some minor issues. I really enjoy the Starbucks coffee in the clubhouse each morning.

Our first tour was awesome, Grant was super informative and answered all questions we had. The amenities and atmosphere made this place feel like a community we wanted to live in! At the end of the tour Grant gave us all the information we needed to move forward and even told us where to set up electricity and cable which was super helpful coming from out of state. So far we have settled in nicely and cant wait to go to community events in the future! 10/10!

From the first visit, we fell in love with this place! Now we’re moved in and ready to see what Settlers Trace has in store for us. It’s a gorgeous community even with half of it under construction. The amenities are outrageous as well.

Move-in process was very easy and was able to add on a car port right at move-in. Everything was clean at my apartment, which is expected since I'm the first to live in that room. There is a slight pool view, but could be described a bit better during the virtual tour or over email since it mainly overlooks the parking lot (which I actually don't mind since I can see my car, but still different what I expected). Overall, very good experience in my first week and excited to live here.
