The management here sucks and its gotten worse. It's a bad sign when your neighbors on your move in date tell you how bad it is. Anyone interested should really ask a resident for their honest opinions. 1. Fire alarm goes off so often, worst than a college dorm for dumb reasons. There has been no attempts to fix this. 2. Garage doors and building side door do not lock and it is a huge safety concern. Work orders were put in weeks ago and absolutely nothing has been done to fix it. 3. Garage is also absolutely disgusting. Instead of fixing these issues, they been a hardass on garage parking. We've moved up to higher floors as requested and yet they still put barnacles on us even when we have stickers. We pay every single month on time without fail and this is how they treat us. Don't recommend.

I have been living at the Quincy for over a year and everything has started to shift SOUTH! Since the take-over of SOM (South Oxford Management), this living situation has become an absolute nightmare. Nobody answers on a consistent basis at the leasing office. If you go see them, you'll get the usual answer "we'll look into it, we are aware of it, ..." Yet, nothing happens. I could talk about the lack of amenities, the "cleanliness" of the overall building, the fact that there are no security cameras in areas where people are smoking marijuana at all times of the day, there is no concierge, finding your package is an absolute nightmare. However and MOST OF ALL, the attitude galore that you get when you do complain is simply NOT acceptable.

First, I will say that if you are looking for your next apartment home in Fairfield County - don't make it this place. When we moved it, we really enjoyed the community (made some nice friends) and even saw splashes of positive growth for this place. This all quickly changed as The Waypointe changed owners multiple times and declined in to chaos (and yes, I truly mean chaos). Some of this includes: -Limited to no upkeep of the grounds and common spaces - dirty hallways, elevators, parking garages and outdoors spaces. While they finally painted the walls and replaced the carpets it took forever and they clearly farmed it out to a low bidder. The carpet crew even damaged the paint job that was done - nice work! -Slow and no response to maintenance requests unless you deem it a critical emergency. For us, this included three asks to have work done with us finally telling the leasing office to forget it and we would document this to ensure it would not be taken out of our security deposit. -While the staff at the Waypointe are generally nice, they aren't equipped or supported adequately to deal with what is going on. This is not on them but on the ever changing management companies, most recently South Oxford Management. They clearly have a goal to put their business first and resident second not understanding that the business would succeed if the resident was happy. -Communication is poor all around. Systems are antiquated. Process is not in place. All three result in a terrible resident experience. On top of everything we experienced during our time at The Waypointe (list includes: fire alarms, broken elevators, violent residents, damaged parking garage security, constant management changes, mail/package dis-organization, broken or closed amenities, etc.) our final goodbye was moving out. With no direction or information provided, our final walk through was about finding fault in us as residents for simply living in the space. No process documentation was provided - just verbal communication that a penalty would be applied! Classic Waypointe. This place is truly a disaster. Good luck if you choose an adventure by moving in.

Stay away! These people don’t care about residents, abusive communication demanding things all the time, yet when you want something they are impossible to get a hold of and probably will ignore your request. Expect packages to be lost, your car will o get stolen (years of broken garage gates), fire alarms to go off every night, and a revolving door of owners and management. Rents have skyrocketed, but this place is run more like a low income housing complex and asking for “luxury pricing” is a joke. There was a drive by shooting in the building a year ago, there were homeless people living in a vacant apartment, and due to lack of security there are sketchy people going into the dog park harassing people. Seriously just stay away!

I currently live in the Quincy. Within the past 6 weeks, the FIRE ALARM has gone AT LEAST 4 times that I'm aware of, two of which were in the middle of the night. ALL of these false alarms were either due to a malfunctioning sensor or faulty wiring as per the fire department. When I spoke to management, they informed me that they were working with the fire department to fix the problem. However, the problem has continued and today the fire department informed us that the maintence would not return their calls. Not only has this been a breach of habitability, but is a threat to both - peace of mind knowing the fire alarm system is malfunctioning and to co-residents as less people evacuate with each false alarm. The facility and service you receive is far inferior to the price they ask everyone to pay.

Been living at the Waypointe (well, the Tea House Lofts - the location forgotten by the Waypointe proper) for about a year and sadly had to re-sign since the rents are way too high elsewhere. The management company changeover has been a complete disaster - maintenance requests go ignored for weeks and the staff has been generally unhelpful, unavailable, and rude. The occasional "we love you" emails from the leasing office are a joke. They don't take security seriously (Merwin St garage gate has been broken for months with no attempt to repair). The hallway carpets are dirty and the walls are scuffed. Not sure what the rent increase goes to - it does not go to making your life here easier or better. Please note that there is rampant construction around the building - we have a "lovely" view of RI Pools and their quarry, not to mention the sounds of trucks and huge rocks being thrown, beginning at 7 am Monday - Saturday. We were told when we moved in this was not an operational business so joke was on us! There is also new construction across from the Waypointe that will undoubtedly go on for years, making life for that side unbearable.

I was truly flabbergasted at the reviews at points. Because the Waypointe is truly a gem. And what makes it an even greater living experience is the staff. Donella , Dani, and Jordan do an exceptional job navigating, problem solving , and meeting the needs of residents. I have waited patiently in the office and have seen them deal with residents , while juggling successfully sudden needs of the concierge and residents alike . The Waypointe is an amazing and beautiful living experience. Within walking distance to museums , parks , and the sono collection mall. The on and off ramp for I-95 north and south. Within close proximity to the parkway. And offers a bevy of amenities and resident experiences.

