I arrived in Orlando from Denver, Colorado almost two years ago. After searching and touring luxury apartments throughout the city, The Yard was the one we liked the most because it had the best features. Excellent location, Extremely clean and maintained, friendly staff. It has the best pool area in the city. I definitely recommend the Yard for people looking for the best in town.
After 3 years I still love living at The Yard. I can walk to shops and restaurants. The gym is outstanding. Maintenance is always quick and helpful.
I enjoy the community but guest parking is a big issue
I genuinely love living here. There’s a nice sense of community, the staff is incredibly kind, the amenities are beautiful and the surrounding neighborhood is lovely.
I have lived at The Yard for more than 2 years and the maintenance team have always been prompt, professional and friendly each time I have reported an issue. All my issues have been minor in nature. Love living at The Yard!

This complex is all I’ve dreamed about, it gives me the experience of living in a hotel because of all the features, but it also feels like home since day 1. I would totally recommend it.

I have lives at the yard for 3 years. It’s been an enjoyable experience. There in a great location with an amazing gym / store/ and so many restaurants close by. The staff has always been helpful and maintenance takes care of any needs efficiently.

Resigned because they had the best rates at the time of my lease renewal/ending. Now after a few months of resigning, I regret it. My own car has been towed for being back into a parking spot as if they don’t see the parking pass on the windshield… the traffic is absurd on the weekends causing the parking garage to be a nightmare to get in and out of. Aside from having to worry about your own car being towed from your own apartment complex, cars have been hit numerous times / been vandalized in the parking garage. The garage has cameras on the first floor only, leasing seems to not care enough to put up additional on other floors where vehicles get damaged. The fire alarms will randomly go off for hours on end - I have missed flights from work because of these alarms blaring all night even after FD has left.

I love living at The Yard at Ivanhoe. The location is great, the amenities are amazing, the units are nice, and the residents and staff are friendly. It’s a great place to call home!
I would not recommend living at the yard to anyone. If you’re considering the yard or lake house, move into lake house. You would be better off choosing any other apartment complex. The yard does not support residents/made life more difficult at every turn. Communicated to the front desk concierge my car was broken down, they towed it to a lot instead of waiting for my tow truck to come (lack of communication, team does not follow rules/protocol). Awful front desk concierge interactions (combative verbiage and body language). Moved into an apartment January 2022, flooded 3 times before August 2022. Consistently facing issues communicating with front desk and maintenance. 0/10. Do not recommend. Unless you have time to make it your full time job calling management/front desk “concierge”/maintenance.

I really wanted to like this place when I moved in. The amenities are nice but thats where it stops. Despite having 24 hour security, there have been multiple car break ins over the last few weeks. Management is refusing to do anything to stop the issue (ex- put in camera, extra security, etc.). As a female living alone, I no longer feel comfortable walking into the garage early in the morning when going to work. Secondly, managements response to any Of my individual issues have been sub-par. After a work trip, I came home late to find my fob box on my door to get into my apartment had died and I was locked out . Emergency maintenance was not able to help me because there is no backup key in the even three fob box battery dies. I was asked to stay with a friend for the night. However, being it was close to midnight on a weeknight, all my friends were sleeping. I was put up in the model apartment where there were no toiletries, food, water, etc. until a locksmith could come in the morning. All I was given the next morning was a voicemail apology. Since then, there have been no actions taken to ensure this doesnt happen to other residents. Overall, very disappointed in how major situations have been handled. Especially for the price of the apartment.

