I often wondered how things would've be different if management lived there. Only positives: several of the maintenance staff are helpful and friendly. One of them left several years ago but one of the current ones (Gary?) is great. I also had the best neighbor. On to the negatives. The kids/young adults/adults didn't get reprimanded for smoking in the laundry rooms or setting off a fire extinguisher in the laundry room. Washing machines were routinely broken, and management's response was "we don't do anything about it. Contact WASH." Management converted multiple laundry rooms in 2020-2021 into studio apartments, leaving only THREE rooms for the hundreds of tenants. There is also garbage littered throughout the complex. Loud, disrespectful neighbors and/or their guests yelling when it's clearly late into the night or blasting their music in their cars. I lived there for numerous years and with the staff turnover in the last 1-2 years, the service was a mixed bag. I've had rude and impatient managers and staff help me. Management also tried to be slimy and take more money at move-out than what was negotiated, which I intentionally documented in email with them. BE AWARE that if you have a scheduled autopay, they do not cancel it for you even though you've moved and they've revoked your access to the online payment portal. You must call and ask them to stop it for you. Good thing I had signed up for a withdrawal reminder email which prompted me to call them. Soooo happy I moved out.

DON’T MOVE IN. Worst place to live in Sacramento. Day 1 we move in and the place isn’t even clean. So dirty! We’ve had COCKROACHES since we moved in. It’s disgusting and they’re everywhere. We’ve had to take absolutely everything out of the kitchen twice for pest control. It’s such an inconvenience and one that is so unfair after being promised a habitable unit. I keep throwing out so much food and that’s wasted money. Oh and the unit they show people as their model is so deceiving. It’s DANGEROUS out here. I’ve heard too many gunshots and yelling outside my door. There’s always cops and when I complained about feeling unsafe to Kim all she said was “it’s an unfortunate world we live in.” The gym is supposed to be open 24/7 but many tenants tell me that’s fake and they always lock it early. Maintenance has been in our place a ridiculous amount of times and emergency maintenance is impossible to reach. The people below and next to me moved out and all said this place was horrible. I’m finally leaving but after dealing with SO MUCH they still want to charge me a cleaning fee and carpet clean on top of other things? It doesn’t matter how nice I leave it bc other tenants tell me they do everything to take all of your deposit and charge extra. My place wasn't even clean and I needed a TON of repairs so where does that money really go? Because it wasn’t used to have this place ready. We’ve only been here 5 awful months.

