Property Ratings at The Wilcox
Alicia and Taurus are the best thing about this place. When they're working you're in good hands. However, the building has had 4 or 5 managers in the year I've lived here so there's no consistency, only one elevator has worked for the last year meaning the roof is only accessible by stairs and moving in or our takes DAYS, maintenance is non-existent and broken things stay broken, and there is a serious problem with trash piling up in the elevator lobbies. The weird garbage valet means there are piles of stinky garbage lining the hallways everyday between 5-7pm. If you receive a package and it doesn't get put into an amazon locker, you need to pick it up quickly or it will get stolen.
I was here for 2 years and these are my thoughts on living here Pros: + The walls are fairly thick. I never once heard anything from my neighbors on either side of me + Plenty of cabinet and closet space (at least for a single person) + Relatively fast elevators + Built in internet modems (via CenturyLink / Lumen) to quickly get internet for 100 mbps at $40 / month the day you move in + Dedicated Amazon delivery lockers + Property management team is receptive to security concerns. They've added more locks to doors so it's not as easy to get to resident property + Property management team is good and friendly with communication (via email) regarding issues that impact the entire complex (e.g. broken elevator, broken door to parking garage, no hot water, excessive heat warnings). Thankfully utility issues like this are uncommon. Cons: - Some units do not have windows that let in a lot of air, making circulation a concern (specifically floor plan S2) - No A/C. Strongly recommend buying a portable unit for yourself for the summer months. A good floor fan is a minimum. Especially if your windows are west facing - Inadvisable to go out at night in this neighborhood, especially near the Ballard commons park - The trash and recycling service is mandatory and is $18/month - The floors are relatively thin in the building. It can be easy to hear your neighbors above you walking around if they're not mindful of it. Property management isn't much help here. It's better to talk to your neighbors about it directly and exchange phone numbers. I recommend renting on the top floor if you can afford to. - There's construction that's planned to take place adjacent to and across the street from the apartment complex. However, construction has not yet started (and possibly may not even ever begin at this rate) - The main reason I moved was for work.

Highly recommend looking at other buildings nearby like Valdok. I’ve lived here for around 12 months and it has been a circus: -Trash chutes are constantly broken -They use a “valet trash” service so many residents leave their smelly trash in the hallways all afternoon -Elevators are often out of service. They have two elevators and at a point one of the elevators was broken for +3 month -Management has changed so much and has extremely poor communication, you can never count on a call back and have to frequently check back in -Maintenance is good -The apartment layouts have poor design such as where cable outlets and air conditioner ports are located, they are placed in the only spots you can fit a sectional couch -What makes me most livid is we requested a 3 week extension on our end date since we are traveling and they said it would be $10,000 which is 4x our current monthly rate

The Wilcox is a clean and quiet building. The park down the street has been cleaned up of tents but still unusable at this time. Close to many amenities

The Wilcox is an upscale apartment community with responsive management. Building and individual unit maintenance is excellent and performed to professional standards.
Its really hard for me to give a good review at this point in time. Ive lived here since the building was built and in the first year it was kept in absolutely impeccable condition. Everything was spotless all the time. So my standards are pretty high with wear and how I would like to see the building kept up. Sometimes its embarrassing to have friends over or people in the building because things just look dirty and in disarray. I know the staff are trying and Im assuming they just must not have the budget the previous management had to keep things in order. Ive been here three years and really want to continue to stay but its hard with the recent uptick in crime and decline in overall building cleanliness as well as long delays with projects such as the common area updates and garbage recycle situation. I believe there is a way higher turnover of people moving in and out because once they move in they realize things just arent so great as far as upkeep of the building. I really think you could keep tenants for longerIf this was improved. I realize there are always going to be lots of move-in move out in this type of building but again I know many people who would have stayed longer if things were improved.
The management team here is comically unprofessional. How they have managed to make it this far is beyond me. While living there, persistent smells, messes, and facilities problems plagued the building. It has been three months since I moved out and, despite repeated emails, I have not received my deposit back (supposedly lost in the mail???). Additionally, the homeless problem outside this building is horrible - they're loud and they harass everyone around the building. It's true that that is not the buildings fault, but it certainly adds to a horrible experience living here. AVOID AT ALL COSTS.

Downtown Ballard Location, Amazing Views, Pet Friendly, Rooftop Deck, Club Room, Gym, Friendly Neighbors & Staff - whats not to love!
In my almost 1.5 years at Wilcox, I have not had any significant serious issues. The residence is quiet, safe and has the most professional staff. I do like the recently installed Amazon hub. This way I do not have to bug the front desk to put my packages outside the mailing room. In closing, staying here has so far been pleasant and if I had to renew my lease I would do so without hesitation.
We love living at Modera Ballard. From our initial inquiries, to move in day and beyond the staff at Mill Creek Residential have been great! The building is well maintained and had wonderful amenities. In early June I moved in as one of their first few tenants and I've never heard a fire alarm go off as one reviewer commented. Mark, Natalie & Jason are courteous and professional. Patrick who does maintenance is helpful and friendly. Thanks for making this a great place to live!

DON'T LIVE HERE!!!! These idiots have been working on this building for over a year, despite the fact that several other buildings in the area have gone up 3x as fast. I've never seen such poor construction planning in my life. Not to mention the lovely fire alarm that these morons seem to set off every 15 minutes.

I can certainly understand how living near a construction site can be noisy and frustrating at times. I am sorry for that and am excited that the construction is done. The recent testing of fire alarms was a requirement by the city as they tested all homes to make sure the life-safety systems were properly functioning. Yes, very noisy but that too will not occur moving forward. We are excited to be open very soon and to be a part of the Ballard neighborhood.
