Property Ratings at The Whitney
Quality of life here is beyond awful. Entire complex is unclean. Apartments are mold and roach infested. Weird smells coming through the walls. Closet doors/cabinet doors falling off the hinges. Parking is a nightmare. Whitney employees do not care about quality of life for the residents. They harass residents about small things (I.e., leaving valet trash cans outside during the day) while not doing anything to improve the cleanliness or livability of the complex. Would NEVER recommend the Whitney to anyone.
This place is terrible. I've been living here since September of 2021 and I'm counting the days until my lease is up. They boot people who don't have parking passes and park in spots that aren't designated for guests, keep in mind there are about 10 guest parking spots for the whole complex so finding a guest spot is very hard. Like people have said in other reviews, the roaches are terrible, I find 1 probably every few days. They constantly shut the water off for hours at a time for no reason at all. I have never had my water shut off in all the apartments I have lived at, and it happens at least once every 2 weeks here. My AC barely works and when I put in maintenance requests about it, the same man shows up and tells me to turn it off and then on again. Whatever you do, spend your hard earned money literally anywhere else. I would never recommend anyone to live here
I have had a terrible time at this complex. There are roaches everywhere you can imagine. The fit and finish is very bad. The management doesn’t care about your concerns and I don’t blame them because there is no repercussions if they take a long time to fix something or tend to something. There was animal waste in the ceiling of the dining room leaking through the ceiling. Contractors were sent out to repair a “leak” that turned out to be animal droppings. I’ve been made to feel like an idiot for complaining because my concerns have not been “good enough” I guess. I have broken the lease and paid the necessary money to just leave and put this behind me.

Thank you for your feedback. We’re sorry to hear that you didn’t have a great experience with us. We take feedback from our residents seriously, and would love an opportunity to address your concerns. Please contact us at 404-252-4455 or Whitney@ZRSmanagement.com so that we might discuss this further.
Neighborhood is smelly, hallways are dirty and dampy, noisy neighbors, wall is super thin that you can hear squeeking bed sound while your neighbor upstairs doing it which I don’t want to hear at all! Office staff barely pick up their phone, maintenance is unreliable, never ending mold, lack of pest control. My sunroom floor is tilting and there is crack. I don’t know if this building is even safe anymore. Thank God we’ll be moving out soon. Just think thoroughly if you plan to move here. The price is not worth what you’ll get through.
To anyone considering moving to The Whitney, please heed this warning and RUN THE OTHER WAY. Give your money to any other complex; you will save yourself from a HELLISH experience. I can say with FULL confidence that the office staff DO NOT CARE about your experience as a tenant after you sign a lease. On numerous occasions I have put in work orders, only to have to call the office multiple times to get maintenance staff out to the unit. Just 2 examples: - Recently our sink COLLAPSED through the cavity it sits in. I called maintenance and was told they would "send someone out first thing in the morning at 9am." Of course, no one showed up, and no one called to let me know an estimated time. Once again, I had to call the leasing office a few times, to find out they hadn't even dispatched the previous days work orders. When the maintenance staff finally showed up, they told my wife "this has been happening at a lot of the other units in our complex" as if that was supposed to make us feel better??? - One night we got a leak in our ceiling, and submitted a work order letting them know water was pooling. It took OVER 3 days for anyone to get out to our unit to find out the leak was from 2 or 3 units above, and multiple tenants were dealing with this issue! The only reason they came out to our apartment after 3 days was because I called the emergency line, as the leak had intensified and water started streaming out of the ceiling. I also had to deal with the complex towing my vehicle OUTSIDE of their own leasing terms. They state in the lease that if they sticker your car to be towed (my tags had expired), you have 72 hours to fix the issue, otherwise they will haul it away. When Karla told me this over the phone, she said they stickered my car on a Monday. My vehicle was towed on a Tuesday. When I pointed out it was literally IMPOSSIBLE for 72 hours to expire over this time, Karla hung the phone up on me. I had to walk down to the leasing office and escalate it to higher management (I believe her name is Sarah). They admitted that THEY made a mistake, and payed for towing of my vehicle. However, I still had to take time off of work, and take an uber to the towing company to retrieve my vehicle they WRONGFULLY towed. I was never reimbursed for the uber or missed work time. I truly hope they turn things around, as most of the staff seems friendly, but I certainly will not be renewing my lease and would NOT recommend this complex to anyone!

I moved in May 2015, and May 2016 CAN NOT COME FAST ENOUGH...There is NEVER parking, ROACHES ARE HORRIBLE, i mean like super bad even after they spray and I am a very tidy person. The floors are thin and creaky, the apartments are VERY, VERY old you can tell by looking at the outside of the buildings and the paint jobs on the walls and in the bathrooms. The walls are thin smells from other apartments come through the walls. I wish i would not have been in a rush to move in May 2015, because this has been horrible. The rent is ridiculous for the quality and the conditions of the old, mildew buildings. They still make you pay $25.00 for a gate card even though the gate is always open (that's probably why there is nowhere to park EVER) I'm not fancy but I've had nice things in life and this place is about a 5/10 HONESTLY. I can say there is ZERO crime here(so it is safe here), a lot of families and older people so its a pretty calm community, BUT THAT'S IT FOR THE PROS (oh the Juliet balconies are nice and management is ok)
In the two years that I have been a resident here I have gone through 3 sets of management. Each one getting less and less effective. Parking is non existent. The gate is constantly broken. Packages go missing. Valet trash is not picked up at least once per month. Want to use the workout facility? Good luck, it closes at 5:00 when the office does. Taxi cabs come and go at all hours of the night, and honk to retrieve their passengers. I have had 2 outlets in my apartment that haven't worked since I moved in. Maintenance is a joke and often requests get closed without any attention. A few weeks ago a fire alarm was going off and the fire department couldn't find it so multiple buildings were just put on hold waiting to see if they needed to be evacuated. The current staff is terrible, and you will be met with a sweet attitude to get you in the door. Except for if any problems arise.
