The Woods of Oakbrook

I love it when while you're living in an apartment building that the owners decide to install new patio doors, only to hire people who leave your building walls lifted up and allow vermin into your home that you have to handle yourself because the management is "too busy with other issues". The same is true with maintenance requests and making sure neighboring tenants follow their lease agreements. At the rate they are "taking care" of these buildings, I won't be surprised if the entire apartment complex is condemned soon.

DO NOT rent here!! You have been warned. We had nothing but problems living here. We stayed through our lease, and moved out January 2020, and are still dealing with it!! The office is impossible to get ahold of, they don’t care about the people living here. We were without air every other week for 3 months!! They refused to replace it. At one point our apartment was 100 degrees with the windows open. The people that lived all around us smoked in the building and our apartment always smelled like smoke, even our belongings. The people below us had 4 cars parked all the time and never moved them-two of them didn’t even run. When we moved out, they told us our apartment was in great condition, but then they sent us a letter saying we wouldn’t get our deposit back because of stains on the carpet. These “stains” were underneath where our furniture was. We then got a letter saying we owed over $1000 more for the carpet. I tried calling the office for months trying to talk to them about it, nobody every answered or returned my calls. It has been a nightmare trying to get ahold of anyone.

I lived at The Woods a few years back and never had a problem. I’m hoping to move back after giving up my home as I miss being surrounded by nature the most. The manager is very pleasant and kind and I hope it will be my new forever home.

Been here for several years. They are very slow with maintenance requests, then have to be called multiple times before something is actually fixed. Overall the quality of the units is very poor, be ready for $250 heating bills in winter. Problem residents get warning after warning, but never any actual consequences for breaking lease agreements. The cost in these run down units goes up every year, even though quality has dropped through the floor. The grounds are poorly kept, the hills to get into the complex during winter are almost impossible to get up, no one maintains them during snow/ice storms.Many residents who have been here for years are leaving for food reasons.

Would not recommend these apartments to my worst enemy. The management here is extremely unprofessional, and argumentative about everything. After paying $1300 to terminate my lease from this horrible place I received a $600 bill four months later. If you ever have an issue the office management will turn it around to where it is all of a sudden your fault, not their problem. Don't bother referring a friend for $100 off of rent because they will never give it to you. New management is desperately needed.

I have lived here for 7 years and honestly I feel like I am at home. The people here respond to your questions right away. Have pets they love them here as well. I have a dog and she loves walking around the complex. Pool is unbelievable and well maintained. The environment is peaceful and quiet. Neighbors are friendly and the location is beautiful. This is a must look if you are trying to find a new home.

First apartment, this is the best place to go. It's affordable, has a pool, and a club house. The staff is very nice. Also if you need maintenance for anything they are very quick, and will come 24/7. It's very quiet, and private which is what I love!!! Also there is a plaza that is 2mins driving or 10mins walking (depending on what side of the complex you live on) That has a UDF/gas station so you can get gas before coming home or first thing in the morning before going to work. Also it has a local pub/bar lucky duck pub. A penn Station, and some other cool places. It's 5 mins from the highway. Kroger is 3 mins away. The woods give you privacy and its peaceful.

Just moved in a few weeks ago. Quiet well maintained, staff is pleasant and really friendly, love the school district plenty of parking. So far so good. :)

I have been living here in the woods of Oakbrook for 7 years now with my husband dog and cat. I love the beautiful scenery wildlife and community here. Our neighbors are friendly supportive and respectful. The woods staff is helpful and fun and always around to answer any questions you may have. I honestly have been living here this long for all these reasons it's just a lovely place. My husband and I are going to be moving into a two bedroom here at the woods since we have our first child coming and we couldn't think of a better place to raise our son. The woods is located close to the city life and yet far enough to enjoy nature and stay more on the quiet side and they have good schools here and nice shopping. I would honestly recommend this place to anyone it's just the best for price and location.

They are always quick to solve any problem and i enjoy living in The Woods of Oakbrook.

There are trails to walk on shaded by trees. My Neighbors are friendly. Unlike many apartments there is a clubhouse to utilize for parties, a secluded pool and incredibly nice staff.

I would definitely recommend this apartment. The location is great, 5 minutes from mall road. Everyone here is very friendly, neighbors and apartment staff. They are very helpful, I only have had to call maintenance once and they came out within the hour. The apartment itself is a little dated, but in great condition. Very roomy inside and lots of closet space! Accepts pets, which is a huge plus! I have cats, but I see all different breeds of dogs, I don't think they have a breed restriction! Definitely worth checking out!

I have lived here for almost 3 years and I love it. The staff is great. The office people always great me, and always have like they are excited to see me. Anytime there is a problem they come as quick as they can and have reached for outside help when there is a problem they can't fix. Wonderful location at a wonderful price. A pool, a park, and with being in oakbrook a great walking trail are just some perks of living here. Basically a wonderful place to live.

The Woods of Oakbrook are reasonably priced, nice apartments with lots of trees on the peaceful grounds. They're tucked just enough out of the way to avoid noise from traffic, but are within walking distance of a Kroger (groceries), some restaurants, and a UDF (gas/convenience) and only a 10-minute drive from both Hebron and Florence, the small cities you'll need to go to most often, and 25 minutes from Cincinnati. The units themselves are nice, and the heat and air conditioning are both effective, though our one-room (ground level rear) unit is a bit cramped on kitchen counter-space. This year, the internet is Time Warner (I believe Cinci Bell is also an option, but no fiber yet), so about average. A couple negatives about this area: the outdoor lighting barely exists, so don't plan on walking around at night. The traffic light cycles are terrible, both long and random. Many roads are narrow and bumpy or potholded (and the ones in the Woods apartments are no exception). That said, overall we're quite pleased with the place we have and intend to stay here as long as we're living in the area!

The office staff is absoutely dreadful to deal with. They are rude. I have had maintenance in my apartment 15 times since I moved in February. The office never called and apologized for the trouble. 3 emergency maintance calls. When I asked for a copy of my lease they highlighted the part that indicated maintenance repains, however that is not even why i asked for it. I will be putting my 60 day notice at the beginnig of the month and will be reporting them to the corporate. The apartments themself are roomy and are of decent value but they are cheaply made and even worse maintained.

All though I haven't moved in yet the apartments seem very nice and I love the area close to everything. I've only actually delt with one person and she was very sweet and down to earth. In driving through the apartment complex it seemed pretty quite and clean. Looking forward to the move.
