Situated across the Tennessee River from the University of Tennessee campus, South Knoxville sits in a prime location that gives easy access to Knoxville proper to the north, Blount County to the south, and the Great Smokey Mountains and the Sevierville region to the west. The area, known for its low overall housing prices and average rents, makes a great place for students living on a budget.
The area’s close proximity to the University of Tennessee campus means students can easily drive or bike to their classes throughout the day. Non-students are within a short commute to Knoxville via the James White Parkway or Chapman Highway. Nestled along the south bank of the Tennessee River, Chapman Highway runs along the neighborhood’s western edge. Bordered by Island Home Park to the northeast, Vestal to the west and Old Sevier to the north, the neighborhood sits about three miles to the south of Downtown Knoxville.

Property Ratings at The Woodlands of Knoxville
I highly recommend living at this apartment complex! The office workers, specifically Lauren and Jake, made me feel right at home and were more than willing to help me with any problem. Cannot compliment this place enough and the friendliness of the staff!
They give you a last moment's notice that they need to get into your APT and check the router. If they can not locate the router , there is a fee I have to pay.
Worst apartment in Knoxville. 1) had people tour my apartment nearly everyday for more than a semester. They would bang on my door, wake me up, the realtor would complain and be rude to us. I worked overnights in addition to college classes and wasn’t able to get sleep due to this and had to quit my job. 2) the appliances don’t work, you asked them to fix it and they don’t. Dryer takes 4 times until your clothes are dry. The dish washer is useless. The sinks don’t drain. 3) the management is rude, especially the lady named Angie and she is not helpful and won’t give you contact information to her boss corporate. 4) they change their payment methods and closed down online payments for two months and then charges very expensive late fees when I tried 3 times to contact them and fix this issue. I’ve lived other places and I'm shocked how horrible the management and quality this places exhibits. Now the complex has closed half of the parking spots and soon 3/4th for multiple days. There is no alternative parking. You must park downtown and Uber because there are no sidewalks or nearby parking you can use outside of the complex.
The Woodlands of Knoxville are the best for UT students!! These are very clean, affordable with great amenities and perfect location. Minutes away from UTK and they provide a shuttle service for students, (including game days), saving lots on parking passes and tickets. Very friendly and accommodating staff to meet my needs. Pools, workout facility, movie room, pool tables, volleyball and dog friendly are just a few of the perks. Highly recommend for those looking for upper scale apartments without the high price.
Not only is the Woodlands a complete dump, the staff is incredibly rude. Below are some of the issues we've encountered over the last year: - The security gate was inoperative for the majority of the year and management would never address the problem with me. They said nowhere did they guarantee the security gate would be operative. Yet, they claim that as a security feature. - Our apartment is in shambles - the floor is missing boards, holes in the wall, mold in the bathtubs and management nor the owner of this unit will do anything to correct. - When we moved in, some of the rooms had inoperative fire alarms which still have not been replaced. In addition non-working fire alarms, some of the outlets did not have the cover plate on them exposing live wires. - They pressure you very heavily to resign the next year's lease 6-7 months before your lease is up. They threaten you by saying they can't guarantee you'll get this apartment if you don't renew now. - There have been numerous crimes committed at this establishment. I WOULD not waste your time here. The apartments are actually owned by individuals and most seem uninterested in upkeep. The management is incredibly rude and difficult to deal with.
The Woodlands of Knoxville are on an upper-tier of college-student housing. In my past experience of UT dorms and apartments in The Fort, I can easily say that the Woodlands caters to everything and more. Very affordable too, not to mention free parking, shuttle service to campus, etc. The overall experience here is grounded within the beautiful location, friendly staff, ease-to-campus, and general quality of the complex and I would HIGHLY recommend staying here!
Great college apartment complex. I have lived here for 3 years. Very clean and modern.