It has been almost 5months after we moved out and we are yet to receive our security deposit. They don’t pick our calls anymore. Absolutely horrible experience! From the beginning of our lease, we were never told that the paper boxes were to be trashed somewhere else, so we put them in the trash room. We were charged $50 for it. the heating system would always emit loud noises, which was difficult to sleep with. It did not properly work either, so we were given space heaters after many failed maintenance attempts. The washer and dryer were extremely old, they shake profusely with a horrible rattling noise when you use it. Maintenance never fixed it. We were told that the pool construction company that was directly adjacent to our unit, resumes work around 7-8am, so there wouldn’t be noise beforehand. However, they would be there as early as 5am, operating heavy machinery that wakes you out of your sleep. The worst is when we moved out in September, we hired a cleaning service to have the apartment cleaned out. After two months of waiting to get our $500 security deposit, we decided to call them; we were told that it was sent to the wrong address and the postal service returned it back to them, a bold face lie. We contacted them again a month later, only to be told that our security deposit was reduced to $122, because of damages in the apartment. You wouldn’t guess what the damages are; a rolled taped up rug the movers forgot, toilet paper left on the rack, a small trash can in the bathroom, and a shower curtain. I would never recommend this place as a luxury apartment. The smelly hallways, the cheap appliances, the unsafe parking garage, the poor staff, save for maybe 3 people. This place is just a money grab!

Moving into The Waypointe was honestly one of the biggest mistakes I have ever made. PROS: -Location CONS: -All they care about is getting their money but when you actually have issues they do not care to help you resolve them at all. -There's no security for your vehicles if you live in the main building. -The walls are paper thin and you can hear EVERYONE and EVERYTHING around you. Babies crying, dogs barking, commotion from the restaurants around. -The Waypointe itself is surrounded by construction businesses that start working at 5 AM. You can hear all the commotion of the trucks loading up for the day and you can imagine how annoying that is. -Packages that you receive aren't secure. I had multiple packages disappear or when I do receive them, they have been opened. I told management and they apologized but never made any action to make it right. Weeks later they reached out asking if Amazon was able to fix the mistake THEY made. -After leaving the property I called multiple times to make sure all expenses were paid for and the security deposit took care of anything that was outstanding. They ASSURED me my account was up to date. Months later I'm getting calls from DEBT COLLECTORS telling me I was about to be placed into collections. Do yourself a favor and DO NOT LIVE HERE. It's labeled luxury but that is FAR from the truth.

A few things we’ve experienced living at the waypointe - the fire pit, coffee machine, pool, and even water fountain are consistently broken - The package room is mismanaged and packages are lost - Only areas displayed in apartment tours are kept clean, hallways and other common areas are often dirty. - When issues are brought up they are ignored and go unanswered I would only recommend living here if they offered below average rent which they do not.

If I was only rating the Waypointe on the quality of the apartment suite we lived in, it’s excellent - we had a large kitchen island, gas range, stone countertops in the kitchen and bathroom, high ceilings throughout, and large windows in the living room and bedroom. The hallways were always nicely maintained, and we rarely heard noise from our next-door neighbors (not always the case for our upstairs neighbors though). The maintenance team was always quick to respond, friendly, and very helpful any time we submitted a request, and we never had any major problems with any of the appliances, AC, etc that they couldn't fix. The bathtub wasn't deep enough for an adult person to take a bath but I'm sure it would have been fine for bathing children. All in all, a great living space.... inside. The main problem with the Waypointe was the pool store/masonry storage area next door. Is it the Waypointe’s fault that there’s a pool store next door? No, BUT, if you move there, be prepared for loud heavy construction equipment beeping at all hours of the day, loud crashes of brick and rock tumbling around, and guys shouting at each other. They start work at 7 AM Monday - Saturday and it frequently woke us up on our days when we could sleep in. The windows, while ok quality, don’t help with the noise at all - even with them tightly closed, my co-workers could hear the crashing and beeping on my work calls and frequently commented on it. Also, Merwin St. is a popular cut-through street from the industrial buildings by the water and West Ave - I frequently saw and heard large construction trucks driving past and making huge crashing noises as they hit the indent/pothole in the road in front of the dog park. Our last problem with the Waypointe is how annoyingly noticeable the management team/leasing office/Alfred staff started to become in our everyday lives. In order to pick up a package, I had to pass approximately 8 passive-aggressive signs to get to the concierge desk (“don’t forget to wear a mask!”, “don’t let your pets poop in the parking garage!”, “only two people per elevator!”, “no smoking in the stairwells!”, “don’t throw oil down the stairwells!”, etc.). For the amount of rent that we paid and how hard we worked to be courteous neighbors, it felt like we were always getting reprimanded by the leasing office. I get that they’re trying to stop the jerks who are being inconsiderate but it was getting grating by the time we moved out.

My family and I are very happy with living at The Waypointe thus far. The leasing professionals who helped us are just amazing and they made sure we were taken care of. The Maintenance Team is very friendly and helpful. We left a high rise lux building in Downtown Stamford due to wanting a bigger apartment without having to increase our rent budget and that Waypointe accomplished that and more.

We just moved in and learned that two things weren't working properly, ugh, but then we reported it easily via the portal, we were contacted within an hour, the tech was here within two, and everything fixed within 30 minutes, great service!

I’ve been living at waypointe for 3 years now. I absolutely love my apartment I never want to leave! Except to go down to one of the now many restaurants that have opened. The place is immaculate, they are always cleaning. I dropped my diamond earring down the sick drain and maintenance was there is 10 minutes and got it out. They are always having fun events in the club room and the gym is immaculate. They decorate the lobby so beautifully at Christmas. There is free Starbucks. I can hear my neighbors upstairs but that’s Apartment life. I’ve had nothing but a great experience with the leasing office and the concierges are very kind and friendly. Absolutely love living here!