Hello, My sincerest apologies on these issues you have had since the time of your move in and stay at The Woodlands. I know you mentioned you are moving, but if you are still a current resident, I am more than happy to address these concerns and issues. To touch on some of the issues you have brought to our attention and to hopefully give you some reassurance: The gym is 24 hours as of the past few months, you will need your gate card to enter the front double doors, that will be the only door to access the gym. As for the safety issues, I can highly recommend reaching out to the on-site courtesy patrol after hours and any issues during the day please stop by and talk to us. I am more than happy to speak with my pest control and maintenance team as well to pull up any past work orders/treatment that has been done for your unit. Please stop on by the leasing office Sunday-Thursday and ask for Eric, I am here to assist! Thank you for brining this to my attention, we pride ourselves on being the best that we can be and feedback like this does help.
Upon arrival: -no parking -nice leasing office, but had to wait (even with appt) -Manager sits in the back and does not acknowledge anyone -Potential residents are only shown a model not the unit itself. Upon applying: -poor communication -rough process with constant back and forth with staff -Not worth it
A few days before move-in and on move-in day I’m being harassed by the agent who “helped” me by trying to rush me to get my house keys which was in a lockbox on our door because he “needed to use it for other residents moving in” due to the pandemic. Which caused me to have to quickly drive to the place to retrieve my keys. Move in truck arrived the first day, on a rainy day, and had someone parked in our assigned spot; you will always experience someone taking your spot. I had to call a tow truck number I was provided per the leasing offices’ directions, (the person who parked their car doesn’t even live there, they were visiting a resident) comes out fighting the tow truck guy, slamming their car door against him to get him to stop putting on the tow equipment. Ready to fight with me too because I called him in to remove the car after being out there moving my boxes into my apartment for over an hour. Another resident comes out lecturing me about not needing to call, that I should have just honked my horn and waited (maybe don’t park in an assigned spot ). I call the office asking for assistance in case it escalates even more violently, and the girl just sounds confused as to why I need help? I feel safe already. I needed maintenance to come the first week of move in. 3 visits within 2 days and nothing done about the central AC that did not work and was just accumulating a very high over $100+ electric bill for being on for a few hours. These are the people you hired? I spent the entire summer of 2020 working from home due to the pandemic in 120 degree weather, thanks Woodlands! It’s extremely and constantly noisy because the apartment is facing the main road at the exit of a highway. The new neighbors enjoyed blasting music at all hours of the day. Also not a smoke free environment. And the recent blackout that just happened in California? Our oven went out and we never had a chance to call someone to get it fixed (pandemic anyone?) I’ll assume this is why our $400 deposit turned into a $97 return. :) I moved into dirty carpets; I cleaned and vacuumed when I moved OUT, by the way. Rude staff who sends emails reminding us “rent is still due” during a pandemic, incompetent maintenance, and the worse place to choose to live if you’re looking to live peacefully and quietly and hope everything works, hence why you PAY them rent. Needless to say, this is the reason I completely moved out of California and into beautiful Texas! Thank you, Woodlands!!
The complex promises a safe and comfortable environment. I have lived here for a year and a half and have received the complete opposite of this. I see police cars and officers at least twice weekly. I have been woken up by gun shots inside and just outside of the complex. I have had police officers knock on my door asking for witness statements. The complex does absolutely nothing to follow up or ensure their residents feel safe. There are always cars parked in no parking zones and fire lanes. Calling security doesn't help because they do absolutely nothing, and when they do, they do a quick drive by, ask people to move their cars and go about their day. I have seen countless drug deals occur within the complex. It smells like cigarettes and marijuana almost all of the time. The smell seeps into my walls and sticks for hours on end. I have reached out to get out of my lease and management still has not gotten back to me. I have neighbors that like to party and are so loud that they vibrate my floors and walls. I have seen people walk around with guns showing and seen fights happen just outside my unit. The complex has done nothing about the complaints and calls I've put in. Aside from my neighbors, you can always count on hearing people fighting and slamming doors in the middle of the night. This is the worst complex I've ever stayed in and I cannot wait to leave this hell hole. If you are looking for a new apartment, avoid the Woodlands at all costs.

If you want your vehicle stolen/messed with, have drug deals happen right outside your door, have your apartment smell like weed, hear obnoxious music blasted all hours of the day and night, than this place is perfect for you. Management will do absolutely nothing about it and make you out to be an idiot in the process. only way to get anything remotely taken care of is to threaten to have corporate involved. Apartments are super shotty, even the "updated" units are just a different paint and "fancy" blinds. completely overpriced for what you get and deal with. But at least they have an extremely upscale leasing office.
These are our first apartments that we’ve lived at since having my son . Definitely NOT what it seems like , during the tour it seemed nice & homey . Once we moved in we immediately noticed the cheapness of the apartment. First of all , they literally just painted over any problems from the previous tenants. And the cabinets are peeling , lights are falling down , the door to my oven has fallen completely off . The list goes on & on , on top of all of those problems there BUG PROBLEM is the WORST! No matter how clean the apartment is , there are house centipedes in the house all the time and ROACHES !! So many roaches especially at night , you try walking past the dumpster at 5pm & (I kid you not) there will be hundreds of roaches by your feet . And their security sucks because my boyfriends car was broken into , right in our assigned parking spot . Not to mention the parking after 6 is the absolute worst, people don’t even care they will park in your spot over night . SAVE YOUR MONEY!

