I don’t want to even give them 1 star. Do not stay at the Woodner. We live in NY and due to my daughter having college in D.C. , we had to get an apartment for us to live near her for a few months. We paid a security deposit of 1 month and also the 1 month of rent to save and get an apartment in Woodner in October. We got the 6 month lease and it came with a free month. We stayed until the end of December and broke the lease. We paid a month rent if security deposit, and paid each month we stayed on time and an extra month of rent because of breaking the lease and that being the fee for it. We did everything right, but Woodner did not give back our security deposit. We contacted them for months from NY via phone and email. No one picked up the phone because their “phones were broken”. They barely replied back to email. We went multiple times in person and every time they kept sending us back by saying no one is in the office right now and we’ll have someone contact you. They did this for 1.5 years and still not given the security deposit back. 1 month rent is a lot of money so it’s not something we can just let go. We went back in person for 1 last time and they said the security deposit is only $99. They are never giving us the security deposit and they made it clear. This is very unprofessional and terrible management. Do not stay here at the Woodner.

Do not live here! Live here only if you’re willing to risk your health. I live here currently and I will soon move out. Management for years has failed to address molding within the apartment. The apartment was not even move on ready after documentation through was submitted for them to address the issues. Currently I am experiencing severe molding within the HVAC unit and vents yet management has ignored my calls to address the issue fully and instead considered that it was mildew. The issue is intact mold based on the lab results. Management is so terrible that they’ve even locked me out of my apartment because of their failure to have accurate information within my file as the authoritized occupant. No accommodation is being granted over the mold or the lock out. It is as if the building is actively seeking to poison me with mold. If you move in here, inspect your apartment fully and document everything as I have. Document every maintenance request and take pictures so you won’t have to worry about loosing the slips as I have. Document every email too. But most importantly do not live here. It is a hazard to your health.

Recently, I resided in a poor apartment building and had a terrible time. The landlord routinely increased the rent without making any building upgrades, and they didn't seem to care about the numerous problems we brought up. The things at the on-site convenience shop were pricey, the elevators frequently broke down, and the hallways smelled strongly of something unpleasant. It was obvious that the landlord didn't care about giving their tenants a suitable place to live; they were only concerned with generating a profit. In addition to the building's issues, the personnel routinely entered our apartments without permission, and the washing machines were constantly broken. Even though we mentioned these problems repeatedly, it took months for them to be fixed. Overall, I wouldn't advise someone to live in this apartment building. The building's and management's subpar quality is not reflected in the exorbitant rent costs. It's unfortunate that this exemplifies capitalism at its best.

The leasing office is constantly lying. Prior to moving in they kept selling the parking lot as a feature, as soon as I signed the lease, they said there haven't been available spots for years, and there is no waiting list. The apartment I moved into has a HUGE hole in the shower, the windows DON'T lock, trash on the floor in the hall has been there since I moved in. The laundry room uses card access for payment, but the machine hasnt worked since I moved in. My next-door neighbour has yelling fights at 2:20am in the morning. And no one is willing to help
I have constantly been having a mouse issue you here also roaches if I was you I wouldn’t come here the cheap rent ain’t worth it
The place lost my rent check twice and I only live here for two months. Additionally, the place always smells and the elevators are always broken.
Living in this apartment complex, you definitely get what you pay for. If you're fully aware that you will be moving into a 1950s refurbished mega-complex, you should know what to expect. PROS: 1. You don't pay utilities. The only payments you will have to make are for rent and the parking garage, and using the garage isn't always necessary if you get a Zone 1 residential street parking pass from the DMV. 2. The apartments are very spacious. I live in a studio and there is plenty of room to move around and set up a lot of furniture. 3. Lighting in the bathroom is excellent. You will sometimes even have an inflated perception of how you look because of this. 4. Your packages come to the receiving room with very kind staff. Packages won't get stolen because of their system. 5. The market contains most groceries you'll need in a pinch.
This apartment is unsuitable for housing. Recurrent mold on walls and ceiling make this apartment dangerous for human health. Unresolvable clogging pipes in the kitchen bring dirty water several times a day every single day. Ineradicable mice continuously damage my clothes. Unfortunately, Woodner Company does not take any responsibility for damaged health and property of their tenant. The office and leasing staff are very rude if they don't like what you say they immediately attack you to get you out of office. I am full, I am getting out of this terrible company.
This building is incredibly toxic. The carpets are old and they stink. The hallways always smell so bad and also some residents have all kinds of toxic smells coming out of their units sipping into neighboring units. The Residents' office and management does not care about tenant complaints. Nothing is usually done about reported concerns. Do not live here unless you have no choice. Unhappy Tenant.
