Property Ratings at The Wyatt At Presidio Junction
This apartment is by far my favorite place I have lived! The amount of natural light was amazing (and I was on the ground floor), I may have seen a spider or two, but no roaches or anything like that, and the unit itself was just gorgeous. I loved the tall ceilings and the garden tub and the complex itself looked very clean and felt very safe. 10/10 would live here again!

I'm unsure of where to begin when it comes to this complex. We were new to the renting scene. We didn't know a whole lot about what we were in for. At the beginning the management team was very helpful and guided us through the process. This seemed promising. Until our car was towed. The only one we had at the time. The towing company is very unforgiving. Then each of our friends' cars were towed. Some multiple times. We signed cars in each time, followed rules, parked in the correct parking spots, etc. The first incident involving the unit was only a few months after move-in. Without notice, a company was given access to our patio. This happened during the work day and since there was no notice, we were unable to properly cover our patio furniture, bring things inside, or even plan to be home. They accessed our third story patio from a ladder. They then left paint chips all over the ground and paint specks all over our new furniture and cooler. There was damage done to our items and a risk for our pet who was regularly on the patio. When we emailed the office, we more or less got an email back saying "We already told you/What do you want us to do about it?" Then we started to receive fines. Without asking us or giving us a heads up, we had a letter taped to our door for a fine of $1,000 for a smoking violation. This showed us that the complex was quick to point fingers without consulting the tenant first. Throughout our 1 year lease we had gotten multiple letters about our patio having "violated" our lease contract. Having "holiday lights" up, having an outdoor table, and as they put: small cluttered items. These minor things started to add up and contribute to the frustration. By our 7th month we decided we no longer wanted to renew our lease. I had called the office and asked what the move out procedures looked like. I was told we needed to give notice between the 60 and 30 day mark of our lease end date. We notified them around the 35 day mark. We were then hit with an outrageous fine. When we tried discussing this with the office they were disrespectful. Upon our actual move out date, we were charged for the replacement of the 3 year old carpet. Looking at the pictures attached- there is no way 1 cat and 2 people could do that much damage (stains). I tried to argue this charge but it was no use. Our final statement at move out was roughly $2,500. With all of that said, I could not warn people enough, especially young renters, about The Wyatt.
Lots of better options in the area. Apartments are dated and dark with 10 plus year old appliances. Fitness center is laughable and the size of a walk-in closet. Worst of all is the parking and you'll grow to hate it. Be prepared to walk just to get to your apartment and be prepared to fill out their 20 minute parking registration each time you have a visitor. Do a little research and you'll find much better and newer apartments in this area without all the hassle!

The Walls and Floor are very thin. Could hear neighbors having a conversation in a room over. Somehow could hear kids from apartment BELOW me. If you value peace and quiet this apartment is not it. Stayed in five + apartments, noise here was by far the worst.