I have lived at The Yard for almost 2 years now. Looking to buy a home this year. I am in no hurry to move. It has been a great experience living here. Very quiet, friendly neighbors, good security, great area. I'm probably one of the oldest residents here, but it does not bother me in the least. Love all the energy and vibe of the place. Will miss it when I move.
This apartment complex is great. Clean, amazing gym and pool. The staff is very friendly and professional. The residents are nice and quiet. I am happy to be living here.
The Yard at Ivanhoe is under new management and the property is really being turned around in a positive direction. The new management responds quickly and proficiently to emails. Management ensures all my maintenance requests are now being properly completed. I receive periodic updates now that keep residents informed. They do not ignore the gates/boom barriers when they are broken. (Previous management would leave them broken for months on end). I am much happier now living here as a resident at The Yard!
I moved in to The Yard at Ivanhoe last week and so far everyone from the leasing staff, to the front desk, to the maintenance staff have been very friendly and accommodating
We have loved our experience at The Yard so far. From the first meeting Fitz helped answer all our questions and tour us around. The amenities are top notch. The property is well maintained and you can beat the location.
We moved into The Yard at Ivanhoe in August 2021 and have loved everything. The leasing staff and maintenance staff go out of their way to help. The fitness center is spacious and has all the equipment of a regular gym. The daily trash service is a big plus as well. The apartment is well laid out and I dont hear noice from surrounding apartments. The location provides easy access to grocery stores, restaurants and other retail services.
DO NOT LIVE HERE IF YOU LIKE A GOOD NIGHTS SLEEP. The fire alarms consistently go off in the middle of the night for at least 30 minutes and management has done nothing to mitigate the situation (not even an apology). The guest parking is ridiculous (13 spots for the entire property). There is absolutely no cell service within the garage, hallways, elevator, and majority of apartment unit. Lol but the amenities are nice
The Yard is nice if you're 18-28 yrs old. While it looks nice and seems like a great place, it quickly got "old" for my wife and I. The garage is a nightmare and to be quite honest a little dangerous. I've almost been hit about 9-10 times on my motorcycle when people cut the corners going too fast in the garage. The fire alarm going off at 1, 2 or 3 0'clock in the morning is not fun either. It has gone off so frequently that most people don't even bother to evacuate, they just unscrew the alarm box on the wall in their apt. The few times that I went up to use the pool in the summer, didn't even happen because it looked like a scene from a teen movie with about 100 people packed up there, 4 or 5 different large bluetooth speakers each blasting different music, obnoxiously loud. I haven't even mentioned the train noise yet either if you live on the West side of the building, good luck sleeping in. I will say that it is pretty quiet in our unit as far as not hearing any noise from upstairs apt, Thank God.
Worst management and worst apartment complex I’ve ever lived in. Like the rest of the reviews say, fire alarms still go off in the middle of the night for hours. It happened on Friday 10/1 and Sunday night 10/3, most recently. Without warning, management took away ALL visitor parking - yes, all of it - and now has a ridiculously expensive paid parking garage. Multiple car break-ins in the last two months. Security at the front desk has been rude on multiple occasions - refusing to give me a package that has been delivered, refusing to take my spare key from my pet sitter after I had already confirmed with the management team that this was OK to do. Leasing staff will act like they care until they sell you the apartment, and then as a resident you don’t matter at all. People are moving out and not renewing their leases. Avoid the Yard at all costs.
This place is a catch-22. Terrific location, beautiful apartments, nicest apartment gym in the state, amazing pool and view, but don't let that fool you. Your guest have nowhere to park because of AirGarage. You pay AirGarage per hour or for the day, or you get a $42 parking ticket. So your guest would have to pay to come visit you even though nobody uses the AirGarage. It's just a waste of space from a logistics engineering standpoint. Additionally, the fire alarms go off just about every single night, for hours. Sometimes they go off twice a night. I have a relative that has lived here since they opened and it has been an ongoing thing since she first moved in. Additionally, its on just about every other review. It seems like they don't care about this issue since it has been an issue for over a year. Side note, you're right next to the train track so if you're a light sleeper or would be bothered by that then keep that in mind. I knew that signing here but I'm not bothered by it. To me it has no affect on my experience here, but I have seen some negative reviews talk about it which I think is wrong and reflects poorly on those tenants for this reason - those tenants knew about the train when they signed so its on them and not the apartment complex.

I love the area of Ivanhoe but the Yard falls short from its promotion of luxury. The inside appliances such as the fridge, washer/dryer unit, stove are outdated especially for a newly developed apartment.
I just moved into apartment and love tge apartment and amenities. The leasing staff, security, and maintenance have all gone above and beyond to make the move in process smooth. The beautiful gym, marketplace, pool and daily trash service add to the benefits of this apartment.
Only here for location and amenities everything else is whatever and youll probably end up over paying for low quality