*The staff that are okay in demeanor with a few rude ones. What is most concerning is that they are sneaky in terms of rent and security deposit. This is a big no-no in terms of ethical business and contributes largely to the low rating that I give them. I discussed just 6 months as the term with the leasing department, but I was forced to stay an extra six months because I accidentally signed a one year lease that was never discussed. I requested for a new contract right after that, but she said the room was going to be taken very soon, it was too much work to get a new contract, and that my signature solidified the contract already. *I've heard that this has happened to other tenants, but I moved out of my room while leaving in as good of a condition as it was when I first moved in and followed their check-out instructions and they still kept my security deposit without telling me why specifically, just left for me to presume that they "found something wrong" when I made sure everything that I checked off was in the same condition. The rooms are very outdated and poorly constructed; you have studio rooms with large walk-in closets and yet tiny bathrooms. I stayed in a one bedroom with malfunctioned outlets and that was so compartmentalized with a tiny hallway near the entrance. The toilet was often in need of a repair. They also have a huge pest problem- lots of roaches that the maintenance guys cannot seem to kill off. Last but not least, the fire alarm would set off almost everyday for a while, which was a huge disturbance for my sleep, rest, and work.
I moved here in 2016 and was at first very happy living in the building until the problems began to show. First, it was the cockroaches - one or two popped up and I sprayed, kept clean. But then they started showing up everywhere - in the living room, on my bed, in the shower, on my clothes in the closet. Disgusting. Then there is the clientele and theft. Two attempts were made to break into my apartment. I went to the front desk to file a report and asked for the locks to be changed, neither of which they did. I returned to the front desk on four occasions - 10 days after my locks were tampered with - and no one had done anything about it. Then, on the day I was moving out - I placed signs up selling my furniture and with two minutes of looking away, someone had walked by and stolen my wallet. Yes, in that short time. The building knows there is a theft problem, rampant in fact, and they do absolutely nothing about it. No cameras, they just let anyone and everyone walk in and out without key card or identification. This apartment building is a joke - no security, unprofessional staff. When I asked to leave early because of the attempted break in and negligence on part of the building to replace the locks, the landlord told me that the Woodner isn't in the business of selling security - that is the police's responsibility. Stay as far away from this place as you can. It's a racket AND sinkhole.
I'm a new resident who relocated from another city. Everything has been smooth so far and they were quick in terms of processing my application which was a huge weight off my shoulders. They were also great about making repairs I needed when I first moved in. Two of the major things I needed fixing (due to normal wear and tear) were addressed within a few days of my arrival. The person who handles the parking is not the most responsive, but that's not a huge deal since not everyone drives and once parking is established, it's done. The store is convienent when you need a snack, I've gotten a movie from the other store in there. I'm overall happy and the prices are good for the city.
I really like living here so far. The apartments are nice and the on-site staff are very friendly. I moved here from Boston and hit a lot of traffic, making it impossible for me to get to the Woodner before the leasing office closed at 5:30. They worked with me to find a solution and took a lot of stress out of the move. This place has it's wacky characteristics, but that's part of why I like it so much!
As the say goes - you get what you pay for - and then some. Yes, there are amenities that are nice: grocery store, cleaners. However, this is a business first and foremost, and the buyer must beware before they sign that damned lease: First off, and this is why I am furious, and writing this review - plan on moving out only on the 1st of the month. Oh, you can move IN whenever you please - they'll take you anytime. However, if you must vacate with limited notice as I have, leaving on the 15th of the month necessitates you giving a month and half's notice in order not to be charged for entire extra month. Most contracts state 30 DAYS NOTICE. Here, it's the 1st. Because I did not give them a month and half's notice ahead of time, I'm responsible for the entire next month; not to mention that I'm sure they'll just rent out the unit and make 1,5 times the rent for that month. Second, when your lease is up, they don't bother alerting you to re-sign. They just start charging you the full amount per month as opposed to the "discount" rate you get when signing a 6-12 lease. Of course, they'll honor a new extended lease, but the hassle of going down to the office to go through the motions of "oh, so you want a new lease?" "yesssss........." is a minor irritation. Third, and perhaps your most important concern: BED BUGS. At first I thought I brought them with me from NJ. Nope. The young woman down the hall told me we had em all down the hall. She was so disgusted and incensed that she rode out the remainder of her lease and then got the heck out. It has taken me most of the year to be rid of them completely. And only after I bought my own industrial products to spray and sprinkle excessively all around my bed, since their lax attitude towards proactively addressing the situation left much to be desired. It's always telling when the people that work here tell you to be wary of living here. the excessive amount of section 8 and/or undesirable people who walk about really make you feel like you're living in the projects. The leasing office is beautiful - clean and smells nice. Check out a few of the floors though, and you'll see stained carpets that haven't been shampooed in years, smells emanating from various apartments that smell like bodily excrement, dead bodies, rotting food, and dogs. Movin' ON!
I am currently renting a studio on the tenth floor of this building. I have only been here for three months and have had to have the exterminator come to my apartement 3 times for mice! This is disgusting and I am very disappointed. Apparently this a recurring problem in this building because I am not the only one who has constantly complained about them on my floor. I had to break my lease and find a new apartment. My studio is cute, but I could no longer live in these conditions.