Parking: By far, the worst part of this apartment complex is their parking policies. Visitor parking is limited to a certain number is days/week, and is done with an online system that doesn’t allow registering for more than one day at a time, so you better set an alarm to remind you to move your car or it will get towed. It also has not let me register immediately after the previous pass expired several times, causing some anxiety that I would get towed. My visitor’s vehicle has been towed twice within an hour of the pass expiring, and they make no effort to notify the owner of the vehicle because they made a deal with a towing agency that patrols the premises like a hawk. Furthermore, their visitor parking spots are not spread throughout the premises, they’re grouped up on one place, causing half the complex’s guests to walk to the opposite side, and the other half of the complex has half their resident parking occupied by guest parking spots. By the way, RESIDENTS WILL BE TOWED IF THEY PARK IN VISITOR PARKING SPOTS. Even if you are a resident, and guest parking doesn’t matter to you, good luck even finding a parking spot if you aren’t paying for a covered spot or garage. The resident spots are not assigned, they are first come first serve, and about half the time I am forced to park on the opposite side of the complex, farther than the open visitor spots (again, since I will get towed if I use the visitor spots). Public Areas: Every time it rains, the hallways flood, and water gets in through the bottom of the door. Getting your mail is a hassle, since there’s nowhere to park quickly to grab it. Maintenance: The annual fire alarm inspection involves replacing batteries, but on two occasions in two years, the maintenance have not replaced the batteries with new ones. If none of these aspects of this terrible apartment complex bother you, you might love this place. The pool is cool, when it’s open. The gates are only in operation half the time but at least they leave them open when they aren’t working.
Great apartments. The office has been friendly and professional every time I have spoken with them. The manager amber was very helpful and kind when I needed help due to a personal situation I had and maintenance is always fast to fix any work orders I need. Beautiful property. I recommend for sure.
Excellent doesn't seem to fit in my reviews of this place. I thought I had found a nice place to move to in a few months. But, NOT an option. It's sad that apartment owners and managers are so greedy and uncaring about people theses days. One day it will be their turn to get back what they are doing to these tenants Karma will get them !!!
Never have I ever lived in such a poorly ran apartment complex. They take forever to fix things the RIGHT way. It seems the apartments were probably built fast to make fast money but the apartments themselves are of terrible quality, especially for the pricing. We had been here for only two months and stuff was already falling apart. Insulation in the apartment is terrible. The office staff is so rude and honestly they are very two faced. They are so nice when you move in but one complaint and they find any little thing to turn it on you. Don’t even bother complaining because they don’t even try to fix problems. Courtesy officer? Yeah. The guy does nothing. Don’t even bother with him either. The gate is always broken. Parking is a nightmare. We pay SO MANY HIDDEN FEES TRASH just for the trash to be filled to the brim. For that amount of money, there should be valet trash included. The list goes on and on! I won’t be living here again and you shouldn’t either.
The management here are greedy and unprofessional. They pretend to be helpful with any type of issue but are quick to find an excuse to not help. I have spoken with many residents and they have all had some gripe with management. They charge you fees for keeping anything on your balcony. Their biggest fault is when you look at their parking policy. They always say they’ve “improved” parking but the reality is they’ve improved it so they can make more money. The towing company they use now loves to watch your visitors park and tow their car as soon as they walk away if you forget to register for even a minute. The website used to register vehicles is also broken. If you decide to avoid dealing with this and park on the street in front of the complex your car WILL get broken in to as many residents have complained and again management will say “oh we’re not responsible”. They are responsible for their residents and visitors having to park on the street outside of the complex because of their strict new parking rules that are not working. The gates to this “gated” complex are also open multiple days out of the week for no reason. Avoid this place like the plague.
The management is very condescending. When I go in to discuss problems, I am only treated well if there are potential renters sitting in the lobby. Otherwise they are rude, uncaring, and short with me. On another note, parking is TERRIBLE for visitors. I like to have friends and family over, but the rules don’t allow you to have more than 2 guests per apartment for 24 hours. If you don’t register your car exactly on time, it will be towed. I have heard complaints from several people that live here that friends and family have been towed. Sure you can have your guests park on the street, but there is constantly shattered glass on the street from car windows being broken not a risk Im willing to take simply for my grandma, aunt, and mom to visit all at the same time. When these issues were discussed with management, they passed us off saying there was nothing we could do and it was out of their hands. Do NOT recommend this complex to anyone. As soon as my lease is over I am OUT.
Don't rent here, in the end you will be sorry. Front office does not keep their word, will find a way to get more money when you leave. It cost me over $1,600. when I left and they ruined my FICO score. Find somewhere else to live.
For the cost, highly consider looking at another property with better management. For example, my power went out for a day and a half, I called Direct Energy and their rep told me that the apartment managers owned the power boxes on the side of the building and to ask the property managers to come reset the box; a few calls later and the property manager Amber is berating me saying that I can't flip an exterior breaker for my apartment and to just wait for the energy company (who legally was unable to flip the box since it was and still is the property of the Wyatt). Very skeevy wording and intentional vagueness in lease agreement has ultimately cost me around $3800 to break lease early, paying $2100 as an early termination fee and having to pay an additional $1600 as a "sixty day notice" fee a week and a half after I've moved out. I'm sure they'll respond to this by saying that I had the opportunity to read over and sign the lease agreement, but after spending the evening reading it page by page nowhere does it say this clearly and with any estimated dollar amount. On my move out day I had verbal confirmation from one office employee saying aside from the $2100 lease termination fee I should just be expecting the final months water/utilities and any damages to the apartment...little did I know, or was aware of, the fact that an additional month and a half of rent would be required. Lesson learned the hard way and they'll get their money, but ALWAYS ask for signed and dated documentation with exact dollar amounts owed when dealing with these people. Do yourself a favor and look elsewhere, this is just another rental company that's looking to skim as much money off of it's tenants as possible. The area has more affordable housing solutions that hopefully have better, more level headed top management.
The apartments are nice, but the new rules virtually eliminate visitor parking. Visitors must file their information into a website - EVERY SINGLE DAY. A tow truck constantly drives the complex searching for visitors, expired registration, a flat tire etc... My disabled mother drives me home from work at night. We sit in the car with it running to talk occasionally. The tow truck driver walks back and forth past the disability space, shining his flashlight on us. Admittedly the parking was always terrible. It's badly designed. The only solution is to have fewer people come there?
My family and I loved living at The Wyatt at Presidio Junction. Maintenance was professional, friendly and quick to respond. We never had any issue there. The office staff was friendly and management was always eager to help in any way that they could. I will refer everyone to The Wyatt. We would still be there if we hadn't bought a home.

