Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at The Waverly
Management here is unprofessional and unorganized. I complained for over 4 months about a roommate related issue and you could tell they could care less. You could absolutely tell I was bothering them with my discomfort. Actually, the person handling my complaints (the account manager) is friends with the person I was complaining about! I feel as though she swept my concerns under the rug to save her friend. Which I read in a couple reviews that this often happens. After complaining for 4+ months their solution to this problem was a transfer. They explained to me that the room was the same size as the one I was in previously before and that it was a nice unit. Not even a day later they told me the apartment i originally signed a lease for was given away… why would you give an apartment away that was already signed for?????? They give me ANOTHER unit which again was described to be nice and offer amble enough space… I walk into this new unit and not only is it FILTHY but it literally smells like rotted trash and incense. The room is so small and again FILTHY. So I’m paying more for absolutely LESS now. Which is not fair because I am not the one who broke their lease agreement I am but the one that should be in a dirty small room! I would take your money to an actual apartment complex where you get more bang for your buck! I am disappointed with the way I was treated by the waverly!

Excellent accommodations to live with a nice staff
Good apartments with quiet places and near the best locations
Great location. Shuttle bus convenient to campus. Nice having shopping center so close. Great amenities, clubhouse, pool, tenant events, management on site, tanning beds, golf simulator, pool, fire pits, etc.......
I lived here for 2 years. I had a very bad experience. The first year I was on the second floor with loud neighbors above me, every move they made was audible through the thin ceiling. During the summer, management forced everyone in my unit to move across to a different building for some silly reason. They messed up the new room assignments, changing the room layout for each person and that issue was hard to correct. For the actual move, very little help was available. During the second year I had to replace the parking sticker which they charged $70 for. Every time I attempted to talk with someone about an issue at the office I was disrespected and treated poorly leaving me feeling helpless and frustrated. I regret living here and I advise anyone looking for apartments to go elsewhere.
There are far better options for lower prices in the area. Management is rude, they do not care for their residents. Make sure to read the lease very carefully because they will tell you everything you want to hear when you are interested in moving in. Place looks nice, grounds are well-maintained. That's about it.
They seem nice at first. Was not informed that there would be a dog in my residence (and neither were 2 of my other housemates) Retreat attempts to take your money through unexpected, ridiculous fees. I was provided with false information on my housemates. Ants everywhere. Bottom line: take your money anywhere else and you'll be much better off.
This place is all about making money! They do not care about present tenants. They haven't notified my about the maintenance visit on the second day I moved in. I found two men walking around my apartment without any explanation. The excuse was that they were "fixing" wireless when it was working perfectly fine! When I called the office they had no idea who those people were. When I asked to send someone to fix my dryer, I was told no one is available. Indeed, the dryer wasn't fixed for almost two weeks! For the money I pay, it is not worth it! Also, when I called today to renew my lease (3 mths before end of the lease) I've been told that it has already been rented out for the next term. I have not been notified about it when i signed the lease a month ago, and they should have given me at least 60 days before the end of the lease to make my decision if I would be renewing. Horrible experience!
The Retreat at Newark DE. I have been living here for about 2 years and it is the best apartment I have had during my college career. The noise level is barely none, the walls are thick so parties next door were never a problem, closed gated buildings where only residents have access, and a ton of extras!!! Video games, pool tables, pool and hot tubs, turf for soccer, weights gym, and a basketball court. Mostly young professionals and graduate students. TRY IT OUT!
