5 days after moving in there was a leak in my apartment. They didn’t not fix the leak in the ceiling damaging my personal property. Maintenance also walks into your apartment without calling. There was an incident where maintenance walked in my house without calling and my wife and I were not completely dressed. We mentioned this to the staff at woodlands and they continued to send this same person to check our apartment however the problem was still not solved. I had to put in 5 different tickets in order for them to take the leak seriously and met with the property manager however there was no resolution and my ceiling is still not fixed. We also have mole from the water damage and no one has yet to come and check our apartment. The neighbors are also a big issue in our complex. The neighbor’s trash smells up the entire hallway making it difficult to invite guest over or even taking away the smell from the hallway.There were also parking issues as well. Not recommended!!!

Management is the worst. Maintenance is horrible. The floors are so thin you can hear every movement. The walls are shifting and bulking at the frames. Bug infested apartments. Electricity goes out at least every other month. They don't cut the trees in the parking lot so your car is constantly getting ruined with tree sap and from when it rains. The neighborhood is the only good thing about this place. There is nothing good to say about the property at all.

Don't move to The Woodlands! They bate and witch apartments-show you a nice one and move you into a dirty roach infested one! They charge for parking that does not exist, if you move in the 20th they will not prorate - instead making you pay for the entire month. Some residents pay for rental insurance others do not. They are decontrolled (but you would only know that if you took the time to read over the paperwork on your hectic move in day) and can raise the rent above local rent control laws, some renewals as high as 11% for a crappy 450 sqf apartment. Don't move to The Woodlands!!

The parking situation is horrendous. Trees overgrown, 2 fell this month alone. Power's been out 10 times in the year I've been here. The fire alarms go off for no reason every night this week.(1AM)

I have lived here for the last 8 months. Honestly, I can't wait to move when my lease is up. People speed down the main road like its route 80. I pity anyone with a child playing outside. The roads are full of holes. You pay for parking but someone always has your spot. Garbage tends to be placed outside of the dumpster. I've had periods of animals living under my bathtub, placed a ticket in but none seems to care. I have seen a rat in our foyer but again, no one. Honestly cannot wait to move.
We've lived here for almost 4 years and like any place theres good and bad, but honestly, this week has made us want to finally call it quits. We have literally been calling and emailing the office all week no one has gotten back to us in regards to an issue with our rent amount being incorrect. All in all the neighborhood is nice and theres a park right at the corner, but the management is just seriously awful.

Your monthly rent is never the same because the "water bill is added to your monthly rent." On top of that being added to the "monthly rent" you will also receive a separate bill for the water bill. They will never call you back. It will take them a month to get a call back from the actual office. When i moved in, in 2018 i got my car stolen right from the parking lot. They claimed they didn't have working cameras. A year later 2019 my motorcycle was stolen. Guess what, i was told that the cameras were not pointed in the direction where my motorcycle was parked (which was parked in the first slot in the parking lot).

I lived here for 3 years, after new management it went down hill.. prices went extremely high plus all the extra fees that where added this. Garbage disposal which by the way dumpsters are always over flowing,parking, water etc. You walk in to the office and it's just very unpleasant to deal with them. They made a hole in my kitchen for allegedly upgrade electrical system and I'm not allowed to patch it up. Ever since then my house been infested with roaches. I've address the situation many times. I get simply ignored. Not including the remainder of the pest around your apartment such as skunks,( got sprayed twice by simply trying to walk out through the back door) possum, fleas,rats cats etc.. this place is not worth what they asking for. When I first moved in it was very clean, and very affordable! Now I cant say neither. All they want is to squeeze every possible penny out of your pocket how ever possible way they can..

As the title says it used to be a nice place. Rent was affordable and everything ran like clockwork. Of course it wasn't perfect. But it was reasonably priced for what you get. NOW it is very expensive and you have nothing but poor service from the new owners. So many people are forced out and nothing has improved. Take your money somewhere else because you wont have parking. You can't use AC. Trash everywhere. And a very unresponsive staff. No thank you.

