I’m a current resident that was lured in by the low price in January of ‘23. Pegasus management took over around May of 2024 and they’ve not been very good. They don’t answer emails or calls and just hide in their office to avoid upset tenets. They actually sent an email saying we cannot tell future residents how bad it is during their tours. I’m in a 1/1 that’s 550ft. No dishwasher, no washer/dryer, no porch/balcony and has wall unit ACs. There’s most likely mold in the AC units and in the walls. The water is shut off all day for repairs about once every 3-4 weeks. The roaches come and go but the pest control is decently quick to respond. Overall the only pro is the price for the location but like the title says if you can afford a little more a month somewhere else then I’d suggest going there instead. We’re looking for somewhere new as I type this.

4 Year Ex-Resident - DO NOT MOVE HERE I lived here before it was The Wayland. For the first 2 years I loved living here, and I overlooked everything wrong. It's a great location, and at the time the price for living right downtown was reasonable. Malachi, Lisa & Daniel were the only staff worth mentioning, amazing people. I've been through multiple management companies, and all of them are filled with false promise about the building improving. There's been over 7 building floods and 2 sewage backups in our apartment. Management did nothing to clean up our bathrooms when the backups happened, just unclogged it and left us to clean it otherwise it would be a 250 deductible through insurance. There's mold deep inside the walls of the building and probably blowing out of every AC unit. The cockroach problem will never go away no matter what management tells you, even if your apartment stays clean or they get a new pest team. The windows are paper thin so expect your AC bill to always be well over $100 in the hot months, no matter how new your AC unit is. They told me 2 and 4 years ago they were replacing the windows on the building but thats not happening. Water is either scorching hot or lukewarm. If you live anywhere near the dumpster you'll be woken up as early as 4-5am by a dump trunk every few days, you'll never get used to this. The elevators almost always have issues, before we moved out the main lobby elevator was down for 2-3 months if not longer. The parking garage is detached and leaks through every floor. The trash chutes are always backed up and swarming with roaches. The stairwells are always gross with trash/pet waste. The laundry system is a joke and excessively expensive, it's around $2 per load for a wash and $2 per dry. Half the machines are usually broken down and dirty, and management doesn't stay on top of it. Move to any other building, this is not the one, you will regret it. We're still detoxing from mold months after we've moved away.

Roaches EVERYWHERE. Not just in my apartment, everyones! They’re in the hallways and the trash rooms. There are only two elevators to get to floor 11-15 and one is constantly down and lines are common. The parking garage is unsafe. The security cameras did not work while I lived there. This lead to theft problems as well as assault, trash dumping, you name it. Needless to say.. In my stay here I experienced a lot. If you are wondering if this review is true, join the Wayland resident forum on social media and listen to what the other residents have to say. I hope I saved you from a year here…
This place is INFESTED with ROACHES!!! the elevators are always down, the frequently turn the water off. the leasing members will lie to your face and are very rude. the ac units have mold in them. there's hidden fees. you can put up to 7 maintenance request a month and there will still be roaches in your apartment. this place is absolutely terrible. do not move here
When I first saw this building, I thought it was amazing. But it is different seeing it from the outside than living here. There’s roaches in the hallways and no one cleans up the dead body’s of them, the elevators are broken most of the time, they turn off the water quite frequently, there’s mold in the ac, the garage elevator is usually broken, there’s trash overflowing, there’s broken glass going to the dog park, there is floods because they don’t have the pipes covered even though they have been saying they would do that for months. I really wish I liked this building more because I was thrilled when I got the tour. Prices of apartments are weird. For some rooms (same floor plan and floor and everything) they are one price but another one is a higher price. But conveniently the cheaper ones are just rented (Happened multiple times to me with a studio and a 2x2). There’s definitely more well maintained buildings that costs less that I wished I saw before here.