Let me start off by saying these apartments are disgusting. I recently visited a friend that lives in the building and the hallway had a horrible odor. I told them to tell management and they said "What are they going to do, they don't do anything". This has to change. Don't get me wrong the front lobby is nice but the entire building is outdated. The call box is a mess. Basically it's too much to type.
The management here needs to be replaced, if you want to live here then I strongly suggest you either look at ALL THE REVIEWS on different sites or just stop by and tour the building yourself. The carpet in the halls are 100% old and FILTHY I KICKED SOME WORN OUT CARPET AND DUST DUST DUST EVERYWHERE. When it rains hard the big windows near the video store will leak leak leak and leak until someone places numerous towels down. The general manager cares more about FURNITURE THAN THE PEOPLE THAT LIVE THERE. THIS PLACE HAS NO PLAYGROUND FOR THE KIDS NO RAMPS FOR THE HANDICAPPED ALL THE ELEVATORS ARE OLD EVERYTHING IS OUTDATTED. THIS BUILDING ALSO HOUSES SECTION 8 SO BEWARE!!!
I have lived here for about a year. This building is one of the few affordable apartments for people that just moved in to town. The pros: Close to stores, supermarkets, metro, parks, restaurants. Metro bus stop right in front of the building!!! The fact that the utilities are included is great, no worries about gas bills during winter. The cons: Management is very unorganized. It took two months to renew my lease. There was a problem with my documents, and I didn't know until I contacted management for the 4th time. Also, the dry cleaner attendant is very rude. I even got into an argument with her, just to be able to pick up a package. More pros: The security guards are very nice, and they are constantly walking around the premises. Verdict, if you are looking for affordable housing on a convenient place, and it doesn't concern you to have to go into a few arguments along the way, this can be a good option for you.
The Woodner is one of the last reasonably priced apartments in NW, before you get inconveniently far from a metro station. The building is safe, the apartments are fairly large, and it has a grocery store that's open most nights until 11pm. It's a bit of a hike to metro (12-15 minute walk to Petworth or Columbia Heights), but right on the S1, S2, S4, and S9 bus routes, and right off of the Piney Branch entrance to Rock Creek Parkway. The hallways and elevators have seen better days, but the apartments themselves have new appliances and are really well insulated. Yes, the walk to a metro station will always be a little annoyingly long, but take comfort in the $400-$1000 less in rent you're paying each month than your friends who live close to station. That's enough to buy some extra Uber and cab rides.
If you have a car or are okay with taking the bus, I'd 100% recommend living here. There is no better value in DC and I looked EVERYWHERE! The one star off is because it's a 10ish minute walk to the metro station and the only convenient way to pay rent is with a check, not online. The four stars are because the metro bus is right in front of the building among many other incredible things. I'm on an upper floor and have no pest issues, no facilities issues, NO LIFE ISSUES! The one day I had a facilities issue, someone was there to fix it within 30 minutes! I've lived at the Woodner building for a year now. It's a nice location, but there are a couple of things that I wish I had known before I signed the lease. First the good, the location is excellent with the 16th street bus lines picking up/dropping off right in front of the building and the Columbia Heights metro being a ten minute walk away. It only takes about 20-30 minutes to get into central DC. There are plenty of shopping opportunities (Target, Giant, Best Buy, etc.) at Columbia Heights, but it can be a pain to walk those ten minutes carrying bags of groceries. The building has a gym, laundromat, dry cleaners, and small grocery that are all useful to have easy access to. It would be better if they took credit cards (all are cash only as of now except the laundry room) but it's not a huge negative. Lastly the price almost can't be beat. Utilities are free and rent for a studio is quite cheap at $1050-$1200 a month. Add on 30 bucks or so for internet and that is about as cheap as you can get for a studio this side of Anacostia. The problems with the building are not huge, but can be QUITE annoying over time. First and foremost is the package services of the building. Unless your package is coming from FedEx the package is handled by the woman in the Dry Cleaners in the lobby. On top of being somewhat unpleasant if you haven't gotten your package and are asking about it, the dry cleaner has odd hours making it difficult to get your package and impossible on Sundays. It is really frustrating to know your package is behind a locked door and you have no access to it. Second is the maintenance, as it can be something of a mixed bag. I have had one emergency repair (an overflowing sink) that they got to within one day, but other problems can take weeks to resolve if not longer. My door used to not close correctly, requiring it to be slammed for the handle lock to initiate. It took the building 3 months to fix it, requiring multiple requests from me. This was quite annoying after finding my door slightly open after work some days when I had not slammed it hard enough (I'm sure endearing myself to my neighbors). Lastly the neighborhood can be somewhat unsafe seeming after work, especially if you wander off 16th street. Nothing too bad but it always pays to be observant of your surroundings. All in all a good place to live at the price, but has enough small problems to be a nuisance.
I've lived at The Woodner for a little less than a year. There's security at the front desk and they give you a keycard for entry. Its a big building that's a bit old so nothing is perfect but it's worth it for the rent. It's on the cheaper end for the location. I say go for it. Its a great starter apartment or a convenient place to stay with cheap rent and lots of great access to WMATA.