There was a leak in the wall of the apartment. We told the office in time, but they still said that we told them it was too late, because we went out for Christmas for two weeks, so the leak in their apartment was not found, my God, you should The notice in the apartment tells everyone that you can't go out to travel if we live in this apartment. You have to stay at home every day to see if it leaks or not. We have no normal life now, we can't even use our washing machine, I hope you don't live in this unfortunate apartment like us.

Great leasing experience - leasing staff (Diana, Amber and Tim) were great throughout the process! I frequent the office to stay in touch with the staff, and love our relationship. Maintenance has been very responsive on a couple of minor maintenance issues - kudo's to the team. Highly recommend talking with them if you are looking for a new home!

It was a very nice experience, and the people who worked there were very helpfull and nice.
I am writing this review because I feel that you only hear from unhappy, negative people and never hear from the many HAPPY people that live at The Wyatt. No apartment community is perfect and you can never please everyone. I have lived at this community for over three years now and have had no issues at all with the management nor the community. They work hard to keep it clean and picked up. The maintenance team responds to my maintenance needs quickly and everyone has treated my very kind and professional. My neighbors and all of the people I have come to know here are very happy as well. It is sad to see people air such dirty and incorrect things about an apartment community just because they are not happy. There are always two sides to every story. Yes, parking can become congested if you get home late in the evening. Keep in mind, the office staff did not build the place! I love my apartment, the office and maintenance staff as well as the location. Yes, you can go across the street and get brand new everything but you are also going to pay the price for it! I urge you to find a better deal in the area, YOU CAN'T! This is a great place to live so if you are reading this and thinking about moving in here, do not let the words from a few angry people change your mind. There are many very happy people here or the place would be a ghost town! If we believed everything we ready on the internet, can you imagine how this world would be?!! I give the Wyatt two thumbs up!

Something I want to bring to your attention is the review titled "Horrible Place to Live." That review was written 2 years ago and not a thing has changed. Dealing with management was a catastrophe every time I interacted with them, they offered no help and acted as though I was a pain in their side. Be sure to only communicate via email, do not talk to them on the phone or in person so that you can have legal binding documents. If for some reason you decide to live here, upon your initial inspection, take videos and pictures of every single foot of your apartment before you move in. Once you move out they will be of great value so they can't make up charges you're responsible for. ANYTHING that happens to your apartment, make sure YOU document it. This part is my mistake so do not let it happen to you, because they will try to charge anything they can get away with. Management does not care a thing in the world about any of the tenants living there as long as they get their money. Whatever your apartment number may be is what you will be known as, they are not personable people. Each time I walked into the office to ask a question or get information on something, they would only ask my apartment number, not my name or any kind of small talk to make me feel welcome or appreciated. They should work more on their people skills being as they are in the "service" business. Parking is an absolute nightmare, drive by the front of the apartment any night of the week and see the cars parked on the street for yourself. They have a contract with Metro Parking Solutions that have a wrecker on standby to haul your car off if it isn't parked correctly so people park outside of the gate due to the lack of parking at the apartment buildings. The visitor parking is on the west side of the property making it a very long walk if you live in a building on the east. The trashcans are always full so you would thing management would be smart enough to add a few more but that speaks to their incompetence. The fact that apartments.com has them listed as a 4 out of 5 stars bewildered me so I felt compelled to write this review hoping to inform anyone interested in living around this area, choose anywhere else to live. Vera Presidio Apartments are across the street and look very nice, also try Harmon Villas or Arcos Apartments once they open fall of 2018.
I write this review in an effort to inform prospective renters. * Was shown an apartment on August of 2017 and decided to move forward with an application on August 20th 2017 (and paid associated fees/deposits). * After two weeks of my follow-up regarding the application status, I was declined. The reason is still not entirely clear; by law I should have received a letter under the Fair Credit Reporting Act, 15 U.S.C. § 1681 and did not. * After waiting 30 days, I inquired as when I would receive my deposits back. Amber (assistant manager) informed me, "we don't really know why you haven't received a check but I will follow-up with my corporate office". * Now, as of November 13th 2017, I still have yet to receive a refund for my deposits. In my estimation, these people are criminal, incompetent or both. Sincerely, J Castillo