I have lived at Branch Brook Garden (Now "The Woodlands"?) for 7 yrs and management companies have come and gone, but AION MANAGEMENT (bought property 3 months ago) has promised THE MOST yet delivered the LEAST. I know it's been a short amount of time, but the new management has made it VERY CLEAR that present tenants are NOT their primary concern, probably not their 2nd or 3rd either. Signing up NEW TENANTS LIKE YOU is where the money is. As far as the Woodlands "Ad" goes...they charge for parking but it is NOT an assigned spot and the lot is ALWAYS full after 7pm so what is the $50.00 PER MONTH for? There is NO DOG PARK so I don't know what the other "reviewers" are talking about. The "Granite" counter tops are Formica that LOOK LIKE Granite but see for yourself, but it's a lie. MANY tenants DO NOT clean up after their dogs, in the summer the grounds smell like an outhouse and there are flies constantly swarming near those dog waste cans, which are usually full! The "laundry facilities" are dark, the room smells stale and the machines are old and filthy. If you are tempted to come here, drive into the parking lot at approx 9pm on a Friday or Saturday night and see the garbage dump overflowing with trash that attracts rats, raccoons and skunks as soon as it's dark. Maintenance staff paints the bathtubs and they look great until you try to clean it and the pain chips!!...then you wait for them to come and RE PAINT IT!! Don't be fooled by the work you see being done to the exterior of the buildings and surrounding property, because that is THE ONLY improvements being made in order to entice you here, but don't fall for it! They say water is included? then how come EVERY CURRENT TENANT has been given a list of "New Monthly Fees"... one of them is WATER (but don't worry cause they're gonna average it out between you (1 person) and your neighbors who have 4 people living in their unit). The main street, Branch Brook Drive is so badly covered with deep and wide potholes, that if you drive more than 5mph, you will absolutely damage your car. PLEASE, don't take my word for it...drive down Branch Brook Drive, just not over 5mph. Please ask the office staff a lot of questions about EVERYTHING, ask them how much they will increase the rent after your lease is up cause mine went up $180.00 PER MONTH FOR ABSOLUTELY NO ADDITIONAL PERK OR BENEFIT!!! I am terminating my lease after my 7th year and moving in the late winter.

This place used to be fairly priced, until the new owners came. Rent increase and added fees for things that were included at one point. Water Fee, Garbage Fee, Included "renter's insurance" fee. Add all this up and you might as well be living in Hoboken with a nice skyline view. Parking in a nightmare and the walls are super thin. You can literally hear your neighbors talk and hear their TV. There is garbage everywhere. Skunks and stray cats everywhere also. This was reasonably priced for what you got but now with the new increases it is forcing a lot of people out and it is shameful! No improvements whatsoever and rising the rent. Oh and god forbid you need something from the office, it is a difficult task to get the new management on the phone. AION you took away what was a nice starter apartment for small families and turn it into a revenue machine with nothing to show for it. Save your money because you'll regret paying what you pay for the little that you get.

I am a current resident The new landlords are imposing a massive amount of changes to the past practices. Increased parking from 150 a year to 50 a month. Changes to past practice with pets. Demanded we change our window curtains. Threated to dispose of childrens toys, grills, and lawn fruniture. Imposing new hidden fees. Roach infested apartments. 50 dollar lockout fee. Management is bulling people into new changes and stating we are all on board with the changes in the community. They dont pick up the phone when you need them. Management speaks to people rude stating they have only been here for 60 days when we need help. I pray they start listening to the residents here. We have a great community here..... Well we had a great community here until Woodlands showed up. Hopefully tenants speak up about the negative changes. As of now, dont rent here. Unless you enjoy a managment that is threatening tenants.
They are kicking out all residents by giving them the max raise and start charging for parking $50 per month(which was only 120 per year). They also start charging water which was included and which is included in all apartments. They technically try to kick out all existing residents and try to get more $$ for their lousy apartments. Terrible management dont let them take advantage of you! —I am a current resident and trying to rent a place before my lease ends otherwise I will have to pay 300-400 extra per month!!!—
When i come home its so relaxing and quite. I so enjoy being here. Just a 2min walk to the park. I would definitely recommend anyone that would be interested to have the same experience to move on in.
Although the apartment is small I like the community. The people are friendly and the grounds are well maintained. It is a very dog friendly community. There are waste cans all around the complex as well as a dog park. There are also a lot of stray cats that live on the property and they lounge around during the day. You are likely to find little pawp prints on the hood of your car every now and then.
the apartment is a two floor, complex with the living room, dining room and kitchen together. The upstairs has two bedroom. I had to give the master bedroom to my boys cause it was bigger and I had to take the smaller room which has very little space. It has not much space for storage. I wish it was bigger and that it was a 3 bedroom. I can hear my neighbors going up and down and even talking most of the time. I do like that I can have a dog and the area is quite and by most part people are friendly and is a diversity of all race. I also like that my heat and hot water is included. Still wish it was bigger and more storage space so I would have to pay for a storage location.
I've been living at this residence for 4 months and so far I love it. It is safe and the neighbors are feiendly. It's also very dog friendly and has a dog park which one me over. The only downsides are that 1 bedroom apartments are small and they don't include full kitchens.