Very gross/old apartment complex. Roaches everywhere, loud dogs (doors are very thin), and there is always some sort of maintenance issue (elevator not working, flooded floors, fire alarm going off at 2am). They advertise a dishwasher in the studios but there is not one. I would stay very far away from this poorly run apartment.
I have to say that I have never seen a management team so prompt and care about their building like the Wayland by Commons staff does. Daniel and Nicole and the entire team all the way to the ownership, is attentive to small detail, calls for help when necessary, fixes problems immediately and works hard to keep the building running smoothly. If you are looking for a place to live, this is it. From when you walk in the door and see Maliki's smile with security, to Kenny with Maintenance, to the leasing team girls, to Daniel and Nicole who do and handle everything, continued to the higher up staff with ownership. Everyone actually cares about their building and their tenants!
Wanted to give zero stars but I had to put one in order to write my review. Worst place you could ever live in. Pictures are deceiving. Management is horrible. Don’t return calls and when they do it takes them days to respond if they respond at all. Apartments are roach infested. Building smells! Constant flooding and power outages. Elevators are always down. Security is not great. Anyone can walk in with no questions asked. DON’T RENT HERE! You will regret it if you do. Wish someone warned me before I made this mistake!!!!
I have in writing that the Wayland would return our deposit after they did not have our apartment ready by the move in date. They said "the check is in the mail," nothing for over 3 weeks and now they will not respond. Now we have to get a lawyer. RUN from this place.
I traveled an hour today to meet with a leasing agent who called in sick apparently early in the morning- after after i called to confirm in the morning.The other leasing agent was there and said, "sorry, I'm too busy to see you,do you want a virtual tour"? Are you kidding me??? I didn't travel an hour to take a computer tour.The level of service in that moment told me I wouldn't want to live here. So.... Thank you !
Roaches, apartment fires, water shut offs, management that doesn't care.
This property was renovated but don’t let that fool you. This place is solely focused on leasing, not management. The manager is like the wizard of Oz. She hides in a back office and will not make herself available to residents. Emails are not addressed and forwarded to someone that just replies with canned responses. Probably a third party customer service scheme. And the other staff are snarky and practically troll you when you call in with an issue. They charge for parking but the garage is not secure. Gates rarely work and people use the emergency stairs for smoke breaks so it’s propped open pretty much every day. So not a secure place. The overnight “concierge” is supposed to help you if you have any issues after office hours. But they won’t give you a phone number to contact them. So in the middle of the night when your neighbor is holding a banger on a Wednesday, you have to go downstairs and hope that they’re at that desk. Then good luck getting them to actually help you! On that note, if you have any issues with neighbors, you’re screwed. They put more effort into avoiding the problem. The walls are so thin that you’ll learn more than you want to know about your neighbors. Domestic violence and all. Honestly, they should just accept that they’re running an overflow dorm for the local colleges and stop overcharging. Management: don’t bother responding with your canned “we’re sorry to hear, please contact us”.

On behalf of most current tenants here, I'd agree to disagree with any 5-star review. Where would I even begin? Let's start with the positives: amenities are actually wonderful (when they're open), but that's where it all ends. Management is extremely defensive about issues such as the cancelation of large parcel delivery, the bicycle storage room gate being broken for the past year (with no concession for the numerous stolen bicycles), pest control issues (quite literally I was told "I don't have a problem with roaches - is this really an issue for you?"), inconsistent security schedules but consistent broken doors and gates, providing your apartment key to third party maintenance vendors with no notice to you, and above all else: lack of communication. We have been told the office is not allowed to send emails to their tenants unless it comes directly from corporate. Therefore, the level of communication (especially during times like the pandemic) has been close to none. Oh, and a note Management: don't bother responding - we both know how many times your tenants have requested simple changes to be made and they've not only fallen upon deaf ears, but were incessantly met with defensiveness. Please save the "call and we can make it better" false respect speech. Your motto is "live way better" - just "do better" for your future tenants. As for myself, I will not be renewing solely due to the lack of management, false lip service and the excess attitude.
this community is terrible!!! the common areas are disgusting.. elevators stay down for extended periods of time because they cant pass the inspection and make thumping noises... dog pee on floors, maintenance closes requests without doing anything about them...stay away!

