Property Ratings at The Woodlands of Denton
Terrible Customer service. Rent has increased $500 in 2 years with absolutely no changes to the apartments themselves, Cheap parking system, and they charge you fees to pay rent electronically. Do not come near this place. You will find nothing but regret.
I choose this apartment for the amazing-looking pool. Unfortunately, it is only open from the end of May to the beginning of August and is closed frequently during that time for maintenance. If you are looking for relief from the Texas heat or want to enjoy the sun and work on your tan I would choose somewhere else. And there is dog poop everywhere. The office does not enforce picking up after your dog.

Hello, We agree with you pools should be open as much as possible, but unfortunately they do sometimes have to close for repairs. The team is working very hard to get the pool ready for the summer season and anticipate opening on Memorial Day. As our pool is not heated, it is not possible to keep it open year round. Stay tuned - it should be open very soon!
A huge reason I choose this apartment was for the pool. Frustratingly, the pool is only open from the end of May to the beginning of August and is closed frequently for maintenance during that time. What's the point of having a pool if it's only open for a little over 2 months out of the entire year??

Hello, The pool is unfortunately not heated so we are unable to leave it open past Labor Day - sometimes later is the weather allows!
As far as my apt goes, yes its cute and clean. parking is horrible. i have to park three buildings away sometimes. office never answers. dog poop everywhere! they don't inforce the clean up after your pet rules. Manager is never in the office.

We are so sorry to hear that you have not received the customer service that everyone deserves here at our community. This is very uncharacteristic of our staff. We want all of our residents to feel comfortable and at home, while living on the property, both at home and in the office. Please contact us at your earliest convenience so that we can address your issues and rectify this in any way we can.
We’ve been living here for almost 2 years & we love it! The kitchen & island is my absolute favorite. We also really enjoy that the complex is surrounded by trees & lil trails we can walk our dog around on. Elaine at the office is always so sweet & helpful whenever I have questions or concerns. The times we’ve needed maintenance to come out Mario always comes out as soon as he can & gets the job done right & quickly. The only reason we would leave this complex is to upgrade to a house so our dog can have a yard to run around in.
This is hands down the best and most well kept place I have ever lived in! The staff is so unbelievably sweet and so helpful! Elaine and Jamie are so helpful in every way possible and have the sweetest hearts. Mario the Groundskeeper is nice! Honestly, this is a great team all around. The events they have are super fun and very well done.I love these apartments and the only reason I will be leaving at the end of our lease is because we are getting a house!
Iv had a horrible experience living here. My health has declined and my stress level has gone through the roof. The management is the worst of ever had to deal with hands down. There isn't enough parking so 9 times out of 10 you are going to have to stay at someone else's place. Park at the church or the neighborhood near us. Cars get towed for no reason. Maintenance takes months to do anything about anything. They almost never contact you to let you know someone is coming to your apartment. I would go on about what really irritates me about this place but I read the terms and agreements. So in short. I can't wait to move!!!
There are several negative reviews on here... but so far I've had nothing but pleasant experiences at the Woodlands. Elaine in the office has been friendly since the moment we walked in to tour the apartments. She even stayed late one day so that we could get our deposit turned in. We are supposed to move in in less than a month, but our apartment is not done being built yet. They have worked with us on this issue, and offered us several different options. They were offering to give us a bigger floor plan at a discounted rent. Since we liked the smaller floor plan better, they are allowing us to temporarily live in a bigger apartment at the smaller apartments rent. Whenever our unit is done being built, we will move into it and continue to pay the same rent. I felt that this issue was solved in the best way it could've been. Elaine is always willing to talk with me and answer all of my questions. Someone always answers the phone when we call, and they are never rude. I know that they have changed management several times, but Elaine has been there for several months now as the manager. They did say that they were going to start building the pool a few months ago, and they haven't yet. But that's not really a big deal, in my opinion. Overall, we are excited to move here!!
Seriously do not sign a lease here they will do nothing but try to screw you over… I don't even know where to start on how awful this place is. First off I had already signed a lease and was all set to move in, except they called me this week to let me know my unit won't be done for at least another 2 months. Instead of giving me an actual decent notice they told me with less than a month worth of time and now I have to try to find somewhere else to live in less than a month which is extremely frustrating. Also they offered to let me move into another unit for a much higher rate than my original apartment, which is also very frustrating because it's decent price difference. They are refusing to give us our fees we have already paid back which is also extremely frustrating because I had to break the lease due to failure on their part not my own. Also when I first signed my lease back in the beginning of March they said they were breaking ground on the pool that week, it’s currently July and they still haven’t started. The office staff is nothing but rude and will act like you are a huge inconvenience for them. They seem to keep switching management and office staff which seems a little concerning in my opinion. Also we had trouble with them putting a different rent rate in my lease than what we originally agreed on and they tried to argue with me that I was wrong. After several attempts to try and have them fix it over the phone I had to show up in person for them to change it and they acted like I was wasting their time and were nothing but extremely rude. Also the officer manager kept trying to get me to sign my lease without reading it and kept telling me I didn’t need to wait for my cosigner to read over it also. Which after closer detail to the lese I noticed they had my rent price for higher than it was supposed to be, the manager seemed to be trying to get me to not read the lease so I would sign at a higher rate without noticing. I definitely wouldn’t waste your time looking these apartments unless you want to live at a place that will tell you nothing but lies, go against their word, and be completely rude to you.
We went in to view the property, possibly find our next home and the experience was AWFUL. We walked up to the front office as the leasing agent was leaving, we were told to wait 10 minutes because she had to go run an errand. When she got back, she asked what we were looking for, wrote down some information and slid the floor plans towards us. She literally said NOTHING about the units. No information about the amenities, the floor plan, anything the complex has to offer. Didn't even ask us what we thought. She reluctantly showed us a unit only because the first one she took us to was the wrong one and didn't even offer to go back and get the right keys. Didn't say anything while we looked at the other unit. We got back to the office pretty frustrated by this whole experience so we just grabbed our IDs and left. She never said one word to us. I was pretty excited to see this new complex but the experience in the office alone has convinced me to never sign a lease there. I will definitely tell everyone I know to never go there. So so disappointed.
I have lived at the Woodlands since August. The staff is attentive and polite and takes care of issues quickly. It's really a nice place to live, close to both universities.
This is a brand new community and we've had our fair share of issues. In the 9 months we've been there, there have been 5 different leasing managers. The staff is not kind and their hours are horrible. They close at 5pm every weekday, making Saturday the only day to get in touch with them in person. We were towed from the complex one night when we got home and there was NOWHERE to park - we ended up parking in a spot that was not marked as a tow-away zone and still were towed. When we asked them to reimburse us, they said that there was nothing they could do, but to call their emergency line next time and that we wouldn't be. The maintenance men have never left notes up until recently and there are cracks all over the walls and ceilings because the apartments are settling. Even when they say they have fixed things it isn't evident or done. It is impossible to get ahold of them by phone and they rarely answer emails. Also, the train is SO LOUD. These apartments are right next to the tracks and the train comes several times a night. All in all, this has been a very frustrating experience. We will not be resigning our lease.