Horrible. They hook you in with discounts, never complete their promises of amenities, run fire alarms constantly, and are terrible at maintaining building amenities. The carpet in my hallway has NEVER been cleaned and it is disgusting. Rooftop pool constantly has algae. Absolutely terrible, non-existent customer service. Management staff are a joke merely deer in headlight brand ambassadors. Then theyll jack up your rent at time of renewal. Do not live here. Run away.
We were so excited when we first moved back in December, and it all seemed too good to be true. We moved in December with the illusion that most construction (including the shops) were going to be open by April. Our hallway still has tracks of construction footprints and dust that nobody takes care of. There’s also dog pee stains in the hallway carpet for months. You can also hear your neighbor pretty easily. The 24hr “security” we pay for is false advertisement. Hallway doors don’t lock too good, and the garage gate stays open for anyone to come through and park in residential spots, not to mention all the construction workers taking parking garage spaces, so if you live in the first floor, prepare to loop all the way up. It’s frustrating to be paying for a parking space (unassigned) to end up driving all the way up in the garage so your car gets dusty while the lower residential floors are taken by non residents. Cars get super dusty due to construction. My bicycle got stolen a month in locked inside their bike storage inside the garage with a security camera and a 24hr security. Apartment windows DO NOT open (they won’t mention it) so the a/c filter has to be replaced quite often if you don’t want a dusty and food smelling apartment. And the fire alarms are a thing. Be prepared to hear fire alarms for hours day and night at least twice a month. Packaging delivery and notifications are a mess, and they will tell you there’s no package delivered when there is, and if you need help, their security will give attitude. Management is not available after hours, and the emergency number they have is just the lobby number, therefore you won’t get any help. Until construction is done and management takes care of the things residents are asking for, this place doesn’t represent what it claims. Yes, the gym is cool and the pool as well, but don’t fall for it. Not worth it.

My stay here has been amazing. This is my third downtown apartment in 5 years and I must say this has been the best experience by far.
Love the premium feel of the unit. Love the view and the size of the windows. The roof is a stunning place to be. And so far the fitness events have been steady even during the pandemic which is nice to see. The location seems to be a perfect balance of privately quiet but right in the busy heart of the town.
Moved from a very nice home to The Yard. Happy with the service. Very quiet. Feel safe. Neighbors are friendly even though Im probably one of the oldest residents.
This place has a cool rooftop pool and a nice gym. That’s the only reason this isn’t a 1 star review. The interiors are poor quality (cheap cab I try that fell to pieces within a month of signing a lease on a brand new apartment). Shower handles that fall off, and small floor plates for the price. On top of all of that trains go by so close to the building that it wakes me up 3 times per night. I am on the side of the building opposite the train tracks and it still shakes me in my bed. On top of that the fire system continues to have false alarms at 2am and continues to blare until 4am usually. Also parking is limited unless you want to drive up to the 6th floor, and the management continues to limit resident parking for a retail amenity that doesn’t seem close to opening at all. The other day the management team put a sticker on my car for parking in the courtyard that threatened to tow me in a few hours because the courtyard is “retail only”. There are no retail customers at the time and the sticker left tons of sticky residue on my window. I had to go to the store to get a special spray to get the sticker residue off. Shows the joke that this place really is. I wouldn’t live here even if they gave me 3 months free rent.

This place is okay... the pool has a hot tub (that becomes a mini party on select weekends). The gym is bigger than a lot of apartment gyms, but nothing special. The place is not finished with all its apartments so it will get crowded soon. If you live on a lower floor prepare to circle the garage looking for a spot on the upper floors, since all the spots are taken up by others that live in the adjust part of the building and their "guests" (I'm not even going to mention that the garage gate have not been working so anyone can just drive on in). The apartment layout is small (the closet in the master bedroom should be flipped with the other closet in the other bedroom), appliances are just okay, and the windows don't open (wish I known that before hand). You can hear apartment conversations whether you're walking the halls or standing still in your apartment (you get use to it). As of this writing, the restaurants and shops have not open (having those options on site is expected with newer and upcoming apartments). I'm hoping the patrons don't try tugging on the entrance doors as they walk by it, since they don't lock all of the time (I hope management decides to "lock" floor access, since anyone can just walk on and off every floor). The office team was nice when you 1st walk in the door but after they made their commission off of you, asking for their help or even answers to basic stuff they become like a deer in the headlights (someone please give the office team tips on how to handle situations, and not just spend time on their cell). My year is almost over, and I wanted to share my thoughts. This place is okay, just okay (I know someone from management will reply with a generic response). But notice how I didn't mention about the trash that is scattered around as you walk around, or how frustrating trying to call and get some one on the phone is, or the limited security cameras (false sense of security, hopefully more will get installed especially after the thefts that occurred), hearing the daily horn noise from the trains going by, or even the fire alarms going off at random times. I bet after the 2nd year, when they get the construct dusts (especially off my car) and kinks worked out, this might be the place for some one else (who doesn't do their research) but not for me anymore.