At any given time over a 10 hour day, there are 2 people working all day to ensure the highest standards of cleanliness are upheld. We do have a very large building and are pet friendly. Sometimes, accidents happen. And, we take care of them right away. We aren't always there to witness it, but rest assured, we aren't far behind. All service requests require completion notes before they are able to be closed. And, a survey is sent to ensure your satisfaction. People in the leasing office give you false information regarding when starting construction projects will be finished, the management office does the same exact thing and are pretty much non-responsive to any tenant concerns including maintenance issues. They claim they want to have more responsible and respectful tenants in this building, yet they rarely clean anything in this building, they let dog owners allow their dogs to urinate in hallways and elevators with no repercussions, or at the very least post notices about this. Location is close to dt, however, dealing with a constant maintenance and roach issues make this place definitely not worth it. RUN!
Seriously follow the warnings on here i didn't and i regret it so badly. Dirty as anything. Construction and drills wake me up at 8 am everyday from outside and inside. Ahhhh i hate this place!!!!!!

This is the worst apartment building I have ever lived in. Constantly turning the water off, the washing machines work every other day if that, construction on the street and inside the building, dirty, smells like smoke, roaches, people sitting outside all the time smoking, smells like dog poop and car litter, rude staff. Do not live here.
This is the cheapest place to live for a reason. We rented a studio. We moved in and the place was dirty and reeked of cigarette smoke. The staff told us to open the windows. But nothing would get rid of the smell. Then the toilet leaked and we couldn't flush it. And then the bathtub leaked so bad that they floor flooded with several inches of water every time we showered. We reported it to maintenance and two weeks later we still have an apartment that smells like cigarette smoke and no way to show or bathe. They did fix the toilet, that only took a week.
The hot water was just out for over 7 days and the rent was not adjusted. That was my last straw. This place is more than I would want to pay again for something that is so smelly and dirty. Alot of dogs dont make it outside before they pee so all of the hallway carpets are covered with pee stains and it smells bad all over. I moved into this place last minute and now I'm definitely going to take some time to look for a better place then this.
I presented a copy of my orders for deployment, I serve this country daily and the leasing agent and manager were very nonchalant. Very insensitive and had 0 understanding, charged me for an additional month of rent that I wouldn’t be there. It’s like you disregard the roach problems, disregard the filthy hallways and dog urine everywhere and this is what you get. The only clean floor in the entire building is the one with the model apartment that looks nothing like the one they’ll place you in come move in day. Save yourself the trouble.
You would think that having a pest company come out and spray would work? Wrong. They don't come often enough and when they spray they only spray one spot in the entire apartment. There's roaches in the hallway, dead and alive. They don't clean anything up. Ive cleaned every night, used roach traps and spray and nothing works. This place is INFESTED. I didn't believe the stories from past residents until now. The elevators never work. The parking garage never works either. So, you're paying $30-60 in parking for broken garage. I don't even think that's legal if they're charging full price for a broken down garage. If you have the option to move somewhere else, do it. It'll save you A LOT of stress.
This place is barely ok. The elevators are always breaking down. People have gotten stuck! The halls always smell like weed! The location and the pool are the only redeeming qualities. Lived here for 8 months and my roommates and I don't really plan to renew.
I am shocked this location has 5 stars. A building with no working security, German cockroaches, broken elevators, incompetent staff, and trash littered in the hallways does not deserve 5 stars. Take my word for it. Do not move here.