Consistently loud in the morning and night, due to cars constantly revving The walls are very thin too, and the pipes in the wall make slamming noises when turned on or off. Would not lease an apartment here for even 1 month if I could do it again

Probably the loudest apartment complex I've had the displeasure being a part of, if you have pets no doubt they will be terrified every moment, and if you like peace and quiet, especially in the morning or night, this is not the place for you. I don't think a single person living at this complex will renew their lease.. most are probably counting the days down when they can move out

The entire staff is awful . They dont treat residents with respect. They are arrogant and dont even respond to emails and calls promptly. A guy named Charlie (or charles) is good for nothing. He just talks nonsense. He doesn't even know where to find a package delivered for your apartment. He argues with Residents and doesnt listen to their point of view.

The Woodlands is the most unprofessional, subpar community I've ever lived in. There are roaches everywhere. It doesn't matter how clean of a person you are, it's almost inevitable here. The management seems to change quite often and their transitions are sloppy. I've only come across two people in the front office who seem to have a clue and speak without condescending tones. There are constantly people digging through the trash. The only good things about this community is the proximity to the expressways and stores.

The new management has been sub-par. To think that by raising the rent and charging for utilities, they would have the services to match the cost. Nothing more than salesmen attempting to lure you in and binding you with their one year lease. My appliances were barely functioning at move in, and management repaired my carbon-monoxide emitting oven by making inoperable. My utilities statement randomly skyrocketed by four times the usual cost after four months, and they attempted to tell me it was normal even though they had several other residents inquiring about the same issue. I ended up moving out with the place cleaner than when I moved in and was still charged from my deposit.
I can't stand living here. I can't wait to get out of my lease and move out. I have never in my life delt with such rude customer service and neglect. The entire outside is covered with dangerous spiders and tons of webs. I always find them in my house and not to mention the cockroaches. I pay for pest control and the entire year I have been here I have not once saw a pest control guy. I hate this dumb apartment complex.
This apartments lack cleanliness, I believe they do not have an exterminator because there are roaches all over the parking lots. During the day the roaches are not as visible but during night they come out in packs. Not the best place to live in. For the leasing amount they charge they should at least have an exterminator to take care of that nasty problem.????????????
My wife is having constant problems with finding a parking space since she usually comes back home after 9 pm. Sometimes she has to park her car outside the complex, near the park. This is absolutely unacceptable! She has to spend 30-40 minutes a day just to park a car and than 10 minutes to walk home. Advantages: very close to highways. Washer and drier in the unit. That`s it.
Lived here a little over 9 months. Huge apt complex, yet managed as if there were only 10 units. Not old, but not new. You can tell where it's been or needs patching up, but nothing unexpected out of a complex 10 or so years old. Landscaping is maintained well. Every unit gets one parking space and balcony/porch. Gated community (gate remains open during the day). Hardwood, walk-ins, several pools, and located near the highway, downtown Sac,and safe Saturday shopping. Majority of the residents are in the late 20's, early 30's group with a few small children here and there. So long as you don't live on the west end of the complex, the sounds of the highway and road won't bother you. Other than that, the neighborhood is fairly quiet and scenic.

My husband and I have been living in these apartments for 3 years now. We love these apartments!. It's close to our kids school, grocery stores and the freeway:)
The Woodlands is my apartment complex. My wife and I moved up here two years ago before another company took over and changed the name. So far we enjoy it and have had no problems dealing with management or with the facilities. It is comfortable, but not spacious and is just somewhere to live.
The apartments in this complex have all the amenities I was looking for, washer/dryer in unit, central air, wood floors, security gate, workout room and swimming pool. The grounds are nicely landscaped.
Perfect location, easy access to downtown via freeway and nearby multiple shopping centers.Easy access for traveling to any major city outside of Sacramento. Quick and courteous response from the property management team to maintenance issues.Friendly staff. Elementary school and city library adjacent to property. A good pick.
People changing name when changing ownership does not make a complex better ! Security, quick response, customer appreciation people !!!