Hallway ceilings have been falling apart for the last year, there is a electrical box being propped up with a 2x4 (piece of wood) in plain site right around where several kids play and there have been several nights where there was not one resident parking spot available in the entire complex. When addressed with management I was told that I could park outside the gate across the street from the complex.... I have been here almost three years and have slowly watched this place go down the drain. With everything that is up and coming around us you would think that they would take a little more pride in their property. Will not recommend this place to anyone.
I've been a resident here for over a year now. I have never had any issues with maintenance, or the leasing office. Everyone has been very accommodating. I am happy to call The Wyatt at Presidio Junction, my home.
Love the staff, love the residents, love the Wyatt!
Do yourself a favor and find somewhere else to waste your money. This place has mold, that they will not tend to, which defies all tenant laws and regulations. The maintenance staff and management team, are substandard and do nothing to help your issues. They could care less.

Thank you for coming to us first. We like to resolve any maintenance issue through our standard maintenance request process. We value our community and work hard to keep it clean. We are fortunate to have residents who take pride in our community by helping us keep it clean! It really does make a positive difference in everyone’s living experience. If we failed to meet your customer service expectations, we sincerely apologize. Please contact us at 817-232-4799 or wyattpresidiojunction@bandm.org so we can address your specific concerns. We look forward to speaking to you soon!
First and foremost, the complex is managed by an incompetent staff that could care less about you once you sign the lease. Once you sign the lease they will completely ignore you and any concerns that you may have related to your apartment. They will NEVER return your phone calls so don’t even bother. You should be very weary of a company who would allow this level of incompetency to run their day to day operations. You can guarantee that they are looking for a way to take more of your money at all times. Secondly, the apartments are extremely over priced for the quality that they provide. They will bate you in with the model unit but none of the units actually look like the model. The apartments are poorly constructed with little to no insulation. Your apartment will be hot and humid in the summertime and cold and drafty in the winter. If you raise any concerns about these issues they will act as if your concerns are not valid and will provide you with nothing more than a laundry list of excuses. Your money will be must better spent at a different complex. Please do not make the same mistake that I did and go find a better place to live.
The Wyatt is a great hotel they have a large pool and hot tub for the summers an inside gym and the apartments them selves are very nice I live in the 2 bedrooms and it is more than enough room. The location of the Wyatt is in a very good position across the street is Costco and canes a lot of good food around. Rate 5 Stars
I moved in 1 1/2 months ago and during the 48 hr inspection time I found a hole under the fridge where it was beginning to sink in. My apartment is on the 3rd floor so right away we reported it to management. they began work on it about a week later, the contractor management hired did a terrible job twice having to come out and reset the concrete because it was so un-level. Now they are having to come back a third time to fix it. I spoke to management asking nicely for some sort of compensation for this inconvenience because we are going on 2 months rent for an apartment that they failed to inspect properly and was told they can do nothing for us. They do not conduct business properly.
1.) The initial staff that I met, Will and Pearla, were outstanding to work with, exceptional with the tour and fantastic at sharing information. 2.) The Manager Deann is absolutely outstanding. She stayed after hours to ensure my move in process was expidited due to my quick move to the area. 3.) The pool is fun here and well managed. 4.) VOLLEYBALL!!!!
1) Every year they will raise your rent (while simultaneously offering "specials"# to new renters 2) The price to move out during a lease is $2800 - IF you give a full 60 days notice 3) There isn't enough parking for the apartments at the front of the complex so every night there are at least 20 cars parked on the city streets outside the "gated community" 4) They have a tow truck regularly patrol the parking lot. It is virtually impossible to have a friend drop by in this community as "visitor parking" is several buildings away for most residents. 5) There is covered parking that you can pay an extra monthly fee for but if you want to have your visitor park in your PAID spot, they want to charge $25 for that too! 6) Renters are only allowed to go to the pool if they come to the office to get a special bracelet - only available during office hours, of course. Guests #only 2 allowed# also have to have a bracelet. In essence, management has put policies is place to discourage anyone from using the pool at all. 7) The garbage and recycling are ALWAYS overflowing
