Property Ratings at The Woods at Polaris Parkway Apartment Homes
A change in management last year and less Covid restrictions has improved staff responses immensely. Morgan Properties have made great updates with granite kitchen countertops, outdoor lighting, new sliding glass doors and furnaces and AC, waterheaters, stainless steel appliances, and washers and dryers where necessary. So few apartments are in Westerville proper (Westerville services) that this alone makes The Woods a great community rather than apartment complexes with Columbus services! In addition, they are reasonably priced and live up to their name with mature trees, green space, and nice landscaping. I have been here 3 years and can't see any reason to move.

It is with a heavy heart that I write this review. The apartment complex is beautiful and in a great location, with friendly neighbors and maintenance staff. Under better management, this would be a terrific place to live. If you read this and still choose to move in, I recommend that you document all communications with the management staff and keep detailed records of all payments. This complex was owned by 3 separate investment companies throughout my experience living here and interacting with the complex. While I had poor encounters with the management, I understand that they had no structure or proper guidance from the "owners." A month after moving out, I received a final invoice with a balance due for repairs, which I was expecting. The bill specifically said to contact the office for payment instructions. When I attempted to contact, I could not get a response via phone or email. Since the bill stated that the balance had to be paid within 30 days, I went ahead and sent an electronic check and sent a note to the office to confirm when they received it. I received confirmation shortly after that the check was received and cashed. 9 months after moving out, I received a letter and multiple phone calls from a collection agency claiming that I still owed the above balance. I contacted the office, as I assumed it was a fraudulent call. The assistant property manager confirmed that the collection agency was legit, but that she had no record of my final bill or our previous email communications. When I contacted the collection agency, they said that the claim wasn't sent to them until September (4 months after I paid). They suggested I contact the office again to resolve. When I contacted the office, the assistant property manager simply said there was nothing she could do since she no longer had any of my records. Luckily, I had kept all documentation of our communications and had all the documentation proving that I paid the balance. It does not surprise me that the same person who had to ask for my forwarding address 4 times also forgot to record my last payment. Had she been a little more polite in our communications, I may not have felt the need to write this detailed review. Countless hours of my time were wasted simply because one person forgot to record a payment and refused to acknowledge and apologize for that mistake.

I was looking into this apartment. It LOOKED like a nice complex. In the process, there were several red flags that helped me decide not to choose this complex. Staff- not helpful, if you can get a hold of them. Application process and price-complicated and not clear. They seem out for themselves, not to help the tenant. There are so many good apartments in the Polaris area, I would choose another one. At present I live in another complex with much better customer service.
Decided to downsize and get rid of the hassle of owning my home. I chose the Woods at Polaris because it is in Westerville, within close proximity of restaurants and shopping, and it has a real community feel -- not like living plopped down in the middle of a parking lot. I love all the grass and trees. There is plenty of green space along with many amenities. The staff is wonderful and my apartment is quiet and lovely. I couldn't be happier and wish I had made the change 20-years ago!
Its a nice complex. Just not happy with some changes recent new management has made. - No more 24hr business center. It's now only open during their office hours and is moved to the back of the clubhouse, where you have to cause a disruption (its so quiet in there and you have to walk right by people talking with receptionists about quotes and issues.) instead of just conveniently off from the foyer, directly inside the front door. I work during office hours, so it is impossible for me to get anything printed down there now. - The VERY nice book/movie closet that was open for all residents to swap or borrow from is now completely gone! I was very surprised as I thought that this is what really made the Woods so unique, homey, and inviting. However, security is good and we are in proximity to quite a bit here. Neighbors are usually pretty nice and easy to get along with.
The Woods at Polaris Parkway is a safe and cozy community hidden in the woods yet right near a major road with everything you need. The location is fantastic, surrounded by grocery stores, banks, and gas stations. The area is safe and clean, and everyone in the community tries to keep it that way. It is nestled in the woods and very quiet and peaceful. The amenities included are an awesome bonus. The pool is clean and never overcrowded. Also has shaded areas and grills to cook out-everything you'd want on a summer day. There is a small park and basketball court, as well as workout facility and computer room. The staff is amazing as they are always maintaining the property to keep it beautiful. Whatever you need, the staff will be happy to help. They also organize community events for tenants. Maintenance is always quick to fix whatever issues there may be. Personally, I have not had any issues with my unit. I have thoroughly enjoyed living here at The Woods and will continue to!
You cannot ask for a better location if you got a toddler. La petite with just walk down the lane and walkable to Meijer, its perfect for an evening stroll or quick shopping after dropping the kids to the play school. Not to forget the Westerville being 5 mins away and easily reachable to Milestone creek park and westerville community center, you cannot ask for more.