This building, while outdated, has been renovated fairly recently to appeal to a young professional crowd that wishes to live in downtown St. Petersburg. Located right next to Tropicana Field, home of the Tampa Bay Rays baseball team, grants easy access to games, but also causes traffic fairly often, considering how many games are played per year. Depending what floor you have, from 1 to 15, you run the gambit of having one that smells and looks clean and tidy to others that are littered with trash or have very unpleasant odors. The outdoor courtyard is quite nice, well maintained, hosting a large pool, shuffleboard and other amenities right beside restaurant/bar that is right in the building. The food, and drink selection there is very good. Parking is an extra expense on the rent, located at a structure right beside the building. The community itself is friendly, with a wide variety of people, though the majority is a younger crowd, which can mean loud noises and rowdiness to the noise sensitive. All in all, its an okay place to live, with its biggest asset being its close proximity to the awesome city of Downtown St. Petersburg.
A great location! I can easily go downtown with my pet beardie dragon Mista Harold and have a great time just up the block! The managment is great and help us with any issue that may arise! The pool is great and Care sponsers fun events that bring us together including breakfasts and game events. A great choice for my family. We were even able to decorate the walls.
Urban style flats is a dorm stylized building that keeps prices low by providing a less than amazing place to live. The apartments have concrete floors without carpet or linoleum, and there aren't any ceiling fans. The apartment is what you expect and is a great place live you care more about location than creature comforts. That being said, there is a bar on the ground floor, the pool is amazing and they offer free WiFi. The building is located right next to the Rays stadium, in downtown St. Petersburg. Within walking distance to most of the entertainment venues and the streets are very pedestrian friendly. I have been here for about six months and I love it here. The staff is friendly, will work with you if you fall Behind on your rent and the building requires a key card to get inside.
It's a nice apartment complex with downtown view and just cople blocks from it's main sighrseengs like Dali museum and marina. There are pool with countyside, gym, free wi-fi and lots of other amenities. I like living here.
This place is unsafe they do not take pride in making sure things are safe.
Where do I start... The building is very old, but has been renovated. They did a bad job though. Its pretty dirty in most areas. They do have a cleaning crew, but they can't keep up with the disgusting people that live here. I spent two years here and can not wait to move out.
Been living here for 9 months so far and really have no major complaints. The apartments are a little underwhelming but the pluses of living here greatly over shadow that. The pool is great, the onsite bar/restaurant is excellent, food delivery, free internet, friendly staff, problems are addressed promptly, parking garage, (on street parking is very limited), they have monthly activities, movie night, breakfast to go..... The location is also great for walking and exploring the very active and expanding downtown area
Pros - Very affordable rent for the location and quality of rooms - Beautiful windows and views (depending) - Very convenient Restaurant and bar downstairs within the same building which will deliver to your room and the pool. - Nice pool and games downstairs - Robert, Shelby and Pam provide great customer service in the office Cons - Must pay minimum of 30$/month per car for parking. Forget parking in the street, you WILL be towed or ticketed. - Parking garage makes it a hassel to get to your car. - Often the elevators and such will be out of service for long periods of time. - The gym is dark and ill-equipt. Often dirty and with broken equipment. - The floors in the upper hallways rarely get steam cleaned. - Neighbors can be slobs, allowing their animals to defecate in the hallways, not throwing away trash etc. - No Central AC, only individual units which are mediocre at the job and can cost a lot. - Some of the fellow residents can be shady characters. No real security.
Urban Style Flats, located directly beside Tropicana Field, is overall a good bang for your buck. You receive the luxury of living in downtown St Pete, allowing for easy entertainment. I have been in the complex for about 2 years now; the staff greets me and knows me by name, so that is a plus. The condition of the complex, however, needs improvement. The surrounding grounds are coated in the residents' dogs' droppings, the floors maintain a horrid odor, and work orders are handled with low quality and can take up to weeks to process. Also, bear in mind that living here will require you to confront stadium traffic. I legitimately would recommend this apartment to a friend, but only with fair warnings. Urban Style Flats has many faults, but it is a cheap bet in a great location.
